jacksonville beach: Password Security - 04/12/14 06:12 AM

In light of the recent Heartbleed issue, I checked on a password security site yesterday.
Now, I have various passwords, and variations so some (key word) of my passwords will take an estimated 6 years to hack.  The key is to use upper case, lower case, a number & a special character or two. Some of this may be dictated by the site, as some don't accept any special characters or just a handful.
One of my passwords, which I thought was clever, apparently, was not, and could be cracked INSTANTLY.  I had used upper case, lower case, and … (15 comments)

jacksonville beach: The Player's Championship, Ponte Vedra Beach, FlL 5/8-5/11/14 - 04/11/14 07:04 AM
For those of us who live here in the Jacksonville, FL/Ponte Vedra/St. Augustine area, we know when The Player's Championship is coming - since the event moved from March a number of years ago, it's always the second weekend in May - which makes for an interesting Mother's Day every few years.
This is an incredible event - representatives from The Player's Championship spoke at our Chamber luncheon yesterday, and I learned a few things I had not known before. For example, the television broadcast reaches into 850 million households all over the globe.
If you have not been, I encourage … (2 comments)

jacksonville beach: What Did It Sell For? - 03/28/14 12:41 PM

I know there are skeptics in the world. They don't believe that house isn't for sale, they don't believe it will sell for more than list price, they don't belive in offering full price.
I thought it might be interesting to occasionally go back and post about a house that sold.
We had the following listing in our local MLS:
Property needs to be demolished has extensive fire damage however does include detached garage and inground pool. Buyer accepts all liability of any violations. Do not trespass on the property anyone that trespasses will accept all liabilities of any … (18 comments)

jacksonville beach: Age Doesn't Matter....If You Don't Let It Matter! - 03/11/14 04:18 AM

"Live your life and forget your age." Norman Vincent Peale
My broker sends out a daily thought each day.
I've had some that have resonated more deeply with me than others, and this is one of those.
We can get in our own way so many times: I don't have the time, I don't have the money, I don't have the energy, I haven't been in the business long enough, I've always done it this way, I'm too old, I'm too young.....
Stop putting up walls to inhibit yourself, and just go after what you want.  It may take … (23 comments)

jacksonville beach: Spring Has Sprung At The Beach! The Cyclists Are Out In Full Force! - 03/10/14 09:47 AM
I know I enjoyed our weather here at the Jacksonville Beaches in Florida this past weekend - it was our first sunny days in the past week, after a week of Nor'easter weather kept us in rain and cloudy skies.
First Street from Ponte Vedra Beach to Atlantic Beach was packed with cyclists, pedestrians, moms with babies in strollers, and skateboarders.
It's important for those visiting our area, or new to our area be aware of how to drive safely given the large influx of non-vehicular traffic.
On First Street, for example, cyclists do not stop at the stop signs - … (6 comments)

jacksonville beach: Amelia Island, FL Annual Concours d'Elegance, 3/8 & 3/9/14 - 03/07/14 04:17 AM

Although our weather lately has not been the kind you think of for outdoor actvities, our forecast is supposed to start clearing up and warming up today just in time for the annual Concours d'Elegance on Amelia Island.
This annual fundraiser has raised over $2.25 million for local charities since inception and if  you have not been, it really is a great way to spend a few hours (or more) looking at antique autos in prisitine shape.
There are events that started yesterday, and run through Sunday. The event is at the Golf Club of Amelia, adjacent to the Ritz … (4 comments)

jacksonville beach: Continuing Education Classes For Realtors in Northeast Florida - 02/28/14 03:55 AM
As many of you may know, I'm buried deep in the Certified International Property Specialist class this week. Today is the last day
I took the full week, all five days: it's tough to be in class for a week, but it's sometimes tougher to get all the required classes in under a particular timeframe if you spread them out.
One of the HUGE advantages of taking classes at my local association NEFAR (Northeast Florida Association of Realtors) is for the designation classes, such as this CIPS, breakfast and lunch were included as part of the registration fee.
Aside from being … (1 comments)

jacksonville beach: Taking Designation Classes - 02/26/14 03:53 AM
I've been in class this week earning my Certified International Property Specialist desgination offered by NAR.
It's been a while (at least a year or two) since I've been in a class for an entire week. Today is Day 3, so at the close of today's class, I'll officially be over the 50% mark.
Why do I take the entire week?? Yes, I could take a class here and a class there, but I prefer to knock it all out at once, so I can submit the application (in this case), and get to use the designation sooner rather than waiting.

jacksonville beach: Short Sale FAQ: Should I Keep The Utilities On??? - 02/19/14 12:06 PM
Many short sale sellers are in extreme financial distress - so much so that tough choices have to be made.
It's difficult to see a way out, and every dollar is precious.
In the short sale process, there is an appraisal and an inspection, both of which occur closer to closing than many other transactions. The lender/s involved and the buyers are waiting to make sure the seller's bank/s will approve the contract, so typically, these two items happen right before the finish line.
Now, if you have not been in the house you are short selling, you may have considered … (19 comments)

jacksonville beach: Jacksonville Beach Is #7 Of The Top Ten! - 02/09/14 02:04 PM
I am thrilled to know Jacksonville Beach, where I live, work and play, is on the top ten list of the most exciting suburbs in America!
I moved to Jacksonville in 1990, spending the majority of my time at the beaches here.  Coming from New Jersey, it was wonderful to be able to buy my first home in Neptune Beach, 3 houses off the ocean for less than $130K.  I now live in Jacksonville Beach, and have for the past 10 years, and love it more, even though I'm not as close to the beach.
The beaches of Jacksonville, Florida include … (10 comments)

jacksonville beach: FAQ: What Does Single Agency Mean? - 01/29/14 12:14 PM
Single Agency is a type of representation offered in Florida by real estate brokers.
It's important to note that the Broker chooses how the Associates/Realtors can represent their customers, so the Realtor makes their choice when they work for the Broker.
As a Single Agent, (and I am one) I owe my buyers and sellers the following duties:
Dealing honestly & fairly Loyalty Confidentiality Full Disclosure Accounting for all funds Skill, care & diligence in the transaction Presenting all offers and counteroffers in a timely manner, unless a party has previously directed the licensee otherwise in writing Disclosing all known facts … (7 comments)

jacksonville beach: New Year's Resolution: Stop Cutting Across Parking Lots! - 01/21/14 01:59 PM
This is inspired by a few recent parking lot incidents, thankfully, none of which resulted in anyone getting hurt.
Here in Jacksonville Beach, we have (apparently) some unique parking lot layouts with multiple access points, which leads to drivers "interpreting" how they can navigate from the entrance point to their desired destination.
While I certainly celebrate individuality, I do not condone cutting across parking lots, and empty parking spaces.
Why? For one reason, that's not what the parking lot designers had in mind. For another reason, neither pedestrians nor other drivers are anticipating these kinds of maneuvers. Other drivers are anticipating … (3 comments)

jacksonville beach: Photos - Do You Use A Professional Or No? - 01/21/14 08:33 AM
I just met a photographer at my new listing to take photos.
Why don't I just take those photos myself?
Because I don't have a $7000 camera like he does. I don't have the same "eye" he has. I don't have the professional photo editing software he has. I don't have the skill he has.
I know I "could" take my own photos, however, I know I'm not a professional photographer, despite the desire I have to be better at it.
At the end of the day, I would rather spend the money (in this case $115) for a professional photographer … (15 comments)
