Perhaps those who don't have a fireplace don't fully grasp the importance of the chimneys in their homes.
My daughter was one of them, guilty as charged. Her boiler stopped working for a very good reason, the chimney was plugged. She was lucky that nothing bad happened as a result of it. She called in Scott Waldron of Washington Chimney Sweep in New Milford, CT and he arrived the same day to clean the chimney.

What happened to Prudential Connecticut Realty?
We didn't close, we just put on a new suit! Same office, same people, same high level of service with a very, very classy new name! We were purchased in late 2012 by Berkshire Hathaway affiliate HomeServices of America, but we continued to work as Prudential Connecticut Realty. Until today that is.
We have unveiled our new name, and continue on in our new "clothes". I think it looks very, very classy, what do you think? Our new colors stand out from the rest, you can't mistake us for any other company now!

What the heck am I talking about? When you are selling your home in Connecticut there is a form called a "Property Condition Disclosure Report". As the owner of the property you must fill it out to the best of your ability and provide it to the potential buyer before they make an offer. Another new hurdle for home sales and purchases in Southern Litchfield County, CT.
We are seeing another new hurdle arise as lenders tighten their grip. I recently wrote about mortgage extensions becoming the new normal in real estate, and it is causing even more issues to crop up in home sales.
Muliple extensions are asked for and granted, the closing date looms large in front of both buyers and sellers, however it is unclear if they will indeed get their mortgage. Sellers get very, very nervous and buyers are on the edge of their seats.

I learned my lesson well about what I call "hurry up and wait" while visiting Russia and Ukraine. We had many appointments scheduled and were always at the mercy of whoever was driving us here there and everywhere. My dear friend who I was traveling with has a habit of being late, but not wanting to cause an international incident she worked hard to be ready on time during our entire trip there.

Senses and real estate, yes they really do matter.
I was driving my car and wondering why I was feeling warm air when I had the blower off and the temperature set on cold. No hot air should have been blowing out. I kept looking and looking at the control panel when suddenly it hit me. Red is warm, blue is cold. It was set on the red side. I felt so silly.

I recently watched a news clip about life in West Hartford, a fairly affluent town about an hour plus away from New Milford. Residents were approached while walking in the downtown area were asked what they liked about living there. There were three answers that resounded from all questioned. Many new homes have central air, others make use of window or wall air conditioning units. There are some homes that just don't have AC. Getting overheated is no laughing matter, stay indoors as much as you can. But without that AC, how can you stay cool when the temps soar to 90+?

Home sales are UP in New Milford, CT!
We are seeing an improving real estate market in New Milford. Single family home sales for the month of June 2013 reached 30, which is the highest it has been for a long, long time. (June 2010 had 31 sales). According to the absorption rate we are still in a buyers market, but that number is sliding down. The tide could turn very quickly in the next few months to a sellers market. Buyers should take advantage of this while they can!

Here is it, my best advice to FSBO's in New Milford, CT.
The for sale by owner sign is on a very busy street, perfect place for a sign actually. Traffic often comes to a crawl by the sign. But ... you can't read the telephone number! And I have tried, even when I am stopped. I just can't read the number!!!
Most people aren't telepathic. Seriously.
