Banner month for Carmel Real Estate.  There were 142 homes sold in July of 2011 compared with 125 in July of 2010!  Also great news with the days on market decreasing to 78 from 83 a year ago and the average sale price increasing to $334,600 compared with $332,600 a year ago.

This is certainly a frustrating time for sellers anywhere in the U.S.  And it is in the Carmel Indiana Real Estate market too; it is taking longer to sell homes and they are selling for less.  If you are a buyer, you can certainly be reaping the benefits.
Here are the results for my local area, Carmel Indiana.  There were 67 homes closed in November 2010 compared with 120 in November 2009.  There were 10 distressed homes in both years for November; but the %age is higher in 2010 since there were fewer total homes sold.

Pulte's Saddle Creek is a popular Carmel Indiana Real Estate location.  It is located in the Spring Mill and Towne area just north of 136th.  There are 493 homes in the subdivision and they were built between 2000 and 2005 for the most part.
There are so many neighborhoods in Carmel with homes for sale, why would you pick Saddle Creek?  For starters it has very good resale in terms of days on market.  On the average, homes only last about 60 days.

Carmel is a great place to live because they are such an active community with things to do almost every weekend.  Coming up on Septemer 25th and 26th is the Carmel International Arts Festival on Main Street in the Carmel Arts and Design District.

It's that time to review the Carmel Real Estate market again.  Carmel continues to look good compared to last year; although the last two months have seen a decline.  Last month we saw a 22% decline and this month we are seeing a 15% decline.  This is far better news than the neighboring Fishers Real Estate market that has seen a 42% decline last month and a 58% decline this month!
There were 113 homes in Carmel that sold in August compared with 129 homes in August of 2009.

It's time to highlight another neighborhood in the Carmel Real Estate market; I think we are up to about #15 so be sure to read about all the Carmel Neighborhoods.  Today we are looking at Spring Farms.
Spring Farms is located between 131st and 136th off of Springmill Road.   It is a neighborhood of about 110 homes built between 1995 and 2001.  There are basically just five streets in the neighborhood; Spring Farms Drive, Ira Way, Violet Way, Freehold Court and Shoemaker.

I'm about to tell you about another great month in the Carmel Real Estate market!  Currently there are 843 homes for sale in Carmel; 132 of those are condos and the other 711 are homes.  Of the 843 homes on the market, 84 of them are less than $150,000.
May was another terrific month for Carmel Real Estate.  There were 122 homes sold compared with 89 last April 2009.  That is a 37% increase in homes sold from a year ago!  Fishers Real Estate experienced a similar increase at 25% from a year ago.

There are nearly 700 homes for sale in Carmel Indiana and I'm working my way through all of the neighborhoods.  Did you know that you can actually search by neighborhood in Carmel; if for example you wanted to live in Williamson Run after reading this post!

It is all good news for the Carmel Indiana Real Estate market in January!  There were 51 homes that sold in January compared with 50 in January of 2009.  This is better than the news for Fishers Real Estate, they saw a 12% decline January 10 to 09.
The number of distressed homes was down just a tad from a year ago and the new home construction was also down a bit.  Both were less than 15% of the total sold.

The current active homes for sale in Carmel are at 684, so a few less than last month.  Of the 684 homes for sale in Carmel, 110 of them are condo's and 574 are single family homes.  We are moving more towards a balanced market with a six month absorption rate.

With 731 homes for sale in Carmel, it is good to see them selling again!  Of the 731 homes for sale in Carmel, 245 of them are over $500,000 or 34% and 62 of them are less than $150,000 (less than 10%). In addition 93 of those 731 homes were built in 2009 so still a very active new construction market in Carmel.
The graph shows two months in a row where 2009 sales are more than 2008 and October is showing a 63% increase, which is a significant increase from a year ago.

There are currently 846 homes for sale in Carmel Indiana and 144 additional homes that are under contract (pended).  The graph below shows 122 homes sold in August compared with 130 in August 2008, so very close with the activity of a year ago.
The neighborhoods with the most sold in August were Brookshire, Plum Creek and Shelborne Greene.  From the graph we can see that August actually is the closest to its counterpart in 2008; so maybe that is good news!
The highest priced home in Carmel that sold was for $1,255,000 in Bridlebourne and it was only on the market 109 days.  … (0 comments)

Carmel Real Estate abounds with luxury homes; but it can also be very affordable.  One of my favorite neighborhoods that IS affordable is Lexington Farms.  It is one of my favorites not only for its pricing, but also for its location and proximity to Central Park and the Monon Center.
