Single Family Home Sales for New Milford CT, November 2013
The real estate market in New Milford CT is still recovering. We are in a buyer's market, slogging through short sales and sale prices are not rising.
Although October showed a rise in the average sale price, the numbers were skewed as the result of a sale of a property of over 4 million. The November average sales price was down again. Given that we can see the numbers are really fairly consistent, hovering between the high $200,000's to the low to mid $300,000's.

The closing should have already happened. The buyers agent was going to be out of town the day before the closing, so he asked an associate to do the walk through with the clients. No problem. And being the responsible agent he is, he did a walk through himself before going out of town.

Nationwide things look good, even other parts of Connecticut are doing better than we are in Litchfield County. So what is happening in New Milford? 
Currently we have 211 single family homes listed for sale. Out of those 211 homes on the market, 8 are foreclosures and 22 are short sales. The amount of short sales is slowing creeping up.

A thorn in the side for many of us, home owner, real estate agent, home inspector, attorney, appraiser, loan officer, underwriter. The lack of a permit or certificate of occupancy can put the brakes on a real estate transaction faster than you can say "I sold my house".

We didn't close, we just put on a new suit! Same office, same people, same high level of service with a very, very classy new name! We were purchased in late 2012 by Berkshire Hathaway affiliate HomeServices of America, but we continued to work as Prudential Connecticut Realty. Until today that is.

In Connecticut those pesky Property Condition Disclosure Reports can come back to haunt you!
What the heck am I talking about? When you are selling your home in Connecticut there is a form called a "Property Condition Disclosure Report". As the owner of the property you must fill it out to the best of your ability and provide it to the potential buyer before they make an offer. Many times a buyer will base their offer price on what is in the report.

Another new hurdle for home sales and purchases in Southern Litchfield County, CT.
We are seeing another new hurdle arise as lenders tighten their grip. I recently wrote about mortgage extensions becoming the new normal in real estate, and it is causing even more issues to crop up in home sales. 
Muliple extensions are asked for and granted, the closing date looms large in front of both buyers and sellers, however it is unclear if they will indeed get their mortgage. Sellers get very, very nervous and buyers are on the edge of their seats.

The all important mortgage contingency clause. There is a date on the contract, then there is reality. It would seem that more and more requests for extensions on the mortgage contingency dates are being made by the buyers attorney these days as lenders heighten their scrutiny of their customers mortgage applications.
