real estate: November 2013 Real Estate Market Report for New Milford CT

Single Family Home Sales for New Milford CT, November 2013
The real estate market in New Milford CT is still recovering. We are in a buyer's market, slogging through short sales and sale prices are not rising.
Although October showed a rise in the average sale price, the numbers were skewed as the result of a sale of a property of over 4 million. The November average sales price was down again. Given that we can see the numbers are really fairly consistent, hovering between the high $200,000's to the low to mid $300,000's.
Comparing November 2012 to November 2013,
real estate: It's not a closing, it's a bar exam question!

It's like the real estate Ripley's Believe it Or Not!
The closing should have already happened. The buyers agent was going to be out of town the day before the closing, so he asked an associate to do the walk through with the clients. No problem. And being the responsible agent he is, he did a walk through himself before going out of town.
Things looked good, the house was all cleaned out and ready to sell! Walking around the back of the house he noticed something.... boxes with new locksets and a combo lock box, plus a notice from a

real estate: Aw, come on, how important could that chimney really be?
- 10/12/13 11:46 AM
Let something go wrong and you will find out how important your chimney really is!
Perhaps those who don't have a fireplace don't fully grasp the importance of the chimneys in their homes.
My daughter was one of them, guilty as charged. Her boiler stopped working for a very good reason, the chimney was plugged. She was lucky that nothing bad happened as a result of it. She called in Scott Waldron of Washington Chimney Sweep in New Milford, CT and he arrived the same day to clean the chimney.
After he inspected the chimney he told her the chimney needed a liner in

real estate: P.U. This one stinks! Just don't let it be your house....
- 10/04/13 07:56 AM
What's that funny, funky smell in the house? Did someone die in here?
Selling your home in Litchfield County CT? Take a wiff and see if it stinks!
Years ago an agent I know was pulling up listings to show a buyer and the remarks on one house said... "P.U. This one stinks!" And that was all it said in the description. The listing agent was spot on from what we all heard when she returned from showing the property.
The other day we were out previewing homes and noticed a theme. Out of the 12 houses we saw, the majority

Permits and C.O.'s in Connecticut real estate transactions.
A thorn in the side for many of us, home owner, real estate agent, home inspector, attorney, appraiser, loan officer, underwriter. The lack of a permit or certificate of occupancy can put the brakes on a real estate transaction faster than you can say "I sold my house".
In Connecticut it is the responsibility of the contractor doing the work to obtain the proper permits and certificate of occupancy (if required). But as a very smart real estate attorney pointed out recently, trying to track them down after the fact can be

In Connecticut those pesky Property Condition Disclosure Reports can come back to haunt you!
What the heck am I talking about? When you are selling your home in Connecticut there is a form called a "Property Condition Disclosure Report". As the owner of the property you must fill it out to the best of your ability and provide it to the potential buyer before they make an offer. Many times a buyer will base their offer price on what is in the report.
You can elect not to fill one out but you will be writing out a check at

real estate: Unintended consequences with the new normal in real estate
- 09/04/13 05:12 AM
Another new hurdle for home sales and purchases in Southern Litchfield County, CT.
We are seeing another new hurdle arise as lenders tighten their grip. I recently wrote about mortgage extensions becoming the new normal in real estate, and it is causing even more issues to crop up in home sales.
Muliple extensions are asked for and granted, the closing date looms large in front of both buyers and sellers, however it is unclear if they will indeed get their mortgage. Sellers get very, very nervous and buyers are on the edge of their seats.
Will everyone be moving after all?
real estate: I want a house in a subdivision in New Milford, CT. Got any?
- 08/30/13 04:45 PM
I set out, camera in hand, to get you some pictures of our subdivisions in New Milford, CT.
A funny thing happened, I realized my concept of a subdivision is not like what others around the country may have. Sure, technically we have them, a few even have a fancy sign, set in stone pillars as an example. Graceful entrances to a few of the newer ones. Yet the older, more established subdivisions have lost their signs, some of the residents probably don't even realize what the subdivision was once called! Of course a trip to the town hall would tell you
real estate: HELP! Those buyers keep asking for a mortgage extension!
- 08/29/13 06:18 AM
It seems to be a sign of the times, the new normal for home purchases.
The all important mortgage contingency clause. There is a date on the contract, then there is reality. It would seem that more and more requests for extensions on the mortgage contingency dates are being made by the buyers attorney these days as lenders heighten their scrutiny of their customers mortgage applications.
Sellers get very worried as these extensions come in. Is the buyer going to be able to perform? Is the house going to have to go back on the market? Valid questions indeed. Two questions
real estate: How to minimize your losses when selling your home in Litchfield County CT
- 08/26/13 06:01 AM
Minimizing your losses means maximizing your gain when selling your home.
In order to protect what is likely your most valuable asset if you are going to sell in what is clearly still a buyers market in Southern Litchfield County, following these 3 key points will help you to obtain the highest price for your home as possible.
Pricing your home to sell
It is very important that you price your home according to the current local real estate market, according to the location and the condition of your home. Your price should reflect a realistic price which will show
real estate: How did you get that house under deposit in 7 days?
- 08/22/13 07:38 AM
New Milford CT 4 bedroom colonial under deposit in 7 days?
Now you see it, now you don't. This lovely 4 bedroom colonial actually went under deposit in 5 days of being on the multiple listing service, I am saying 7 because of emails not being received by end of business, etc.
How on earth did 121 Guernsey Lane in New Milford CT go under deposit so quickly?
Price my friends, price. It was positioned to be the best priced home in its class. No other reason. It attracted the attention of buyers and agents, one smart buyer along with the
real estate: Breaking a real estate date
- 08/22/13 05:39 AM
Just how important are those dates in real estate?
In my neck of the real estate woods, Southern Litchfield County, we can do things one of two ways when you make an offer on a home. We can use an offer to purchase or an actual contract form when presenting the offer.
So what is the difference? Is there a major difference between an offer to purchase and a contract form?
Yes, there are very important differences. The first is an offer to purchase, which will be followed up by a formal contract written by the sellers attorney. Usually the attorney

The rules and regulations of Connecticut real estate "Buyer Broker" agreements for buyers and tenants.
One of the very first things I ask a buyer is, "are you already working with another agent?"
The reason for this is because Connecticut is a state that requires a buyer broker agreement between a buyer and a real estate agent and the company they represent.
What potential buyers AND potential tenants need to understand about the buyer broker agreement in Connecticut.
The buyer broker agreement is a contract, think carefully before you sign it and understand what it is all about before you
