Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, January 31st.  
Is the Chicago Real Estate Market beginning to recover?
Although Active Listing Inventory has been stable for several weeks, Pending Sales have remained low, week to week..  Closed Sales picked up, uncharacteristically for mid-month.  
Sales Volume, although up considerably versus last week, remains low compared to recent weekly averages. Average Market Time continues high, Average Sales Price - reflective of pricing trends in the Chicago Area as a whole - continues its declining trend.
Absorption Rate - the theoretical time to clear existing homes-for-sale inventory, continues … (2 comments)

Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, January 10th. 


Active Listing Inventory was stable last week.  Typically, inventory spikes a bit immediately after the first of the year, with the holidays being over.  Data from the next few weeks will determine if this is a continuing trend, or just a blip on the radar screen.
Most of the other numbers are predictably down in the first business week of 2010.  However, a climb in Pending Sales, and a drop in Average Market Time, is encouraging if the trend … (0 comments)

Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, January 3rd. 
Active Listing Inventory has drawn down, and Expired Listings way up - typical for the first day of the year.  Let's see if inventory builds toward the end of the month of January, and continues building as Spring, 2010 approaches. Fewer people made an offer to purchase a new home over the holidays, as you might expect. 
Therefore, Pending Sales are down, but I am a bit concerned that the spike in Listings Sold was not higher.  Many buyers attempt to close before the end … (0 comments)

Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, December 27th.


Active Listing Inventory is still suffering the "Holiday Effect" - few start marketing their properties, and many on the market take a temporary break from marketing - between early December until after the New Year.  As you might expect as we approach Christmas and New Years Day,  Pending Sales, as well as Closed Sales and Sales Volume, is similarly low - again, likely the time of the season.

Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, December 20th.
As you might expect as we approach Christmas and New Years Day, Active Listing Inventory has dwindled a bit - some sellers wish to enjoy a bit of "time off" in advance of the holidays - despite the fact real estate does sell this time of year.  
Expired Listings have jumped this week as well - perhaps some sellers deliberately set their listings to expire before the holidays

Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, December 6th.
Moderating inventory of Active Listings, More attractive numbers of Pending Sales,  More Listings Sold.  Higher Average Sales Price and Sales Volume, and lower Average Market Time. 
Are good times back for the housing market in the North and Northwest Side of Chicago Neighborhoods we serve frequently?
The likely answer - not quite yet!  Last week's figures were skewed by the short Thanksgiving holiday week.  However, these continued trends toward improvement might indicate some stability is returning.  Let's monitor week by week.

Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, November 22nd 
Stability seems to be the key in most indicator numbers this week.  In the North and Northwest Side of Chicago Neighborhoods we frequently serve,  Active Listings Inventory showed little change.  Pending Sales fell - predictable as the Thanksgiving Holiday approaches. 
Average Sales Price and Average Market Time held about steady, while Sales Volume gave back last week's gain, and a little bit more.   Units Sold figures were flat, while and Listings Expired jumped - perhaps, by design, as the holidays approach.

Here's our update on Chicago IL Real Estate Market Statistics, based on data compiled and reviewed Sunday Evening, November 15th. 
This past week has seen continuing stability in the Housing Market in the North and Northwest Side of Chicago Neighborhoods we serve with great frequency.  Active Listings Inventor showed little change.  Pending Sales - about the same versus last week. 
Average Sales Price is up, however, as is, unfortunately, Average Market Time.  Sales Volume rebounded a bit over last week.   Units Sold and Listings Expired - generally, steady!

Good Evening!
For the last few weeks, Active Listings Inventory in the North and Northwest Side Neighborhoods we serve in the City of Chicago has remained nearly flat - less than 4,000 units.  This week, properties Pending Sale have trended downward - perhaps with the cooler season. 
Average Sales Price and Average Market Time - also stable, generally.  Sales Volume, predictably, fell this week, in the middle of the month.   Units Sold and Listings Expired each fell last week - also usual for mid-month. 
Absorption Rate - the theoretical time to clear existing homes-for-sale inventory, fell once again last week - it is now just over 9.6 months.  Very Encouraging.

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, November 1, 2009.
Don't let the big jump in Sales Closed, Sales Volume and Listings Expired concern you too much!  These wild jumps are very typical for the end of the month - and many listings are set by Realtors to expire the end of each October.
Most of the key numbers continued to be flat last week - Active Listings fairly stable, Average Market Time still too high.  However, I am encouraged by continuing stability in Pending Sales despite the approach of the dreaded Chicago Winter.  Also, the … (0 comments)

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, October 25, 2009.
Most of the key numbers were flat this past week, although Expired Listings show their usual mid-month drastic dip.  I am somewhat encouraged, however, by a seemingly-positive trend in Pending Sales, although at far lower prices than even one year ago. 
Active Listings remain stable in the North and Northwest Side of Chicago Neighborhoods we serve most frequently.  Average Sales Prices  were level as well during the past week.  Once again, however, Average Market Time fell - good news!

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, October 18, 2009.
This past week, Sales Volume and Closed Properties showed improvement, although we are far from convinced the week-by-week see-saw for these numbers is coming to an end.  
Active Listings continue to moderate, typical for this time of year in the North and Northwest Side of Chicago Neighborhoods we serve most frequently.  Once again this week, however Average Sales Prices fell, and, encouragingly, so did Average Market Time.
Pending Sales gave back last week's gain, a curious see-saw this time of the year as well.

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, October 11, 2009.
Sales Volume, Closed Properties, and Expired Listings essentially washed last week's big gains - typical for mid month.  Longer-term, each statistic continues to moderate, indicate a slight pick up in sales activity in the North and Northwest Side of Chicago Neighborhoods we serve most frequently. 
However, during the same longer time frame, Average Sales Prices continue to fall, and Average Market Time remains high.

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, October 4, 2009.
Wild fluctuations in some of the numbers this past week, consistent with the end of September, and the end of the Third Quarter, 2009.
As you know, big increases in Closed Properties and Expired Listings is typical for month's end.  So is the typical end-of-month increase in Sales Volume. 
However, the numbers posing greatest concern this week involve the big drop off in Pending Sales, a continued high Average Market Time, and a downward-trending Average Sales Price.

The Autumn in Chicago seems to be bringing a bit of moderation to Active Listing Inventory, Sales Volume, and Average Sales Price - for now.  However, Pending Sales jumped this past week - an encouraging trend, or just a blip?  The next few weeks will tell the tale!

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, September 20, 2009.
The See-Saw Action in Closed Sales, Total Sales Volume, and Average Sales Price continues!   The only trends that seem to continue - stability on Active Listings, an Average Sales Price above $250M, and near-six-month Average Market Times.

Big Drop-offs in Closed Sales, Expired Listings, and Total Sales Volume this past week is no surprise!   After all, school is back in session, a new month has turned, and the weather around Chicago will soon start to chill. 
However, Active Listings continue stable, and Pending Sales actually held their own despite the four-day, short holiday week.

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, September 6 2009.
Active Listings numbers continue their downward trend this week, while Pending Sales, as well as Closed Transactions, fell a bit.  The fall in Closings at the end of the month is unusual, but the gross closed numbers are not significantly high to indicate any long-term trend, in my opinion. 
Average Sales Price bounced back up a bit last week - let's see if it will continue.  Average Market Time still very high.

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, August 30, 2009.
A continued downtrend in Active Listings - perhaps as many distressed, highly-discounted properties are beginning to sell - is very encouraging.  Pending Sales, as well as Closed Transactions - those presumably under contract a month or so ago - are up, and that is a very good sign!
However, Average Market Time remains very high, and the Average Sales Price fell over 5% last week, perhaps indicative of the many lower-priced homes which actually sell.

Here's our Chicago Market Stats Update, based on data compiled Sunday evening, August 23, 2009.
Mid-month numbers ticked down last week!
While Active Listings were stable - no big influx of homes-to-market usually comes to Chicago in mid-August - most other numbers fell - Pending Sales, Closed Transactions, Sales Volume, and Average Sales Price.  Listings Expired also fell - typical for mid-month.  Encouragingly, Average Market Time tumbled - hopefully, a positive trend!
