southwest california: What'll they call subprime loans next time around? - 10/24/11 06:18 PM
Lower conforming loan limits back to 2007 levels? Whose bright idea was that?
Another cluster **** from a government reeling from one uninformed decision to the next. It seems every time you turn around someone from the administration is bemoaning the state of housing in the country today. Housing has pulled us out of 6 of the last 8 recessions - why not this one?
Why? Because Washington says one thing and does the complete opposite. Or one branch does one thing while another branch acts to negate the first (see: PACE Program). Is it any wonder confidence is at record … (25 comments)

southwest california: Southwest California Mid-year Housing Update - 07/26/10 03:58 PM
So much good news - sales are up significantly comparing 1st half to 1st half over the past 4 years. Some cities are double or triple their volume during 2007. Granted '07 was not a stellar year but these numbers are well up over any of our previous best.
Prices are also stable. Again from our peak in '07 most cities have dropped 50% - 60% like a rock. But the past two years have been relatively stable in spite of sales gyrations, a switch from REO to short-sale dominated market, stimulus, moratoria, etc.
Now if we could only get the … (1 comments)

southwest california: Southwest California March Housing Update - 04/20/10 06:50 PM
Here's the March housing update for Southwest California. In addition to unit sales and median price for the past 2 years, I've also compared our Q1 sales for 2009 with this year to see where the trendlines are. Overall, sales are up slightly constrained only by lack of inventory. Our median price is holding it's own - up a little/down a little by city. After 3 years of dropping like a rock, holding steady looks good. There's also a demand chart showing inventory levels at around 2 months for each of the 6 cities.

However, the chart on sales … (0 comments)

southwest california: These Women Mean Business - 02/17/10 04:34 PM

In case you’ve been in a post-holiday siesta or simply water-logged, you’re already aware that four of our six cities in Southwest California have women Mayors this year, joining six other cities throughout the Inland Empire. Media outlets have had a field day dubbing our area ‘Estrogen Alley’ and talking about ‘Women Taking Charge’. But the fact is that in most cases our Mayors are not elected to that post, they’re simply chosen by their fellow council members, typically in a set rotation schedule. As Lake Elsinore Mayor Melissa Melendez characterized the situation, “… it’s not some staged take-over, … (1 comments)

southwest california: Southwest California 2009 Housing Recap - 01/30/10 03:06 PM

Welcome to the Realtor Report for January 2010. The attached charts summarize Southwest California housing activity for the year just past and provide some perspective on where we've been and where we are today. It's going to take somebody far sharper than me to figure out where we're going.
The first chart is always interesting in that it gives us a six year window on the market. One of the first thing you'll notice is that sales were off 2008 levels - about 20% in Temecula, Murrieta and Lake Elsinore, 40% in Wildomar and Menifee and just 7% in Canyon … (2 comments)

southwest california: Southwest California - The Year In Housing: Wild Cards & Caveats - 12/28/09 03:22 PM

For the first time since 2006, Southwest California cities saw a glimmer of hope in our foundering housing market. Home prices posted moderate gains in some areas, very moderate losses in others. In many ways the year just passed can best be described as a transition year – perhaps the year in which our housing free-fall hit bottom. Our fondest hope for the new year is that the bottom was indeed reached and not just a respite before another plunge.
For the six city region comprising my focus area, monthly unit sales were actually off 22% from 2008, from … (0 comments)

southwest california: Buyers or Sellers Market? How About Both!! - 09/22/09 06:29 PM
Buyers or Sellers Market? How About Both.
I’ve been telling people for awhile now that it’s a great time to buy a home in Southwest California. According to CAR statistics, housing affordability in the state is the highest it's been since they started keeping records. And with interest rates still hovering near record lows and a variety of government stimulus programs available, people who have been frozen out of the market by upward spiraling prices should be taking advantage of this market in record numbers – and they are. Prices across our region have been relatively stable since the end of … (1 comments)

southwest california: A Conversation with Lake Elsinore Mayor Bob Magee - 03/19/09 08:24 PM
The Lake Elsinore Valley Chamber of Commerce presented 'A Conversation with Mayor Bob Magee' on March 19 in the Diamond Club at Storm Stadium.
The Mayor detailed a positive and optimistic summary of Lake Elsinore today. He stressed the job growth and new businesses in the area, new restaurants, auto dealers and retail stores. There is fresh development in and around the city as they look to capitalize on their unique aquatic attraction. They've also just opened the first golf course in 80 years - The Links at Summerly. The Mayor said that while the city coffers are off by some … (0 comments)

southwest california: Menifee - Their 1st State of the City Address - 02/25/09 08:36 PM

An assortment of business and civic leaders gathered today for the inaugural State of the City address for California's newest city, Menifee (incorporated October 1, 2008). It was a low-key event compared to many I've attended but the atmosphere was positive and upbeat and, dare I say, small-town America friendly. It was held at the Sun City (now part of the City of Menifee) Masonic Lodge. The room was hot, the sound system archaic, the food was bland but nobody cared because there was a sense of enthusiasm and purpose in the message and it was great fun to be … (1 comments)
