Electronic Comments needed to prevent HUD from requiring all sellers offering financing to be licensed loan originators (such as selling on land contracts).
Exemption would be included if it is the seller's own residence.
This is a freedom that we have in America - the right to sell property that we own.

investor: Cash Investors in Michigan- You can use 3% seller concession on HUD homes to pay for Owners Title Policy - 01/26/10 11:39 PM
Many Michigan agents and investors are not aware that while HUD will not include Title Insurance for investor purchased HUD foreclosure properties, you can always include in your offer a 3% seller concession, which can be used toward the purchase of Title Insurance from your title agency of choice.
You must include the 3% seller concession in your original offer.

investor: HUD link to qualifying conditions on FHA Flipping Waiver (effective February 1, 2010) - 01/21/10 01:43 PM
If you buy or sell a property in the coming year, the new information regarding FHA and flipping may be of interest to you.
The new FHA waiver of the 90-day Flipping Rule has several conditions that you should be aware of.

If you are interested in purchasing a home on a Land Contract in Big Rapids or the surrounding Mecosta County area, there are investors who are interested in selling homes this way.
It used to be, you needed approximately 10% down payment to buy on a land contract.  Right now, if you purchase before next April 30th, there may be investors willing to sell you a home on land contract with very little down initially.

Investors - Land Contracts & Homebuyer Tax Credit as Balloon Some investors are doing land contracts with very little down, and including language in the contract that requires a balloon payment based on their Homebuyer Tax Credit.
If buyers qualify for this credit, (a tax professional should evaluate), they can file an amended 2008 return to claim it as soon as they close on a home.
Generally, investors are buying foreclosed homes, fixing up the home to very liveable, move-in condition, and selling them on land contract for around twice their investment.
