fayetteville nc: Do past Buyers and Sellers remember you? - 03/14/13 06:17 PM
Do past buyers and sellers remember you?
As agents, we all hope that the answer to this question is yes! Today, I was able to find out the answer to this question not once, but twice!
This morning, Greg, (one of the agents in our office) came by my office to let me know he met one of my past buyers. Apparently Greg was networking with a group of hockey players and mentioned he works at Keller Williams. A fellow hockey player then said he bought his home using Keller Williams and in fact his agent was Shawna Green (me!) and went on … (8 comments)

fayetteville nc: Can I really buy a home with No Money down using a VA loan? - 03/12/13 05:21 PM
Can I really buy a home with $0 money down using a VA loan?
Yes you can! However you need to be aware of a few things before going forward. $0 money down means you do not have to have a down payment in order to qualify. However, you do need to be prepared for a few other items that may arise when you are using your VA entitlement to buy a home.
You need to be prepared to have some money for earnest money (also called good faith monies). In North Carolina you do not legally have to give any money as … (4 comments)

fayetteville nc: Third time is a charm - 03/08/13 05:46 PM
I have some buyers who have tried to write an offer on two separate homes. The first time around we were waiting on the final approval from the mortgage lender that all was good before writing the offer. Friday we get the call that the buyers are good to go! We set the appointment to write an offer Monday. Monday comes and I find out the home is now under contract. Sigh....that was a really hard call to make. The husband sounded like he was in tears and sounded so heartbroken!
I called the agent and found out they are … (6 comments)

fayetteville nc: Whats the drive time to Fort Bragg? - 03/05/13 06:08 PM
As an agent here in the Ft. Bragg area, I deal with a lot of buyers who are not familiar with the area when they start their home search. They will usually start with something like, I want to be no more than 15 miles from post, or I want to be able to go home after PT.
I always try to dig deeper like which part of Ft. Bragg will you be working at, what kind of drive time do you want, and is going home after PT a must or a wish? I have found once my clients get … (3 comments)

fayetteville nc: Souper Wednesday - 02/09/11 04:07 PM
“Soup”er Wednesday at Keller Williams Realty in Fayetteville, NC
Yes, you read that right, “Soup”er.  As the ALC Social Chairperson, I am thinking of ways to bring the agents together and what better way than food?  The family that eats together, stays together, right?  I had actually heard about the “souper” day from a co-worker last year but decided this year to put it in affect.  I asked several agents to make a batch of soup to share with their fellow agents.  Although this was a somewhat last minute thing, it turned out great!Pat Heath made some wonderful beef chili, Julie … (11 comments)

fayetteville nc: Buyers, chose your lender with care - 01/24/11 06:27 PM
I am not sure if very many agents have had this happen but today, it happened to me.  A potential buyer last week seemed very interested in using me as their buyers agent.  We spoke, sent texts and emailed back and forth.  Today I called to follow up and was informed, “oh sorry but I found another real estate agent through my bank”.  Uh oh...with a sinking feeling in my stomach I ask, “is it through USAA ?” to which he replied “yes it is”.  Here in Fayetteville, NC this seems to be an issue that comes up time after time...we … (9 comments)

fayetteville nc: Ladies Night with the FireAntz - 01/23/11 06:58 PM
Ladies Night with the FireAntz

Last night our local hockey team, The Fayetteville FireAntz, had a ladies night.  They were bringing awareness to the issue of Breast Cancer by wearing pink jerseys, giving pink shirts away to the fans and after the game auctioning jerseys and hockey sticks and gave the proceeds to charity as well.   What a great way to show support to your community.  There were venders throughout the concourse to have give aways and to show support for Breast Cancer.  My office, Keller Williams had a pink basket giveaway and we had several agents and one of … (6 comments)

Omni Health and Fitness Center in Fayetteville
This morning my wonderful husband decided it was time for us to get back to our fitness routine.  Since it is rather cold outside this means hitting the gym.  We are members of the Omni Health and fitness Center here in Fayetteville NC.  We purchased our membership last year, and were very happy with the facilities, the location and the hours.  Just got out of the routine of going..and since I am the queen of excuses, we haven’t been in quite some time.
I was a bit nervous as we walked in...but things were … (6 comments)

fayetteville nc: ScrubOaks, great local dining in Fayetteville, NC - 01/13/11 07:15 PM

ScrubsOaks...a Contemporary American Pub
On the north side of Fayetteville, NC, on Ramsey St., in the Villages of Kinwood,  there is a great place to eat called ScrubOaks.  I went there for the first time last night.  I had heard from several people that they had really good food but since this place is across town, I have not had the opportunity to go yet.  Let me say, I will be back!  I was greeted as soon as I walked in and immediately felt like I had been coming there forever.
There are tables or you can sit … (12 comments)

All Homeowners Welcomed..

Every month our Fayetteville Regional Association of Realtors has a monthly nuts and bolts and luncheon for the members. They do a great job in educating the Realtors.  We have great speakers throughout the community and sometimes get some great speakers from outside the area.                                                                      January is on of those times...we are going to have Dr. Lawrence Yun, Chief Economist of the National Association of Realtors, … (9 comments)

fayetteville nc: VA Loan Q&A: The Appraisal - 12/19/10 08:19 AM
I live and work in Fayetteville,NC so the VA buyer plays a huge part of my business....90% or more!  I am constantly trying to help explain the appraisal process to my VA Buyers and all sellers since this can affect them too.  I think this helps put it in easy terms.

For some first time home buyers and newcomers to the VA mortgage process, the VA appraisal is something of a mystery. One of the most important things house hunters often need clarification on is the difference between a VA appraisal and an independently hired home inspection. Home inspections are for … (2 comments)
