real estate auction: Austin Auction Results - Brazos Place Condo Auction May 17 2009 - 05/17/09 08:28 PM
I attended today's auction of 19 Brazos Condos in Austin TX.  Real estate auction company Kennedy Wilson today auctioned 19 units in under 2 hours.  Although all of the units had very low starting bids, the auctioneer explained at the begining of the auction that the units had unpublished reserves and that to win the bid, the highest bid had to meet or exceed the unpublished reserves.
The auction was extremely well attended, with over 200 packed into the Hilton downtown hotel ballroom. It appeared that many of the bidders had pre-registered with the company - streamlining their entrance into the … (0 comments)

AuctionFirst.com UpdateSuccessful weekend auction in Austin, TexasWhat a fantastic auction in Austin, TX on Saturday!  It was repeat business from a family we’ve helped before.  This time, Dr. Najem (Grandpa) had already moved out of state and was really tired having his house sit on the market unsold after a year.  It was a lovely home with 5,000 square feet on a beautiful golf course lot. Since the doctor owned the house outright, he authorized an “Absolute” auction which always attracts the most bidders and in turn brings the highest price possible.  There were 10 registered bidders and the home … (1 comments)

real estate auction: Auctions are perfect solution for downsizing Seniors! - 01/07/09 03:53 PM
In the last 6 weeks there have been numerous articles in major publications about the impact of the current economy on today's downsizing senior citizens.  Wallstreet Journal, NY Times, NPR radio to name a few - have all hilited this issue.  Senior citizens who have decided to move into senior citizen communities, assisted living and other downsizing scenarios have had to cancel these plan because of their inability to sell their homes in todays market. Many homes having been on the market for months or over a year.  Those businesses supporting this niche market have also suffered by the increase in … (1 comments)

real estate auction: Fake Auctions? - 02/03/08 09:12 PM
Do you consider reserve auctions to be "fake" auctions?  I read a blog today and the author commented that he though reserve auctions were fake auctions to him; not really an auction if there's a reserve.
A common dictionary defintion for "Auction" is the sale of property to the highest bidder. A common industry defintion for a real estate auction is the firm sale of real property by competitive bidding.  In my experience, 80% of reserve auctions sell to the highest bidder, even if under the reserve because the seller was willing to take the high bid.
What is your opinion and why? … (10 comments)

real estate auction: Debt Forgiveness Act - 12/31/07 12:48 PM
The mortgage debt relief act was recently signed into law by President Bush.  Basically, this act relieves the debt forgiven by a bank in a home short sale between 2007-2009, from being taxed as income. Here's a link to more information on the Act.

real estate auction: Real estate auctions in China - very interesting new laws - 11/26/07 06:08 AM
Just read this article about changes being made in legislation regarding public bidding at residential real estate auctions in China.  Apparently land for residential development is so hot - that public auctions where there is a frenzy of bidding activity live has spurred prices to go crazy high.  New legislation will instead require that bidders show up to the auction, register and then write their price on paper, seal their bid, and submit it there and then. All sealed bids will be opened on the spot and sell to the highest bidder as long as the reserve has been reached.  The … (6 comments)

201 Zack Circle, Jacksonville, NC –
Church for Auction in Camp LeJeune area!

This lovely little church was owned by a small congregation that had been in the location for 10 years and then outgrew it.  They found a new church home, moved and then offered their old church home on the conventional market for 12 months with no offers.  So they rented it to a group for a year and found that didn’t work out well.

When that group moved out, they repainted and put it on the market again this year at $280,000.  No offers.  … (2 comments)

real estate auction: List Price Not Applicable? - 10/04/07 03:36 AM
Your Seller asks:(1) how much will it sell for?(2) how long will it take to sell?
Here's an idea:
What if real estate for sale had no price tags? Meaning, no list prices? What if the real estate industry did a complete overhaul and decided that properties on the market would be put out there without any list price?  Do we all agree that the buyers are the ones that determine the market price anyways? They are the ones that will determine the value of the property for their particular use and make an offer accordingly?
As to the 2nd question - when will it … (4 comments)
