HELLO EVERYONE,
 THIS IS A SAMPLE OF THE SIZE OF HAIL THAT PUMMELTED PARTS OF THE BLACK HILLS LAST NIGHT.  IT WAS EAST OF RAPID CITY MOSTLY.  IN THE BLACKHAWK, PIEDMONT, STURGIS AREAS.  MY FRIEND CALLED FROM BLACK HAWK TODAY AND SAID HE IS STAYING AT A FRIENDS PLACE FOR THE NEXT FEW DAYS OR WEEKS.  HIS MOBILE HOME WAS COMPLETELY UNINDATED WITH THIS SIZE HAIL.  HIS CAR WINDOWS WERE BROKEN, THE ROOF NEEDS REPLACED ON THE HOME, AS WELL AS SIDING, WINDOWS, ETC.

FOR THE 7 YEARS I HAVE BEEN INVOLVED IN REAL ESTATE I HAVE ALWAYS SEEN A SORT OF RUSH FOR FAMILIES TO BUY A HOME TOWARDS THE END OF SUMMER SO THEY CAN BE IN THEIR HOME AND SETTLED IN BEFORE SCHOOL STARTS.    I HAVE NOT SEEN THAT THIS YEAR.
I LIVE IN A COMMUNITY OF ABOUT 70,000 PEOPLE.  THE TOWNS I SERVICE ARE RAPID CITY, BOX ELDER, ELLSWORTH AFB, HERMOSA, STURGIS, SPEARFISH, CUSTER, KEYSTONE, HILL CITY AND HOT SPRINGS.  BUT CHECKING OUR LOCAL MARKET STATISTICS I NOTICE THAT THE SALES HAVE NOT INCREASED THESE PAST SEVERAL WEEKS.

HELLO EVERYONE,
THE RAPID CITY CENTRAL STATES FAIR IS IN TOWN FOR THE NEXT 10 DAYS RIGHT HERE IN THE BLACK HILLS OF SOUTH DAKOTA.  I LOVE GOING FOR THE MUSIC, THE CONCERTS (JOE DIFFIE & COLLIN RAYE), THE FOOD, THE CREAMPUFFS, THE MIDWAY GAMES, THE EXHIBITS, ETC.  TODAY WAS SUCH A GREAT DAY TEMPERATURE WISE AND THE WEEK LOOKS TO BE IN THE 80 DEGREES FOR THE ENTIRE FAIR PERIOD.

Here are the July market statistics for single family homes that have sold during the month of July, 2007 in Rapid City, Rapid Valley (suburb of Rapid City) and the Box Elder area, which is where Ellsworth AFB is located.
94 homes sold in July in these areas.  Average sold price is $168,318.  Sellers got 98.23% of their asking price on average.  The average days on market was 69. 
A typical 3 bed, 2 bath home near Ellsworth AFB can sell in the range of $140,000 and $175,000.  Older homes are lower than that price.  These would include homes built in the … (0 comments)

HELLO EVERYONE,
I SPENT SEVERAL HOURS TODAY WITH MY FRIEND AND POTENTIAL CLIENT SHOWING HIM A COMMERCIAL BUILDING IN DOWNTOWN RAPID CITY, SOUTH DAKOTA IN THE BLACK HILLS.  AS I SAID IN THE TITLE, I HAVE NEVER TRIED SO HARD NOT TO SELL A PROPERTY TO SOMEONE.
THE PROPERTY IN QUESTION IS VERY NEARLY CONDEMNED BY THE CITY.  PART OF THE 11,800 SQ. FT. IS TOTALLY USABLE, THE OTHER 9500 SQ. FT. I GOT PAID TODAY.  YAHOO.   ACTUALLY THE BIGGEST CHECK I HAVE EVER EARNED IN THE 7 YEARS I HAVE BEEN SELLING REAL ESTATE.  ACTUALLY IN MY LIFE !!    I USED THE WORD EARNED INSTEAD OF THE WORD RECEIVED BECAUSE REALTORS DO EARN THEIR PAY.   YOU CAN GET PAID AS MUCH OR AS LITTLE AS YOU WANT DEPENDING ON THE WORK YOU PUT INTO THIS PROFESSION.

I list a home and sell it within a couple of days.  The seller asks, "Will you cut your commission since you only had the listing a few days and didn't really spend much on advertising, time on open houses, etc.?   A response, " So, you hired me to do a job, I get the job done for you and I get it done quickly and with the same professionalism and expertise that you hired me for, whether it took a day or 3 months.  Now you are asking me to reduce my paycheck 33%?   … (7 comments)

For the first time in 7 years I am just about out of properties to sell here in the Black Hills of South Dakota.  Up to this point I have always had about 20 - 30 listings on my board.  I have been spoiled, I know.  Land sales seem to be going well, and I have sold quite a few pieces of dirt.  Home sales are slacking, but I have been fortunate enough this year to have worked with over 30 buyers so far.

  Hello everyone.   It has been a good year so far thanks, in part because of the relocation that is going on of 400-800 Air Force Personnel that are starting to trickle into Ellsworth Air Force Base here in the Black Hills of South Dakota. 
I have sold 7 homes so far to the folks arriving.  The US Airforce is combining all the scores of little accounting offices they have all over the US and world into one branch and we are happy to be the base they are coming to.

south dakota: Sturgis Bike Rally Happening Right Now in the Black Hills of South Dakota - 08/08/07 12:30 AM
Well, they are  here and in force........ Over 400,000 bikers from all over the world descend on the Black Hills of South Dakota.  Our ENTIRE state's population is only around 600,000.  Every minute of the day or night, if you are standing outside anywhere in the Black Hills for this 8-10 day event, you are going to hear the roar of a Harley Davidson bike.
To me, they really liven up the Black Hills.  When they are gone, it seems so dead and quiet again.  Not that there's anything wrong with that!  The usual stories are making the local paper of some … (3 comments)

Something strange has happened to me in the last 30 days.  After 7 years in the business and having nothing to do with relocation companies, in the last 4 weeks, I have had 3 transactions with them.  Blimey crazy don't you think.   Here are my experiences.
The first one was when I represented the Seller in a federal government job relocation.  I got the original paperwork from the relo company and was flabbergasted and a bit frightened.  I had to send them weekly updates in what I am doing to market the property!   Yeah, right.  I didn't send them one update.  … (2 comments)

Hello everyone.  Well it is a Friday night and the Bikers have been rolling in for the Sturgis Harley Davidson Bike Rally for the last couple of days.  You can start to hear the rumble of their engines any street you turn on.  Today was a beautiful day for bikers as the temps only hit in the 80's and we even got a nice rain shower this afternoon towards early evening.  This really helped cool things down and it was much needed in the Black Hills to reduce the fire rating from severe to high.   We have had such a dry … (0 comments)

Wow.........What a day.
Started off with putting in an offer on a nice home.  Several phone calls from buyers and sellers.  Water test needed on a log home I sold this week.  Review home inspection report from a previous buyer.  More phone calls.  A quick lunch with a friend at Pizza Hut.  Approving ads for 3 real estate magazines.  Turn down a lunch with another client because I was meeting my friend.  More phone calls.  Prepare cash-flow analysis on an 8-plex a client wants to put on the market.......etc. etc. etc.

I had a great day today.  This was because once in awhile you run across a buyer who is so excited to "go shopping" for a home.  I have been in communication with this buyer from Alaska via e-mail for the last 3 months.  She finally made it to the Black Hills and we got started.
