litchfield county: Why DIY septic repairs may not be the best idea
- 10/08/14 02:55 AM
Southern Litchfield County Real Estate, getting your house ready to sell.
The majority of homes here in Southern Litchfield County have septic systems. Many of the older homes have the original systems which can pose problems. They are not "for life", they do need upkeep, repairs, and yes even sometimes they need to be replaced.
Don't DIY it on the septic systems or you could be knee deep in stinky sludge!
I can't say that I am a big proponent of DIY septic repairs. Although they don't have many "moving parts", they require knowledge of how a system works and they

Litchfield County CT Photos. Many people don't realize how much farmland we still have tucked away here in New Milford, and on that farmland you never know what you might find. Much of it is truly photo worthy, at least in my humble opinion!
I love to take pictures of old things, I have been waiting to take photos of an old pool and pool house for years! It belongs to a friend who called me yesterday to see if I wanted to walk the property, see the cows and take those pictures that I have been waiting to take!
litchfield county: You may not understand curb appeal, but the buyer sure does!
- 06/24/14 02:29 PM
How important is curb appeal when selling your home? I have one word... VERY!
Buyers see everything you no longer see, and what they see translates to $$$ in their mind. That would be dollars they will have to spend on cleaning up overgrown gardens, foundation plantings that have grown over the roof top, dollars that will be deducted from the price they offer on your house.
If they put an offer in on your house.
If they even bother to get out of the car.
Most of us are guilty of curb appeal faux pas. Hey, I'm not selling my
litchfield county: Aw, come on, how important could that chimney really be?
- 10/12/13 11:46 AM
Let something go wrong and you will find out how important your chimney really is!
Perhaps those who don't have a fireplace don't fully grasp the importance of the chimneys in their homes.
My daughter was one of them, guilty as charged. Her boiler stopped working for a very good reason, the chimney was plugged. She was lucky that nothing bad happened as a result of it. She called in Scott Waldron of Washington Chimney Sweep in New Milford, CT and he arrived the same day to clean the chimney.
After he inspected the chimney he told her the chimney needed a liner in
litchfield county: P.U. This one stinks! Just don't let it be your house....
- 10/04/13 07:56 AM
What's that funny, funky smell in the house? Did someone die in here?
Selling your home in Litchfield County CT? Take a wiff and see if it stinks!
Years ago an agent I know was pulling up listings to show a buyer and the remarks on one house said... "P.U. This one stinks!" And that was all it said in the description. The listing agent was spot on from what we all heard when she returned from showing the property.
The other day we were out previewing homes and noticed a theme. Out of the 12 houses we saw, the majority

Permits and C.O.'s in Connecticut real estate transactions.
A thorn in the side for many of us, home owner, real estate agent, home inspector, attorney, appraiser, loan officer, underwriter. The lack of a permit or certificate of occupancy can put the brakes on a real estate transaction faster than you can say "I sold my house".
In Connecticut it is the responsibility of the contractor doing the work to obtain the proper permits and certificate of occupancy (if required). But as a very smart real estate attorney pointed out recently, trying to track them down after the fact can be

In Connecticut those pesky Property Condition Disclosure Reports can come back to haunt you!
What the heck am I talking about? When you are selling your home in Connecticut there is a form called a "Property Condition Disclosure Report". As the owner of the property you must fill it out to the best of your ability and provide it to the potential buyer before they make an offer. Many times a buyer will base their offer price on what is in the report.
You can elect not to fill one out but you will be writing out a check at

litchfield county: Unintended consequences with the new normal in real estate
- 09/04/13 05:12 AM
Another new hurdle for home sales and purchases in Southern Litchfield County, CT.
We are seeing another new hurdle arise as lenders tighten their grip. I recently wrote about mortgage extensions becoming the new normal in real estate, and it is causing even more issues to crop up in home sales.
Muliple extensions are asked for and granted, the closing date looms large in front of both buyers and sellers, however it is unclear if they will indeed get their mortgage. Sellers get very, very nervous and buyers are on the edge of their seats.
Will everyone be moving after all?
litchfield county: HELP! Those buyers keep asking for a mortgage extension!
- 08/29/13 06:18 AM
It seems to be a sign of the times, the new normal for home purchases.
The all important mortgage contingency clause. There is a date on the contract, then there is reality. It would seem that more and more requests for extensions on the mortgage contingency dates are being made by the buyers attorney these days as lenders heighten their scrutiny of their customers mortgage applications.
Sellers get very worried as these extensions come in. Is the buyer going to be able to perform? Is the house going to have to go back on the market? Valid questions indeed. Two questions
litchfield county: How to minimize your losses when selling your home in Litchfield County CT
- 08/26/13 06:01 AM
Minimizing your losses means maximizing your gain when selling your home.
In order to protect what is likely your most valuable asset if you are going to sell in what is clearly still a buyers market in Southern Litchfield County, following these 3 key points will help you to obtain the highest price for your home as possible.
Pricing your home to sell
It is very important that you price your home according to the current local real estate market, according to the location and the condition of your home. Your price should reflect a realistic price which will show
litchfield county: Breaking a real estate date
- 08/22/13 05:39 AM
Just how important are those dates in real estate?
In my neck of the real estate woods, Southern Litchfield County, we can do things one of two ways when you make an offer on a home. We can use an offer to purchase or an actual contract form when presenting the offer.
So what is the difference? Is there a major difference between an offer to purchase and a contract form?
Yes, there are very important differences. The first is an offer to purchase, which will be followed up by a formal contract written by the sellers attorney. Usually the attorney

litchfield county: How my visit to Russia and Ukraine trained me for short sales.
- 08/13/13 04:07 PM
Hurry up and wait, then hurry up and wait again.
I learned my lesson well about what I call "hurry up and wait" while visiting Russia and Ukraine. We had many appointments scheduled and were always at the mercy of whoever was driving us here there and everywhere. My dear friend who I was traveling with has a habit of being late, but not wanting to cause an international incident she worked hard to be ready on time during our entire trip there.
After all, we were scheduled to be on TV, to go to important meetings, to be at events.
litchfield county: The senses of real estate in Southern Litchfield County
- 08/01/13 02:06 PM
Senses and real estate, yes they really do matter.
I was driving my car and wondering why I was feeling warm air when I had the blower off and the temperature set on cold. No hot air should have been blowing out. I kept looking and looking at the control panel when suddenly it hit me. Red is warm, blue is cold. It was set on the red side. I felt so silly.
You see it, it evokes a feeling. Red feels hot, blue feels cold.
Then I wondered how it was decided that red was hot and blue was cold.

litchfield county: Living in New Milford, CT. What's so good about it?
- 07/24/13 05:44 PM
I know what I think about living here in New Milford, CT, I love it!
I recently watched a news clip about life in West Hartford, a fairly affluent town about an hour plus away from New Milford. Residents were approached while walking in the downtown area were asked what they liked about living there. There were three answers that resounded from all questioned. While I was watching I realized that New Milford, CT has the same things to offer our residents that the people of West Hartford were raving about.
So I decided to do a little raving and bragging
