san marcos: Market activity for San Marcos, CA - 11/29/11 02:21 PM
I recently downloaded a market activity report for some investor clients that are looking in the San Marcos area.  One graph that really stood out was the number of closed sales.  It has dropped dramatically in the last month.  It is hard to explain why there is such a significant change and there certainly must be several factors in play.  We have seen our current buyers take a step back because of the instability of the job market.  We have also seen our investor clients back off due to the falling prices. I know that many buyers are reluctant to offer … (0 comments)

san marcos: Montiel Park in San Marcos - 10/14/11 01:25 PM
San Marcos has many recreational parks through out the city and two of the parks have Disc Golf Courses.  Sunset Park has a short course and is on the west end of town.  Montiel Park is a 10 acre park at the east end of San Marcos on Montiel Rd near Nordahl.  Montiel Park was originally opened in May of 2005 and the DGC was added in Feb of 2008.  The 9 hole course is just under 2800 feet long and the city of San Marcos continues to improve the course with drought resistant trees and a more "park like" landscape.

The 2011 Tour de Poway is over and everyone at the Bougher Park aid station had a great time.  The Kiwanis Club of San Marcos is in charge of the aid station at Helen Bougher Park in San Marcos, which is at about mile marker 41 in the 100 mile Tour de Poway.  This is a great fundraiser for our Kiwanis club and the proceeds go to help the children of North San Diego County.  The Kiwanis Club of San Marcos is involved with a literacy program and donates hundreds of books to the local elementary schools.

Kiwanis Club of San Marcos helps local school with garden project
In just a few hours this last Saturday, the Kiwanis Club of San Marcos cleaned up and helped to replant a new garden at San Marcos Elementary School.  Fourth grade teacher Mrs. Griley was in charge of the project and made contact with our club to get involved.
The garden is a wonderful learning tool for the children on many levels and also helps to feed some of the needier families that have students attending.
The Kiwanis Club of San Marcos does many projects to make the community a better … (0 comments)

Young Adventurers is a day-trip program in San Marcos-Escondido-Vista. The founder of the Young Adventurers was Lyle Davis of the Kiwanis Club of Hidden Valley. san marcos: 2011 Flag Retirement Ceremony in San Marcos - 06/20/11 11:07 AM
Every June 14th (Flag Day) the Kiwanis Club of San Marcos conducts a flag retirement ceremony.  Tattered, worn and dirty American flags are not to be simply discarded and thrown in the trash.  Any American flag that it is such condition that it can no longer be displayed must be destroyed in a dignified way, preferably by burning. Every year our event draws a few extra citizens, although it is not as well attended as it should be.  This year we were lucky to have a news crew from San Diego channel 5 at the event.  This will help get the word out … (2 comments)

san marcos: Community comes together to paint at San Marcos Middle School - 04/04/11 07:23 PM
Community comes together to help paint San Marcos Middle School Our Kiwanis One Day event this year was a great success.  Our project this year was to help out one of our local middle schools by painting the exterior of their very bland gym with the school colors.  The awesome organizer of this year's Kiwanis One Day was San Marcos Club member Anna Fleming.  Anna made sure that there were coffee and donuts in the morning as well as pizza and water for lunch. The coffee came from Ryan Bros Coffee in San Marcos and the pizza was donated by Rossi's … (2 comments)

san marcos: Investment Opportunities in North San Deigo County - 03/25/11 02:12 PM
Investment opportunities in North San Diego County There are currently many great opportunities in North San Diego County at for investors to take advantage of lower valued properties that offer nice rental income. Several San Marcos condo complexes have available properties that can be purchased and offer CAP rates of above 8%. Although there are some lenders that have attractive loan programs for investors that only require 20% down, these units will not cash flow without at least 25% down. Due to the location, these units typically rent very quickly so there are often little to no vacancy issues. … (1 comments)

Capriotti's Sandwich Shop Yesterday afternoon our neighbors stopped in and told us about a new restaurant in town that was in a the middle of a soft opening.  They informed us that the food was fantastic and that everything was free for this day only because they were training their staff and spreading the word about their new location.  Well we could not pass up a chance to check out a new restaurant in town so we finished working and headed over. My wife ordered the Cran-Slam Club, which has homemade turkey, cranberry sauce, ham, mayo and lettuce.  All on a … (6 comments)
