Sales volume for March 2012 is exactly the same in terms of the number of sales and up slightly on total dollar volume from March 2011.  Days on market is down 5% from last March and median sales prices are up almost 9% in Arlington.

Sales volume for June 2011 was quite a bit in terms of number of sales and in total closed dollar volume comparing June 2011 with June 2010. However, prices are up and days on market are down.

The chart below details all of the closed home sales activity in Arlington, Virginia for April 2011:

Sales volume for April 2011 was down significantly in terms of number of sales and in total closed dollar volume comparing April 2011 with April 2010.  This is due in large part to the increased 2010 activity due to the federal homebuyer tax credit last year which expired at the end of April 2010 thus driving many buyers to try to purchase their home before the deadline so they could get the $8000 tax credit.

The chart below details all of the closed home sales activity in Arlington, Virginia for March 2011:

Sales volume for March 2011 is down a bit in terms of number of sales and in total closed dollar volume comparing March 2011 with March 2010.  However, this is likely a reflection of the increased 2010 activity due to the federal homebuyer tax credit last year.  Days on market is up from last March but sales prices are up over 6% in Arlington.

The speed at which homes sell is certainly an indication of which way the real estate market is moving.  A well priced home in good condition and in a good location will almost always sell quickly.  No doubt you've heard the stories of homes selling (maybe even in your neighborhood) as soon as the real estate "For Sale" sign goes in the ground.  Price your home too high and it will linger on the market and you'll be chasing the market down as you continually reduce your price.

How fast can you walk a mile?  I know that at one time I could run a mile in less than 6 minutes.  When I ran the Marine Corps Marathon, I averaged a bit over 11 minutes for 26.2 consecutive miles.  The average healthy person should be able to walk a mile in 20 minutes or less.  Depending upon who you ask, a mile takes anywhere from 1750 to 2250 strides.
