I almost could not believe my ears when I heard the newest scuttlebutt. Apparently, some agents are saying a Sacramento Short Sale Agent should not sell homes with equity because short sales are the agent's specialty. That's like saying a Sacramento pilot should not fly to Denver because she routinely flies to Europe. Especially when the pilot put in all of the hours required to get certified by navigating the Sacramento-to-Denver route. Or, that an oral surgeon is not qualified to clean your teeth.

People think that you can't do a short sale if you're current on your mortgage payments, and that's not necessarily true. There are short sales that can be done when the seller is current. I did such a short sale through Wells Fargo for a woman who was retiring out of the area and could not sell her home. The investor for that loan allowed her to be current. I've closed other short sales in which the sellers were current. It all depends on the investor guidelines. Many cooperative short sales allow the seller to stay current as well.

I participated in a short sale panel discussion yesterday at FRED, which is Fun Realtor Education Day for Lyon Real Estate agents and guests. It's very disturbing for me to have to tell a potential short sale seller that she was lied to. Maybe misinformed or misguided are softer words but when it's not the truth, it's still a lie no matter how you look at it. The problem is there are all kinds of opinions from all sorts of so-called professionals in Sacramento about short sales, and probably half of that crap is flat-out wrong. If you ask anybody in Sacramento, they will tell you that this Sacramento short sale agent never gives up. I will fight tooth and nail to close my short sales. That's one of the reasons that I am successful in short sales, especially in situations in which other short sale agents have failed. It's not unusual for me to take on a short sale after the first listing agent could not get it closed. The sellers wish at that point they had come to me first, but c'est la vie.

I don't mean explode in a blow up kinda way. Although, every so often one of them does blow up, meaning it cancels for some peculiar reason. But it's rare.
