Read the contract or have an attorney look it over, there is not a one size fits all answer here

An exit addendum, where did you hear that word?  I have never heard that word.  I have read the FAR BAR contract from top to bottom.  What is the purpose of an exit addendum?  We usually exit the contract by going to closing.
