Sounds like we might have one more brush with old man winter before we enter an uninterrupted spring.  The sneak preview of spring in Braemar has been quite nice the past several days.  Despite the miserably cold temperatures and snow storm after snow storm, Braemar buyers were out gobbling up townhouses in the neighborhood.  The lucky Braemar sellers that took advantage of the winter market are glad they did.  In this Braemar Townhouse Report, we'll take a look back at the months of January and February and see what happened with Braemar townhouse values.

While out and about today, I heard someone say that Bristow is expecting another one to two feet of snow next week.  In my mind I envisioned a Melissa McCarthy Identity Thief style punch to the throat of the person telling me this.  Please, no more snow.  I think all of us are ready for spring.  The good news is that cold temps and snow storms didn't keep Braemar buyers and sellers from doing business.

With the end of 2013, I did something just for the sake of knowing how I perform as a Listing Agent.  I ran stats for the listings I had in 2013.  I was surprised, in a good way, by what I found.  On average, my listings sold for 99.96% of their original list price.  That tells me I am pricing homes right.  If I give you a number, it's not pulled out of thin air, but pulled from a working market knowledge.  I also found that my Sellers got an average … (3 comments)

It is time for another Braemar Property Value Report, this time detailing sales from November and December for single family homes built by NV Homes.  There really aren't a lot of these in the neighborhood.  I'm learning that Ryan Homes has more of a presence.  And of course, Brookfield Homes has the largest footprint in the community.

As a Braemar Arista Series home owner myself, I am always curious to know what is happening with my home's value.  (Arista Series homes are the large single family homes built by Brookfield Homes and include three floor plans:  Allister, Buckingham and Canterbury.)  Before I even get to the numbers, let me say that this one makes me happy.

As I write this Braemar condo report, the remnants of what was supposed to be a snow storm, producing eight inches of snow, is fizzling out in Bristow, VA.  In the end, it will have left us with maybe three inches of snow.  Just goes to show that predictions have a degree of uncertainty.

Watching NV Home values is something I did when I first started these property reports in 2005, but I soon dropped the NV reports because the values seemed to bounce all over the place.  There was no consistency.  Perhaps it was the market, as it was on a steep dive.  We'll see.  This is the second report for sales of NV Homes in Braemar, and it is detailing sales from September and October.

Listing property in my own neighborhood of Braemar is a special treat for me.  This listing of a Parkdale model Carriage home was no exception.  It hit the market on August 25, 2013 priced at $379,000, which according to stats I ran for the latest installment of Braemar Property Values for Carriage homes was 107% higher than the average market value.
That same report indicated that Carriage homes average about 34 days on the market.  Not this one!  It was under contract in 22 days.  That's 35% faster than the average marketing time.
