You know the one I am talking about. The tall, unfinished building in downtown Tempe, just off Mill Avenue that will house luxury urban units; they are slated to be rented out instead of sold at this time.
The new owner is Zaremba, a large privately held real estate company based out of Cleveland, but with many offices around the country including Phoenix.
Construction will continue after the closing is completed, the company said. The target market will be mostly to students and upper class men, as well as anyone else who wants to live in a class urban environment.

The Light Rail Corridor retail market vacancy rate in the second quarter of 2010 decreased to 12.8% from 13.1% in the first quarter of 2010.  This is up from the year end 2009 vacancy rate of 10.9%.  The highest vacancy rate was reported in the Mesa submarket at 23.2%.  The Metro Phoenix Area retail vacancy rate decreased slightly to 11.2% in the second quarter 2010, down from 11.5% in the first quarter.

So, how can you do it?
drink water stay inside dress lightly Or, stop by Chill Frozen Yugurt Shop and pick up a cup of Gelato or Ice Cream or Frozen Yogurt & Soy.
Today it was HOT again in Mesa. So there are monsoon clouds coming our way. But, it is still stinkin' HOT. I decided to stop by this small shop during my prospecting.

So, how does a lake actually go 'FLAT'?  It can be done, and did.
Tempe, AZ built a lake from the Salt River bed a few years ago. The lake was dammed off with some rubber bladders that made it fill to a nice size. So, what is the result of a broken bladder or part of the dam? Yup, you guessed it. Not good.
The Lake drained fairly quickly into the river bed downstream. And what of the 10,000 fish that were planted in the lake? Unless someone catches the lat few fast, they are all dead and very stinky … (3 comments)

Ok, so when I see a cool feature that has some intelligence behind it, I have to share it.
The Phoenix Metro Light Rail line started with a 20-mile set of tracks in December 2008. Probably the newest in the country. And it cost an average $70 million a mile to build and install.
More than the tracks and cars alone, they had to move those darn utilities away from the middle of the street!! You don't want to be down under there working on a leaky sewer pipe while a $25 million train is rumbling … (0 comments)

Tempe AZ is discussing plans to build a modern street car system on several downtown routes. The idea would be to link the city center with areas that are in the south, maybe as far as Chandler. Now that would be news...
The question will be discussed this summer, and will include actually where to run the tracks on which street. First it was Mill, but Ash is also up for discussion. Mill may be a little tight.
