Through all the snow, ice and frigid temperatures we have had here in CT in the last few months,  the Trumbull CT real estate market report for February 2014 showed improved since January and better results as compared to February 2013.
Home sales in Trumbull CT for February 2014 showed a 13% INCREASE in sales as compared to the same period last year.   Listing and sales averages INCREASED 10% and 11% respectively. The median followed with a 13% INCREASE.   
Days on the market went DOWN 6%.  The market absorption rate came in at 5.78 months supply of homes, creeping back slightly statistically into seller's market territory … (4 comments)

After the strong finish the Trumbull CT real estate market had in 2013, January 2014 sales didn't fare as well and were likely affected by the December holiday period and ongoing weather issues.
Home sales in Trumbull CT for January 2014 showed a 25% decrease in sales as compared to the same period last year.   However, listing and sales averages INCREASED 20% and 26% respectively. The median followed with an 8% INCREASE.   
Days on the market went DOWN 18%.  The market absorption rate came in at 6.13 months supply of homes, back to a buyer's market statistically for the month.  Inventory still remains VERY low.

The Trumbull CT real estate market report for December 2013 showed a 63% INCREASE in sales as compared to the same period last year.   Listing and sales averages for December 2013 also INCREASED 9% and 10% respectively. The median followed with an 11% INCREASE!   Nice finish to 2013!
Days on the market went up 19%.  The market absorption rate came in at a very low 2.69 months supply of homes, a seller's market statistically.  Inventory still remains low.

The Trumbull CT real estate market report for November 2013 showed a 34% decrease in sales as compared to the same period last year.   However, Listing and sales averages for November 2013 both INCREASED 7%. The median also INCREASED 7%.    
Days on the market went DOWN 13% AND the market absorption rate came in at 4.52 months supply of homes, a seller's market statistically.  Inventory still remains low.
November sales may have been artificially higher last November due to October closings being postponed due to Hurricane Sandy and significant disruption of business.

The Trumbull CT real estate market report for October 2013 showed a 86% INCREASE in sales as compared to the same period last year.   Listing and sales averages for October 2013 were relatively flat at 1%. The median, however, INCREASED  16%.    
Days on the market went DOWN 17% AND market absorption came down significantly with a 3.71 months supply of homes, back into a seller's market statistically.  A sales increase and inventory decline brought the supply rate back into the seller's market with less than 6 month's supply of homes.

The Trumbull CT real estate market report for September 2013 showed a 19% decrease in sales as compared to the same period last year.  Sales were also down significantly from last month, but August was definitely a banner month.  See previous reports below.
 However, listing and sales averages for September 2013 both INCREASED  21%.  The median price was UP 15%.  
Days on the market went DOWN 6% AND market absorption came in with a 6.80 months supply of homes, back into a buyer's market statistically.

Days on the market went DOWN 12% AND market absorption came in with 2.86 months supply of homes, still very low and solidly in seller's market territory with a less than six-month supply of homes.

The Trumbull CT real estate market report for July 2013 showed a BOOMING 88% INCREASE in sales as compared to the same period last year, with listing and sales averages both INCREASING 9% and 11% respectively.  The median price was UP 7%.  
Days on the market went DOWN significantly to 26% AND market absorption came in with 2.82 months supply of homes, the lowest it has been in a VERY long time and solidly in seller's market territory with a less than six month supply of homes.

Days on the market went DOWN significantly at 20% AND market absorption came in with 4.33 months supply of homes, still in seller's market territory with a less than six month supply of homes.

The Trumbull CT real estate market report for May 2013  showed a 5% dropoff in sales as compared to the same period last year, with listing and sales averages both decreasing 5% and 3% respectively.  The median price was down 3%.
Days on the market went up 19% AND market absorption came in with 4.66 months supply of homes, still in seller's market territory with a less than six month supply of homes.

Days on the market went up 52% AND market absorption came in with 4.88 months supply of homes, still in seller's market territory with a less than six month supply of homes.

The Trumbull CT real estate market report for March 2013  showed a 3% decrease in sales over the same period last year, with listing and sales averages both decreasing 8% and 7% respectively.  The median price was only off 2%.
Days on the market went up 30% AND market absorption came in with 5.23 months supply of homes, back into seller's market territory, for March only.  See the trend analysis below.

The Trumbull CT real estate market report for February 2013  showed a 21% decrease in sales over the same period last year, with listing and sales averages both decreasing 13% and 15% respectively.  
Days on the market went DOWN 19% AND market absorption came in with 7.40 months supply of homes, back soundly into buyer's market territory.

The Trumbull CT real estate market report for January 2013  showed a  9% decrease in sales over the same period last year, with listing and sales averages both decreasing 29% and 31& respectively.  
Days on the market went DOWN 4% AND market absorption came in with a 5.75 month supply of homes, up a bit from last month as inventory increased slightly.

The Trumbull CT real estate market report for November 2012 showed a  phenomenal 90% INCREASE in sales as compared to November 2011 sales. The Greater Fairfield County MLS recorded 40 closed sales compared to 21 sales last November. (see chart below)
 
The same year-to-year comparison showed a decrease in list and selling averages, 15% and  14% respectively. The median, though,  went up 7%. 
 

 
 Moving forward, there are 18 homes under deposit and 60 pending home sales.

The same year-to-year comparison showed an INCREASE in list and selling averages, 20% and 7% respectively. The median came down 14%.

The Trumbull CT real estate market report for September 2012 showed a 107% INCREASE in sales as compared to September 2011 sales.   The Greater Fairfield County MLS had 31 closed sales recorded compared to 15 sales last September. (see chart below)
The same year-to-year comparison showed a decline in list and selling averages, 19% and 20% respectively.  The median came down 8%.
 
 
 
Other news is that there are 28 homes under deposit and 52 pending home sales.

WOW!.... The Trumbull CT real estate market report for August 2012 proved to be an AWESOME month in home sales. 
Sales INCREASED 74% (yes, you read that right) as compared to August 2011 sales.  The Greater Fairfield County MLS had 47 closed sales recorded compared to 27 sales last August.  (see chart below)
Sales were also up 46% since last month.  (July 2012).
 
The same year-to-year comparison showed a STABILIZATION  in list and selling averages.  Both went up only 1% but the median came down 5%.

Trumbull CT home sales INCREASED as compared to July 2011 sales.  The Greater Fairfield County MLS had 32 closed sales recorded compared to 31 sales last July.  (see chart below)
 
The same year-to-year comparison showed a sharp drop in list and selling averages.  Both went down 21% and the median came down 14%.  Looking back on July 2011, there were 7 sold properties above $620K up to $939K, which certainly brought the averages up. Looking below, there was only one sale above $600K.
