salem oregon real estate: Is Your Hobby Killing Your Home Sale? - 02/19/11 12:57 PM

My job as a professional home stager takes me into over a dozen homes a week and I meet some fantastically creative people along the way.   It is amazing to me the unique things people do, create and collect - a fun part of my job.
All too often I have to tell these clients that their hobbies are going to prevent them from getting a good price for their home.
The doll collector, whose guest room housed hundreds of dolls, the former antique dealer who can't let go of so many beautiful antique pieces, the rock collector - whose every flat … (40 comments)

salem oregon real estate: Selling Your Oregon Home During the Winter Months - 11/01/10 12:38 PM

We've heard from a few home sellers that they plan to take their homes off the market until spring.
Do experts think prices will be higher in the spring?  No.
Will interest rates be lower in the spring?  Very unlikely!
Will there be more competition in the spring?  Yes.
Wondering how to improve your odds for a successful home sale in Oregon?
Keep the thermostat set at least 62 degrees, make sure each room is well lit for evening showings and make sure the curb appeal and staging remain in tip top condition!

salem oregon real estate: Home Staging and Home Selling - When it Doesn't Work - 07/19/09 07:55 AM
This week we removed staging from a home that has been for sale since April.  A routine task for us, but this "de-staging" job was unique.  This is the only house we have staged in 2009 that hasn't sold.  Usually when we remove staging the owner is getting to move on to their new home, maybe a new town and it's a story of wonderful new beginnings.  Not so in this case.  When we remove staging there frequently hugs and glowing testimonials about how staging worked so well for them.  I wasn't looking forward to removing this staging!

salem oregon real estate: Accentuate the Positive and it Eliminates the Negative! - 03/11/09 10:07 PM
I stood in the entryway of a uniquely styled home with the listing agent.  He said to me "This is where buyers will decide if they are going to buy the home or not - within seconds".  He understands how important it is to "set the tone" and that first impressions were diappointing in this entry.
The pressure was high and the budget limited.  Removing the cedar paneling and shingle like decor was not an option.  It was a dark tunnel viewing into a stark white room with dated drapes and worn carpet.
Sometimes it's the smallest details that can make … (19 comments)

salem oregon real estate: 'Twas the Month Before Listing and All Through the House . . . - 11/29/08 12:23 PM
'Twas the month before listing, when all through the housethe owners were nervous, and began to grouse. It was time they decided their house to prepare,in hopes that some buyers soon would be there.
There was no time to rest all snug in their beds, images of projects danced in their heads."What to do, where to start." I said with a snap."A buyer‘s not going to just fall in our lap!"
Bring in the stager and stop all this chatter,See if they can tell us what improvements really matter. In this poor economy to sell in a flash,we must learn how to give our … (32 comments)

salem oregon real estate: The Future Hold Promise! Article on Salem Oregon's Economy - 11/10/08 08:02 AM
This editorial was in the Stateman Journal on Sunday and I felt it filled with so many wonderful economic aspects about Salem, that I wanted to share it.  It seems that negative and sensational news is what we remember, while there are so many positive aspects of our local economy we can focus upon!
The future does hold promise for Salem!

salem oregon real estate: Increase the listing price and offer received -- what changed? - It was Staged! - 07/17/08 08:02 AM
This Salem home has sat on the market for nearly a year.  It started out at $179k, was increased to $185 after a new roof and was being reduced to $169k. Frankly did not show well even though it had new carpet, paint and linoleum.
Before the online presence was -  well -- bland -- here are the actual photos:

We were hired with a very limited budget.  While I was was out buying curtains, the realtor stopped by and took these photos.  She was SO delighted and didn't realize that we were not done with the finishing touches … (2 comments)
