First, let me state that I love this business. I wouldn’t have stayed in it for almost thirty years otherwise. But there are a few things about the real estate industry, and some of the practices employed by some firms, that really grind my gears. Number 47 on that list is managing brokers pressuring agents to get price reductions from their seller clients. Sure, if a home has languished on the market, a price reduction may be a necessary move. January activity was limited to one new contract being written and one existing contract becoming a pending sale. The pending sale is a foreclosure. There were no closings during January. Brookwood Hills now has 17 available homes, priced between $399,900 and $1,895,000.

buckhead realtors: Brookhaven Real Estate Report - January 2011 - 02/04/11 03:50 PM
Brookhaven saw a minimal amount of activity across all fronts in January. There was one new contract written, two existing contracts that became pending sales (foreclosures) and two closings with one of those being a foreclosure. The two sales required an average of 179 days on the market and sold at an average of 71% of the original list price.
Brookhaven now has 30 homes available between $449,000 and $3,250,000.

buckhead realtors: Buckhead Real Estate Market Report for Sellers - January 2011 - 02/04/11 03:40 PM

January real estate activity in Buckhead saw some minor improvements over December, primarily in the form of reduced levels of inventory in several price ranges. While there was a 17% decrease in pending home sales from Decembers’ volume, this is normal for the season.
Foreclosures continue to make up almost 53% of pending sales below $1.5 million and sales above $1.5 million again required large price reductions, averaging 22% off of the original list price.

Perhaps the lights at the corner of Valley and Habersham were the brightest part of December in Tuxedo Park. There was only one new contract written, one new pending sale and one closing for $1,375,000. There remains 27 available homes, priced from $369,900 to $14.9 million, resulting in a 40-month supply of homes, based upon an average absorption rate of only .67 homes per month in 4th quarter of 2010.

December came to an end with limited impact on the Springlake real estate market. There were no new contracts written nor any closed sales. There was, however, one new pending sale of a short sale. Springlake now has 5 homes available, priced from $365,000 to $699,000. This represents a 4-month supply of homes given an average absorption rate of 1.33 homes per month in the 4th quarter of 2010. With 6-8 months supply being a balanced market, Springlake is now officially a sellers market!

December is traditionally the slowest month in real estate, and the Chastain Park activity level bears that out. There were no contracts written, however two existing contracts became pending sales, one of which was a short sale. One home sold in the low $400′s.
With 27 available homes, priced from $399,000 to $2,995,000, Chastain Park has an 8-month supply of available homes. That’s great news, because 6-8 months is considered a balanced market, being neither a sellers or a buyers market. This should help Chastain Park home sellers in the coming months.

Buckhead real estate activity wasn't quite the "turkey" we expected in November. While the market remains slow, Sellers had reason to be thankful for some good news - particularly in the form of a 21% increase in pending sales over October. Inventory levels dropped in many price ranges, yet foreclosures still make up almost 50% of all pending sales, especially below the $1.5 million price range. In many cases, sellers are not having to resort to substantial price reductions to attract buyers - of course, those properties may have been priced more realistically from the start.
