Let me just start by saying....be prepared to be surprised. The following graphs show how many homes have sold each year in the last 20 years. It is definitely an eye opener. market statistics: Graphs-Grand Junction Real Estate Statistics for February 2009 - 03/27/09 12:11 PM
For February things were still slow, but better. Homes sales increased from 68 to 109 for the entire MLS(Multiple Listing Service). Things are looking a little better for March, however I don't think the volume will come close when compared to the last two years. There was a huge discount in the $300 K -$400 K price range and that is due to one home taking a $53,000 discount. I am seeing the prices coming down on the homes that haven't been updated and if you are willing to do the work some of these homes are great deals.

January was a slow month. Only 68 homes sold, December had twice as many sales. Also, notice the increase in Seller Discounts. Basically, it means that there were a lot of over priced properties and some corrections were needed. It is more important now than ever before to NOT overprice. The homes that are priced correctly are selling faster and closer to the current listing price when compared to homes that have gradually reduced their price. November was a pretty slow month, all the way around. Between the uncertainty with the election, stock market, and the economy, people were just a little nervous. December was much better and the general concensus is things are picking up in the real estate world, especially with the low rates.

The US housing index report came out today. I for one was very interested in what it was going to say. Sales have slowed down a bit and I was curious to know if the prices of our homes had went down as well. Our homes actually appreciated more in the 3rd quarter than the 2nd quarter. In the 3rd quarter our homes appreciated 1.21% up from .82%, in the last year they have appreciated 4.67% down from 5.25% and over the last 5 years they have appreciated 66.11% down from 65.05%. The Summary for September 2008 looks like this -
244 homes sold, and the average days on the market(DOM) was 109. You can see the DOM broken down by price range on the graphs. In September, inventory was slightly down in homes priced lower than $450,000 and there was a slight increase for homes priced above $450,000. There was a slight increase in sales for September. The average price of homes sold this month went up $6,190 to $250,789.

233 homes sold, and the average days on the market(DOM) was 125. There were no sales above $750,000 and that lowered the average days on the market this month. In August, inventory was slightly down and so were the sales. The average price of homes sold this month went down to $244,599. Market Statistics for August 31, 2008 - September 13, 2008- According to our local MLS, there are currently 1,680 active residential listings in the Grand Junction Area, 320 homes are under contract, and 73 homes sold last two weeks. At first glance it looks like the inventory has went up. I added the Collbran/Mesa area, and actually inventory stayed pretty steady. I know I normally put the statistics up each week. market statistics: We are #6 in the US Housing Market - 09/04/08 02:08 PM
We came down a bit from #2, but we are still in the top 10 for house appreciation nationwide. The most important thing is that our houses are still appreciating. Over the last quarter our homes on average have appreciated .82%. However, over the last year our homes have appreciated 5.25% and they have appreciated a whopping 65.05% over the last 5 years. That is a pretty good return on your investment.
