humber bay shore: Price Increases in Toronto - 03/08/14 06:19 AM
Amazing prices increases in Toronto's real estate market with detached homes leading the CHARGE at almost 955K  as an inner city sale!  Average Home Prices are close behind at $553K. This is an increase of 15.7% over just last year and a reduction of 8% in teh number of homes sold. Homes are purchased with the heart for family and needs. They are paid for with our wallets.   Have the prices moved beyond reach?

humber bay shore: What view are you selecting? - 11/12/13 11:15 AM
Let's make a few assumptions
We are all aging.
We are considering retirement.
One of you may have already retired.
We [will] need single storey living.
We [will] require the services of Health Care Professionals and Hospitals.
We want the community of living in the city.
You have no aspirations for a country estate with a mile long driveway.

I have met a number of SAVVY mature recently retired couples who are carefully selecting where they would like to spend their retirement years, something that gives them a jumping off point for travel and adventures yet is secured and locked … (0 comments)

humber bay shore: Do you slow and stare at a car accident? - 10/02/13 06:31 AM
When the traffic is SLAMMED in the other direction and the Police, Fire and Ambulance vehicles are out...  Do you slow to take a grim look around...
The internet is the same.   It's a snap shot of sizzle that grabs your attention... for a FEW SECONDS.
Builders and Developers of Condominium Units understand this concept really well and apply it in their marketing for you be Attracted to their plate, to eat the sizzle, consume the hype.  But what is the value when you wake in the morning?
After the building is up and running thE issues are very practical … (0 comments)

humber bay shore: Metro Linx at Mr Christie's - 07/02/13 08:22 AM

Why can't we have a Mr. Christie's Go Station PLUS the Mimico?  They serve two distinct and growing communities.

Mimico is established and Humber Bay Shore is nearing 12,000 condo units immediately at Park Lawn Road and Lake Shore Blvd., West.
http://news.ca.msn.com/ontario/toronto/councillor-grimes-residents-slam-proposal-to-relocate-mimico-go-station

“Fundamentally the issue is because the Mr. Christie’s bakery owned by Mondelez is going to close, which creates the opportunity to acquire land for a new GO station at Parklawn.” Milczyn said the point of his original motion was to get Metrolinx, which is carrying out $44 million in renovations to the Mimico GO station, to provide feedback … (0 comments)

humber bay shore: Condo Investors recall Pickin' Chicken in Mimico - 06/13/13 08:58 AM
Do you remember driving past the Picken Chicken Restaurant on the south side of Lake shore in Mimico?    Do you recall the dinners?   Or the Parking Lot?   What ever happened to that place?  Its right at the bend that divides Humber Bay Shore and the thousands of Condominium units that now comprise Humber Bay Shore.

This happened;  waterfront development, new marina and access to the waterfront via Norris Ave (The Birds and The Beans) and what we hope will be access for thousands of people to wander the Martin Goodman Trail.

humber bay shore: New Rules for Rent Control in Ontario - 06/05/13 04:54 PM

The Lack of Affordable housing has been problematic in Toronto for decades. Metro Housing is in decay and has a huge backlog of repairs in addition to a long waiting list of applicants.   Rent geared to income housing is a small portion of the rental pool and in the last 20 years individual investors have purchased units for rental purposes and placed them in the secondary markets

It's not that a landlord has a tough time finding tenants;  The Residential Tenancies Act provides free legal services to Tenants in addition access to Duty Counsel at Hearings.  The Landlord must now … (0 comments)

humber bay shore: What ROI do you need for a Toronto Condo? - 05/15/13 05:00 PM
For those who are concerned about a "bubble" there needs there needs to be an excess of inventory that causes Toronto condominium to go vacant ( without a tenant ). There seems to be a continuing population growth in Toronto, Ontario that IMHO is summed up as safe have and educational / vocational opportunity.

This is borne out by many years of competitive markets not only for condominium purchasers but also renters.  New buildings  ( mini communities IE Beyond the Sea, Windermere by the Lake or Eau de Soliel ) are attracting buyers worldwide. Stable and Low Mortgage Rates are … (2 comments)

humber bay shore: Are Toronto Condos a deal anymore? - 07/15/12 07:35 AM
Condos are usually considered starter residences with studios, one bedrooms and lofts being most desired. Singles tend to be the predominant purchasing group.  As you gather and collect things for life you also gain a spouse and child. Things constantly change. We were expecting retirees to downsize and  occupy smaller units, but they are embracing the housing they have and renovating to make their houses suitable for long term occupancy. This includes stair glider systems, wheelchair ramps and lifts at the front entrance plus other bath and lift aids. humber bay shore: Landlord License Fee Toronto - 06/10/12 08:30 AM
Toronto has not yet joined other municipalities to license Landlords but that may be short lived as the City looks for new sources of Revenue. The average tax appears to be at $825.00 per unit.

Condo Units in a Building are exempt.
Compulsory licensing for small landlords is rapidly spreading throughout Ontario, having come into effect most recently in Waterloo on April 1 and North Bay on May 1. Other Ontario cities which have already implemented a licensing regime are Guelph, London, Mississauga and Oshawa.
The idea appears to be contagious, and many other cities are looking at the concept, including Hamilton and Kitchener.
Waterloo’s licensing regime is typical. Licensed rental properties … (2 comments)
