Naperville been ranked the #1 library in it's class (population between 100,000 and 249,999) For the 10nth year in a row...with over 8,000 libraries being ranked!
Personally, I love the library. It's easy to find anything you need online, you can reserve books and manage your account with ease. E-mail reminders are a blessing and the terminals in the library make check out a breeze.

Quite a year for the Condo/Townhome market in Naperville. The average sale price took quite a leap (about 14%) while the total number of transactions declined about 16% to 869 units sold (compared to the previous years 1034 units)
A large contributing factor to the average price is the advent of the million dollar condo in Naperville which prior to 2006... did not exist.
Another factor that affects these numbers is the recent spate of condominium conversions... these units siphon sales from the general market and are not generally reflected in the Multiple Listing Service.

 2006 was an interesting year for residential real estate in Naperville as overall sales declined from 2005 by about 21.5% Single family detached Naperville home sales fell from 2232 total units in 2005 to 1705 total units in 2006 a decline of 23.6%
Of course the total transaction decline created an uncomfortable feeling for the many new real estate agents (over 350 agents were added over the course of one year... an increase of about 20%!)

I've been to New Orleans many times...
This time was different... the city was still reeling from Katrina and fighting to come back... they were glad we (NAR) were there, but it was different than before.
I've had cause to reflect on this as a Naperville custom home builder  has just recently sold the "Katrina" house. Last Year Doug Overstreet, pledged all of the projected profits from this house, and asked his suppliers if they wanted to participate (no pressure). Then he pledged $10,000 from each additional sale that year.

Realtor.com is an advertising site. The properties are used to draw you in so that they can build ads around the listings... this makes the site painfully slow. Realtor.com is an opt-in site missing a lot of data... it is notoriously out of date and doesn't let you know if a property is under contract... creating an unfriendly and tiresome home search. Eventually as you get more serious in your home search, you will want to "go local".

The charts below show the strength of Naperville's attached housing market. Not just on the lower end but Naperville's Luxury Condo & Townhome  market too. As is typical in a softer marketplace... the total # of units are down, while the average price has risen considerably. During 2006 There were three luxury condos that were sold for over $1,000,000, all in the 520 S Washington Building on Naperville's famous Riverwalk. 2007 promises another strong showing with the opening of the Benton Place Condominiums

I mentioned in a previous post that Naperville's Luxury Home Market has actually increased in volume over the last year... bucking all current trends. With sales up over 28% for the year, there are still a lot of fantastic homes to be had at advantageous terms. Great opportunities are there for buyers... but the stats say the the Sellers with the properly staged and marketed homes are going to get them sold.
I am attaching a couple of graphs to illustrate these points. It is important to note that many of the "Active Listings"  are not yet built, but are being marketed … (8 comments)

Overall prices appear to have increased by about 8% over the same period last year (see charts below) while overall unit sales have declined a fairly dramatic 20%. An interesting twist though is that the Naperville Luxury Home market (Homes priced at $1,000,000 and over) has taken a significant jump in sales of about 28%, bucking recent trends. This is due largely to the continued interest in Naperville's thriving downtown sector and terrific commuter service
For the first 11 months of 2006 overall sales in Naperville are down almost 21% over the previous 11 month period in 2005

I recently blathered on about a couple of small applications that I love, today I received the new cnet.com newsletter and they are talking about little tiny applications that are great. I've been using tweakui forever, but always forget to tell people about it...  Many people love infranview, I like using it to mass update (rename-resize etc...) photos. cnet is one of my favorite newsletters, the site is always handy... although I preffered it before they were purchased by ZDNET (magazine publishers) because now the content is similar in all of those places.

A couple of nifty little programs that I love!
I'm sure that many of you use  this program, but there is absolutely no other utility that I install before Roboform . As a password manager, data protector and easy log in machine... there is just nothing that compares and it should be on almost everyones computer. I click MLS, it takes me to the site and logs me in, I click AR and it brings me to the site and logs me in. You've probably seen them, they've replaced a lot of the "we buy houses" signs... I see them all over the place in Naperville and Aurora. Occasionally, the sign maker/owner gets fancy and has the sign professionally printed:
So, does anybody have the scoop? A search of Real Estate Investor Seeks Apprentice on Google lead me to the idea that this might be a mortgage fraud scheme... but I do like the term "Street Spam"

I’ve had fun all year watching the sales in excess of $1,000,000 luxury homes in Naperville through the MLS.
 
It's the one thing everybody always wants to know about... "what's going on with all those big houses?"  I like to be ready with some basic information that generally blows them away... it's just a matter of paying attention to what people want to know.... being able to answer questions with authority off the top of your head solidifies your position as an expert .

I can get organized, but I just don’t stay that way. Hence it’s important for me to have an arsenal of tools which help to alleviate some of my shortcomings.
Sometimes I over compensate… but that goes back to the impulse control thing  Keeping records is not one of my specialties. So I’m sharing a couple of the things that I do to make my life a little more stress free.
