real estate: Selling Your Home in a Down Market - 12/12/07 08:06 PM
So you are thinking of selling?   Well, the housing market is very demanding with a strong bias towards the buyer.  Realtors are telling buyers that housing inventory is up, interest rates are attractive, and most sellers are motivated.  Depending on your area in this wonderful country of ours, impacts how strong of a buyers market you will be competing in.
4 Keys to Home Selling (Regardless of Market Conditions)
1.  Condition - The condition of your home in this very competitive market is critical.  In the Phoenix market I am telling my sellers that their home must be in better condition than the competition or … (0 comments)

real estate: Why Would I Want to Live in Peoria, Arizona? - 03/02/07 11:55 AM

Let's start with the number one reason many move to the Valley of the Sun, weather.  Oh sure it gets into triple digits in the summer and we have all heard the jokes about it's a dry heat.  Well actually it is a very dry heat.  At times the temps reach the 115 range during the middle of the summer but that usually only lasts for about 25-40 days.  To be very honest, during the times of our peak heat other parts of the country are seeing temps between 90-100 with an ungodly amount of humidity.  I love the outdoors but … (2 comments)

real estate: Do’s and Don’ts of Home Buying - Peoria Arizona - 02/15/07 10:36 AM

First and foremost do get pre-qualified.  Good Realtors will not show you homes until you have been pre-qualified for a loan/mortgage.  Ask your Realtor for advice in accomplishing this easy task.
Ø      Do select a Realtor that is familiar with the area you're interested in.
Ø      Don't select Uncle Charlie (family) to be your Realtor because he is family.  Buying and selling real estate is an emotional thing to do.  Only select Uncle Charlie because he is good at what he does and thoroughly understands your area.  Remember buying and selling real estate is a business transaction and should always be treated … (1 comments)

real estate: Real Estate Market Recovery is coming - 02/14/07 12:29 AM

Great news.    Economists are projecting that the end of the real estate decline is near completion.   David Lereah, the chief economist for the National Association of Realtors recently was quoted as predicting a steady rise in existing home sales in 2007 and into 2008.  He predicted the new home sales will suffer into latter into 2007 due to their large inventory of homes.   Additionally he believed that home prices have leveled and since mortgage rates are still favorable home sale activity will pick up and even allow modest price gains later in the year.    This will occur when the balance between … (8 comments)

real estate: Trilogy at Vistancia, Peoria, Arizona - 01/17/07 01:13 PM
I visited Trilogy at Vistancia today.  Although I also live in Peoria I had not been out to Trilogy at Vistancia for a few months.    Most of my more recent visits had been to the Discovery Center - the non active adult portion of the community.       I must pass on what a gorgeous community Trilogy is.   I drove by the golf course to the Kiva Club, their recreation facility, and the views were picturesque.    The greens are a lush green with a rolling brooks throughout.   For a minute there, I forgot I was in a desert state.   I must pass on that I was awed.   Of course … (1 comments)
