I had recently purchased a multi-unit building with an old bar on the first level.  I'm looking to rent it out for $100/month with a non-returnable "security deposit" of $1200.  It does not have to be used as a bar, use it as an office or retail space.  The space contains 2-bathrooms, a kitchen with hook-ups for appliances, a mop sink and drain as well as a large bar area with drains.
The catch is that we are requiring the tenant to complete some repairs as part of the lease and the tenant must show proof of funds for the repairs.  … (0 comments)

As I have mentioned before, I do alot of marketing to expired listings.  One thing that I've noticed when getting the information for these properties is the extreme lack of attention given to the multi-list postings by the Seller's Agent.  I've recently been talking to a couple who have had their home for sale for a year and it has now expired.  The home is priced at around 150k, which is the average sale price around here.  The multi-list entry had no picture for the entire year.  This normally wouldn't cause too much of a stir in me because it is … (3 comments)

I just wanted to say thank you to activerain for getting me my last listing.  I didn't think about it until just recently, but during my listing presentation, I remember the sellers' eyes light up when I told them about this site and my presence on the internet (including myspace and facebook).
