As a Cincinnatian spending Christmas in Ottawa, Canada with my in-laws we decided to head to the Parliament Buildings to see them in the beauty of a foot of new fallen snow.  While on our visit we stopped in at the Fairmont Chateau Laurier to see the Christmas Tree exhibit.  I had to share this photos (especially with the Keller Williams Active Rainers!)

Why should a home seller spend the money to transform their vacant homes?  What is the difference?  Truthfully, the impact of a good  no an EXCELLENT staging project is that first the staged photos tell a story and compell a prospective buyer to call for a showing to "hear more!"  Secondly, an excellent staging job shows the prospective buyer the advantages of a home and hooks them emotionally to fall in love (AND BUY!) the home.
Look at the before and after photos and decide which room would do the trick.

If you work in the real estate industry you are most likely talking on your cell phone...alot! 
On a recent trip to Europe, I stopped in a real estate office and while it was interesting to see the listings and the office, the most interesting thing I saw was the Moshi!  This is a classic style handset that plugs into your cell phone.  There are a myriad of reasons to use this phone but for me I love the fact that it is easier to talk "hands free", and the added benefit that the controversial radiation is not near … (17 comments)

These Scandinavians really have it figured out!  Beautiful old buildings, small spaces, and modern furnishings with the right proportions for the space available to them.  This is part 2 of a post I made after staying in an apartment in Stockholm titled Lessons Learned From a Swedish Apartment .  We have now moved into our Copenhagen apartment and I am pleased to see the same simple beauty paired with the attractiveness of the architecture.

Living room doubles as a study (behind sofa.)  2 Ikea pull out sofas endable a 1 bedroom apartment to sleep 4 with space to spare.

I don't know if this should be considered "stager humor" or just so fun and funky that it transcends the topic.  Living the life of a home stager in Cincinnati I find myself always tempted to consider "What would we do with this room to make it most sellable for our clients?"  Would we remove faux finishes, de-clutter, add a flat screen...?  No way!  We would just step back and enjoy it for what it is!

As we completed a home staging consultation in the Cincinnati suburd of Hyde Park yesterday, I noticed some great steps that the homweonwetr had taken to begin to prepare their home for the real estate market.  I can't take credit for these ideas but I can share them.

We're busy staging homes in Cincinnati!   We love our work and love even more the opportunity to turn an unsold home into a quick success as showings multiply and offers follow.  However, upon arriving at this home we knew we had our work cut out for us.  The room is a great size that offers a lot of flexibility in terms of placing furniture and having a very comfortable room for a large family.  However, the focal point of this room was sadly lacking in WOW!  
Sometimes resoursefulness paired with really good creativity can make all the difference.

Each of these homes was rehabbed and these Cincinnati real estate investors have included home staging in their marketing plans as a strategic way to insure that their homes sold quickly and for top dollar.   The price range in the homes pictured above was between $110,000 and $180,000.  These homes were located in the following neighborhoods:  Kenwood, Covedale, Madeira, Anderson, Oakley, and Bridgetown.  Most importantly, they were under contract in an average of 15 days after listing.

"I wish the walls could talk!"  I think this is the mantra of many that are involved in the process of selling a home.  Sometimes, it is assumed to be a price  issue.  Often though, a new lower price does not solve the problem.  More times than not, it is more subtle and requires the team work of a Realtor, a homeowner, and a home stager.

This room was not meeting buyers expectations.  Why you might ask?   Here are 3 places to start...
 
The lamps were distracting and somewhat dated. Awkward furniture placement. Wallpaper in the dining room. A simple staging with mostly accessories and artwork delivered a completely new look.  Often sellers have the right pieces but they are missing the "glue" that creates the necessary look to grab a buyer.
