Sunday Home Staging Tip: Making A Room Look Larger
Sometimes you need to add an area rug to "anchor" a room. Other times it's better to remove the rug. In the example that Real Estate professional, Chris Ann Cleland, shares with us, the area rug is 1) hiding the beautiful hardwood floors and 2) blending in with the light colored furniture, hence making the room appear smaller than it is.

Saturday Home Staging Tip: Your Home Could Look Years Younger!

Generally speaking, home sellers use Home Staging to maximum the potential of their home. They want to highlight the best features of their home. What could be another benefit to staging? You could make your home look "years younger"! Take a look at this great example from Maureen Bray, a professional Home Stager in Portland, Oregon. Paint the walls, pull out the old carpet and replace some of the furniture and the home decor. What a difference!

Weekend Staging Feature: Picking Paint Colors
Believe it or not, paint color can make or break the sale of your house.  Buyers may not have the vision to see beyond the current color of your walls.  As listing agents, Rich and I see this in the feedback we get from potential buyers.
Marie Graham, a professional Home Stager, gives us good advice.  Look at magazine photos and browse the furniture stores.  What do you see?  When you are painting to SELL your house, it's NOT the time to be bold.

Weekend Staging Feature: Change the Paint Color and Move the Furniture!
Does paint color make a difference? Yes! Borrowing from Maureen's post, shared below, the paint in your home for sale may be too bold, too taste specific or tired and worn.  Don't be offended.  You want to SELL your house, right?  Then you need to be sure it's appealing to the target buyer for your home.
What about furniture placement? Yes, again! The potential buyer is concerned about the use of the rooms.  Will there be enough room for their king sized bed?  Can they fit a sectional in the … (2 comments)

When I read this post by professional Home Stager, Kathy Nielsen, I was struct by the brightness in the AFTER photos.  In the first BEFORE and AFTER photos, I noticed the new light fixtures, clean floors and gleaming appliances.  The home looks lived in and loved.  It's a place I would want to call home.

Weekend Selling Tips: Do's and Don'ts When Selling Your Home
Kristine Ginsberg, a professional Home Stager, shares a great list of Do's and Don'ts.  My personal favorites?
Don't fill your home with Glad Plugins and similar products.  Buyers will think you are trying to cover the a bad odor in the home.
Do throw away out-dated and dusty flower arrangements, floral swags and fake plants.

Weekend Home Staging Feature: Consider the Room's Functionality
Whether you live in Denver, Colorado or Houston, Texas you need to show the functionality of the room.  Catchall/guest bedroom/home office/storage rooms don't sell homes!  In this example, shared with us by professional Home Stager, Cindy Bryant, the "bedroom" was staged as a home office/study.
Now the room has a function and it makes an impact on the buyers!

Weekend Home Staging Feature: Guest Room or Storage Room?
Do you have a guest bedroom in your house, or is it really a storage room?  We have 2 guest rooms in our house.  At least, that's what I call them.  In reality they are storage room.  One is actually my home office/guest room.
When you are selling your house, rooms need to have a purpose.  Melissa Marro, a professional Home Stager, removed the "extras" from the bedroom (see the BEFORE photo) and fashioned the room as a Mother-in-Law "suite".

Saturday Staging Feature: Why Put Furniture on Angles?
Melissa Marro, a professional home stager in St. Augustine, Florida talks to us about furniture placement.  Why would a home stager, or a designer for that matter, angle furniture in a room?  Some possible reasons:
There may be an existing angle in tthe room, such as a fireplace (see the first photo to the right) There many be an offset window in the room Create better flow, movement Compliments of The Foerster Team, Rocky Mountain Real Estate Advisors, (720) 530-5554

Saturday Staging Feature: Update, Lighten & Brighten
Light fixtures are often an item in a house for sale that goes over looked.  Having "dated" light fixtures can create a negative feeling about a possible purchase of a house for sale.  Many buyers want a home that is move-in ready, and that includes the house being current as far as style goes.
Julia Maher, a professional Home Stager in Fairfield, Connecticut, shares the impact of updating, lightening and brightening the dining room of a house for sale.  Simply removing the window treatments and replacing the light fixtures rejuvenates the room.
