Sales in New Milford, CT have not been robust for the past few months, some are blaming the weather, but even before the cold and snow, things had started to slow down.
The good, the bad and the potentially ugly, New Milford CT real estate market.
2013 saw higher average sales price over 2014.
2014 saw one more single family home sell over 2013.
2013 and 2014 were both better years for the real estate market than 2012.

The majority of homes here in Southern Litchfield County have septic systems. Many of the older homes have the original systems which can pose problems. They are not "for life", they do need upkeep, repairs, and yes even sometimes they need to be replaced.
Don't DIY it on the septic systems or you could be knee deep in stinky sludge!
I can't say that I am a big proponent of DIY septic repairs. Although they don't have many "moving parts", they require knowledge of how a system works and they

Southern Litchfield County Real Estate.
Connecticut real estate has not yet caught up with the rest of the country despite what the national news says. I am sure there are some markets around the country that are doing well, and there are many that are like we are here in Connecticut. And yet there are some places in Connecticut that I hear are doing better than we are here in Southern Litchfield County.

Litchfield County CT Photos. Many people don't realize how much farmland we still have tucked away here in New Milford, and on that farmland you never know what you might find. Much of it is truly photo worthy, at least in my humble opinion!
I love to take pictures of old things, I have been waiting to take photos of an old pool and pool house for years! It belongs to a friend who called me yesterday to see if I wanted to walk the property, see the cows and take those pictures that I have been waiting to take!

How important is curb appeal when selling your home? I have one word... VERY!
Buyers see everything you no longer see, and what they see translates to $$$ in their mind. That would be dollars they will have to spend on cleaning up overgrown gardens, foundation plantings that have grown over the roof top, dollars that will be deducted from the price they offer on your house.
If they put an offer in on your house.
If they even bother to get out of the car.

When you are buying a home in Southern Litchfield County you really do want to have a home inspection from a home inspector with a good reputation. Most real estate agents know quite a few home inspectors and we usually have a list of inspectors that we trust. Single Family Home Sales for New Milford CT, November 2013
The real estate market in New Milford CT is still recovering. We are in a buyer's market, slogging through short sales and sale prices are not rising.
Although October showed a rise in the average sale price, the numbers were skewed as the result of a sale of a property of over 4 million. The November average sales price was down again. Given that we can see the numbers are really fairly consistent, hovering between the high $200,000's to the low to mid $300,000's.

The closing should have already happened. The buyers agent was going to be out of town the day before the closing, so he asked an associate to do the walk through with the clients. No problem. And being the responsible agent he is, he did a walk through himself before going out of town.

Perhaps those who don't have a fireplace don't fully grasp the importance of the chimneys in their homes.
My daughter was one of them, guilty as charged. Her boiler stopped working for a very good reason, the chimney was plugged. She was lucky that nothing bad happened as a result of it. Nationwide things look good, even other parts of Connecticut are doing better than we are in Litchfield County. So what is happening in New Milford?
Currently we have 211 single family homes listed for sale. Out of those 211 homes on the market, 8 are foreclosures and 22 are short sales. The amount of short sales is slowing creeping up.
