   The Mortgage Bankers Association, Fannie Mae, Freddie Mac and the National Association of Realtors have each projected that the 30 year fixed rate mortgage will have interest rates in excess of 5% by this time next year. The average of their four projections is 5.3%. The table below shows the impact this will have on the monthly principal and interest payment on a $250,000 mortgage:

All indications are the Ashland MA single family market is stabilizing. The volume of sales are up, the median sales price is flat, the days it takes to sell is down and the selling price is 98% of asking price, all good signs

Ashland market statistics 2007 vs 2008 
While the number of homes sold was down 9%, the average sales price was only down 6%. The median sales price held pretty steady showing that homes in all price ranges are still selling in Ashland. The average days on market has improved by 8 days which tells me sellers are more realistic about market conditions and pricing more accurately from the start.

 This report shows single family sales for the 1st 6 months of 2008. the number of sales is down by 5 from same period last year but the days on market is down significantly from an avg of 146 days last year to 110 days this year, HOMES ARE SELLING QUICKER> The median price is about the same at $420,000.

Most people who have made money in the stock market follow the principle of buying low and selling high.  In the housing market, it is often profitable to buy when people are selling...and sell when people are buying.  If housing prices are off then it is a GREAT time to buy!  But you have to stop the gloom and doom and educate  yourself to the facts in your community. ashland real estate: For sale by owners declining in Boston area - 10/05/07 05:20 PM

That was the headline in todays Metrowest Homes pullout real estate magazine. It has been my observation that a majority ( maybe 80-90%) of FSBO's end up listing with a realtor anyway, even in a hot market. Now that its much more competitive to find a buyer, perhaps they are realizing they need an experienced professional to give them good advice and a real "marketing plan" of action.
