lake norman real estate: Lake Norman AirPark Fly-In is May 2, 2009! - 04/21/09 07:30 AM

One of the most interesting and unique neighborhoods in Lake Norman is the Lake Norman AirPark  where single family homes don't have just a garage for their cars.  Homes have a hanger for their own planes and a runway is part of the community amenities!  This certainly is nirvana for an avid pilot.  Imagine walking out the door, hopping in your plane and taking off without even getting in your car!

The pilots of Charlotte EAA Chapter 309 hold their Annual Lake Norman Spring Fly-In at the Lake Norman Airpark which is coming up on May … (8 comments)

Thanks to our consistent rainfall this past winter and early spring, Mecklenburg County has lifted its 19-month restrictions of water use and the rest of the Lake Norman area counties are expected to follow.  Yes, it is now legal to water your lawns and wash your cars according to today's article in the Charlotte Observer.  Although, conservation is always a good habit.  According to this article, single-family home water usage dropped 32% in Mecklenburg County since 2002.

This is today's map from the North Carolina Drought Management Advisory Council.  Lake Norman falls in the white area … (2 comments)

lake norman real estate: Lake Norman 1st Quarter Sales Analysis - 04/07/09 12:17 PM
LAKE NORMAN SINGLE FAMILY HOUSING REPORT

The news regarding the US housing market has lately seen some positive mixed in with negatives:
Sales activity has improved in some areas around the country, due in part by the number of foreclosures. The National Association of REALTORS is projecting a 1% rise in 2009 home sales. By 2010 NAR expects the median price of resale homes to rise 4.1% and sales to increase by 5.8% The just released S&P/Case Shiller Home Price Indices through January 2009 "shows continued broad based declines in the prices of existing single family homes across the US."  They say … (4 comments)

At my Exchange Club luncheon today our guest speaker was Karen Shore the Executive Director for the Mooresville Chamber of Commerce.  I have known about some of what she shared with us but she confirmed that yes, there is some truly good economic news to share about the greater Mooresville/Lake Norman communities!

Mooresville-Statesville was just chosen as the #1 Micropolitan in the entire US for 2008 by Site Selection Magazine's  March 2009 edition! "In 2008, companies made 17 announcements to either expand or build a new facility in the Statesville-Mooresville Micropolitan Area, according to the Conway Data New Plant … (5 comments)

lake norman real estate: Lake Norman Home Buyers: Making Sense of the $8000 Tax Credit - 02/25/09 12:14 PM

By now most every potential Lake Norman home buyer or seller has at least heard about the new $8,000 tax credit for home buyers included in the recently enacted Economic Stimulus Package signed into law by President Obama on February 17th.
Unfortunately, there is a bit of confusion regarding the details of this bill.  In short this bill:
Makes available an $8,000 tax credit Is for first-time home buyers Is for the purchase of a principal residence on or after January 1, 2009 and before December 1, 2009 Is different from the old tax credit of 2008 because it … (6 comments)

As I wrote in my January launch of this free calendar series,  I am hoping to encourage you and your family and friends to submit your own favorite Lake Norman photo(s) for … (4 comments)

lake norman real estate: The Preserve at Robbins Park: Not just another Huntersville development - 01/28/09 04:22 PM

I must admit I am extremely impressed with Simonini Builders.  Not only are they one of the few Lake Norman home builders to be breaking ground on a new, upscale housing development, but they are tackling this difficult Lake Norman real estate market by creating a community incorporating an acknowledgment of today's pricing and a design plan and vision clearly focused on the future with an important memory of the past.

The Preserve at Robbins Park was designed blending the 19th century concept of a "preferred neighborhood bordering a capacious public park" with "the luxury of in-town living with a Lake … (3 comments)

lake norman real estate: The Greater Charlotte Home & Landscape Show is Coming! - 01/17/09 10:58 AM

lake norman real estate: Lake Norman Real Estate 2009 Predictions - 01/15/09 04:05 PM

The 2009 Lake Norman Real Estate Market is going to be dependent upon two major national issues:
Consumer Confidence Lenders First and foremost, potential home buyers are going to need to feel confident that they are buying a home at the "right" time.  What will instill confidence?  I think it will be a combination of signs that the national economic crisis is turning a corner and a feeling that the housing prices are low enough to have little risk.
Lenders will play a critical role in our local real estate market in 2009.  If interest rates remain incredibly low that's … (5 comments)

lake norman real estate: Lake Norman Real Estate: How "Walkable" is your neighborhood? - 01/12/09 04:20 PM

One of the most frequent questions I get from home buyers planning a move to the Lake Norman area is "how far is that home from shopping?"  Keeping in mind that for the most part, the closer you are to living on the actual shoreline of Lake Norman the farther you are from most restaurants and shopping, most of my clients would like to be within about 15 minutes of at least a full-service grocery store.
Considering there is about 520 miles of shoreline on Lake Norman, explaining the proximity to shopping for each property can be difficult....until now!

lake norman real estate: Lake Norman is NOT Charlotte! - 08/27/08 01:39 PM

I almost warned you yesterday.  I knew it was coming because I had already read the press releases.  But I didn't.

This morning I got a glowing email from a Realtor referring to the article today in the Charlotte Observer.  Yippee!  "Area home prices are showing signs of life....Overall, the Charlotte market is holding up better than many others around the U.S."
Darn thatS&P/Case Shiller Home Price Index.  And you, Office of Federal Housing Enterprise Oversight, with your numbers showing that Charlotte area prices rose 5.2%.  Can we talk?  First of all, both of you are talking about … (3 comments)

I hear it all of the time from my Lake Norman home buyers:  They simply can't find an effective way to search for homes that are for sale in the Lake Norman area.  They try Realtor.com, all of the major national franchise sites and even local sites but simply get frustrated.  Many times they use a combination of sites just to get the information they are looking for.  Well, I am here to tell all Lake Norman area home buyers to STOP SEARCHING!

lake norman real estate: Lake Norman's Birkdale Village: Great Shopping, Dining and Homes! - 07/23/08 03:09 PM

Birkdale Village is a true destination for so many different people in the Lake Norman area.  For someone like me who every-once-in-a-while wants to get a California "fix", I go because of its upscale shopping, restaurants, theater and overall ambiance. But, it also attracts myriad young families with strollers and business people coming to network at the Starbucks or one of the great restaurants  Even our local NASCAR drivers frequent the restaurants.  Unlike anywhere else in Lake Norman or even Charlotte, Birkdale Village truly offers the best of the urban village concept.

A 52-acre mixed-use development, Birkdale was patterned after … (12 comments)
