Summer is here in Braemar and I hope that everyone has been enjoying it in one way or another.  Personally, I love sitting out on my front porch at dusk in an Adir chair and just decompressing from a long day.  Watching people walk their dogs, or biking with their kids.  It's a nice thing to see.
This Braemar Townhouse Report is a nice thing to see (spoiler alert.)  It covers the sales of townhouses in Braemar during the months of May and June.  So without further delay, let's get to it.

July started off pretty quiet, not counting the Fourth of July fireworks that screamed throughout Braemar.  Of course, I am referring to home sales.  The Braemar real estate market and surrounding Bristow and Gainesville seemed to be hitting their summer slump.  Somewhere after the Fourth, all hell broke loose and I haven't had time to even think.  
We'll see what happened in July later on.  This Braemar Property Value Report will focus on resales of houses built by Ryan Homes in Braemar for the months of May and June.

Braemar home owners are definitely testing the limits of their A/C units lately.  Temperatures have been in the high 90's, but that is what you would expect in July. And I'm sure there will be more of the same to follow in August.
Right now, it is time for another Braemar Property Value Report for homes in the Heritage Series.  Heritage Series homes, for those who may not be familiar, are the mid-sized single family homes, built by Brookfield Homes, with two car attached garages including the following floor plans:  Exeter, Yardley, Zachery & Waverly.

It's time for another Braemar Property Value Report, focusing on homes in the Carriage Series.  Before we get started, let's clarify was defines a Braemar Carriage home.  Carriage homes are characterized by the lack of an attached garage.  Rather, if they have a garage at all, it is detached and sits in back of the home.  The floor plans, from smallest to largest, are: Maplewood, Norwood, Oakdale and Parkdale.

The second quarter of 2014 is behind us and we can now take a look back and see what happened with Braemar condo values.  The first quarter left us with a value of $240,000 from one sale.   The second quarter of 20013 left us an average value of $227,750.  So where do we stand right now?

Ryan Homes built in Braemar have a lot of variety in size and finishes.  There are very modest Ryan Homes in the neighborhood, very much like a Heritage Series home by Brookfield, and some grand ones that easily compete with Brookfield's Arista Series and NV Homes.  With that concept in mind, let's take a look at the resales of Ryan Homes in Braemar for the months of March and April.

While out and about today, I heard someone say that Bristow is expecting another one to two feet of snow next week.  In my mind I envisioned a Melissa McCarthy Identity Thief style punch to the throat of the person telling me this.  Please, no more snow.  I think all of us are ready for spring.  The good news is that cold temps and snow storms didn't keep Braemar buyers and sellers from doing business.

With the end of 2013, I did something just for the sake of knowing how I perform as a Listing Agent.  I ran stats for the listings I had in 2013.  I was surprised, in a good way, by what I found.  On average, my listings sold for 99.96% of their original list price.  That tells me I am pricing homes right.  If I give you a number, it's not pulled out of thin air, but pulled from a working market knowledge.  I also found that my Sellers got an average … (3 comments)

It is time for another Braemar Property Value Report, this time detailing sales from November and December for single family homes built by NV Homes.  There really aren't a lot of these in the neighborhood.  I'm learning that Ryan Homes has more of a presence.  And of course, Brookfield Homes has the largest footprint in the community.

As a Braemar Arista Series home owner myself, I am always curious to know what is happening with my home's value.  (Arista Series homes are the large single family homes built by Brookfield Homes and include three floor plans:  Allister, Buckingham and Canterbury.)  Before I even get to the numbers, let me say that this one makes me happy.

As I write this Braemar condo report, the remnants of what was supposed to be a snow storm, producing eight inches of snow, is fizzling out in Bristow, VA.  In the end, it will have left us with maybe three inches of snow.  Just goes to show that predictions have a degree of uncertainty.

Watching NV Home values is something I did when I first started these property reports in 2005, but I soon dropped the NV reports because the values seemed to bounce all over the place.  There was no consistency.  Perhaps it was the market, as it was on a steep dive.  We'll see.  This is the second report for sales of NV Homes in Braemar, and it is detailing sales from September and October.
