Villages of Brentwood saw the largest increase in sales that we've seen in any area of middle Tennessee. New Construction has been the market to beat in 2013 and they've certainly passed them! 
 
 
Home sales fluctuate from year to year in this Neighborhood. This is often considered a great neighborhood for first time homeowners.

Bradford Hills sales doubled in 2013 compared to 2012! Prices were up and Days on the Market were down. All good things for any neighborhood.
 
 
 
Sales prices show a 5% increase. With the variety of floor plans in Bradford Hills, the home sizes can vary from 1200 square feet to almost 3000sqft. These larger homes often have finished basements.
 
For this reason we also looked at the Sales Price/Square Foot. These numbers increased from $91.39 in 2012 to $100 in 2013. This resulted in a 10% increase!

Holt Woods home sales and prices not only increased in 2013, but they beat the general averages throughout Nashville. Sales were up a remarkable 81%. The following chart shows the numbers for 2012 and 2013.
 
 
Sales prices show a 5% increase. With the variety of floor plans in Holt Woods, the home sizes can vary from 1200 square feet to almost 3000sqft.
For this reason we also looked at the Sales Price/Square Foot. These numbers increased from $86.48 in 2012 to $98.35 in 2013. This resulted in a 14% increase!

The number of units sold in Nashville was down 5% but prices took a big swing up. Inventory continues to be very low and as we go into the Holiday Season, this is not likely to improve. Days on the market are also down considerably.
 
 
Predictions are that homeowners are waiting until the spring. At that time the market could be flooded with homes and become once again a Buyers Market.

The Bradford Hills Real Estate market has certainly seen a bounce back. Sales were up 56% compared to the same time period in 2012 and prices up a full 8%!
 
 
There are currently only 15 properties listed as Active in the Multiple Listing Service and 6 of those already have some type of Contingency on them. That only leaves 9 homes available for sale.
That is less than 3 months of inventory for this neighborhood. Anything less than 6 months of inventory is considered a Sellers' Market.

Holt Woods has seen an increase in both the number of sales and the prices of their homes this year! Sales were up 54% compared to the same time period in 2012. That's almost identical to the 56% increase that Bradford Hills saw.
 
 
There are currently 6 homes for sale and half of those have contingencies on them. That leaves a less than 3 month supply of inventory.
Holt Woods Homeowners who are thinking of a move, should seriously consider getting their home market ready!

Following the good news in the Nashville TN Real Estate market, Villages of Brentwood have also seen the sales and prices increase in this period, compared to the same period in 2012.
 
 
Days on the Market (DOM) are down. With less inventory than back before the melt down, it's quickly becoming a Seller's Market. There are currently 7 Active listings, of which 2 have inspection contingencies. That leaves a less than 3 month supply of homes for sale.

The Villages of Brentwood started off 2013 with a steady increase over the same period as in 2011. Sales up slightly and prices up too.
 
 
The remarkable thing we're seeing is how much the market has picked up since the beginning of April. There have already been 4 closings since the first of April, there is currently one sale Pending, and of the 4 properties on the Active Report, 2 have contingencies on them.

Bradford Hills appears to be following the Real Estate trends we've been seeing across the country. More sales, lower inventory and prices inching up. The numbers below indicate that prices have fallen since last spring, but that's not the case.
 
 
The average SIZE of the homes sold went from almost 1900 square feet to just over 1600. That means that the Sales Price/Square Foot went from $96/sqft to $106/sqft. A full 10% increase in just one year!

Holt Woods showed a dramatic increase in it's sales the first quarter of 2013, compared to that of 2012. There was only one sale between January and March of 2012 and 4 in the same period of 2013.
It's hard to compare prices, with so few transactions but the indication is, while adding in the Bradford Hills sales, that prices are up close to 10%.

Middle Tennessee Home Sales Continue to Recover!
The Greater Nashville Association of Realtors recently announced that though February sales increased 18% in 2012 compared with February of 2011, it was a decrease from the average of 24.6% that most months have shown!
It's the most homes closed in February since 2008. There were 1,784 closings compared to 1,515 last year.
March is predicted to be an especially good month as there are already 2269 homes pending!

Villages of Brentwood sales held steady throughout 2012. They had their share of foreclosures so we've done two charts to show sales and price results both with and without the foreclosures.
This chart shows the 2011 vs 2012 comparison with ALL sales included:
An interesting note is that with or without the foreclosures, the prices seem to have increased dramatically.
Closer look shows that there were 3 homes that closed at over $200,000 in 2012 while the highest price received in 2011 was only $180,000.

Holt Woods home sales stayed strong in 2012 compared to 2011. Prices appear to have increased a good bit.
We think when the end of months sales are reported that Holt Woods sales will be the same 12 as in 2011. The sales price increase is remarkable since they stayed somewhat stagnant in 2011.
It's an interesting contrast to Bradford Hills, where sales were up 58% for the same time period. But prices only increased 2% compared to the 10% increase in Holt Woods.

The Nashville Real Estate market hasn't seen sales this strong since the fall of 2007. It's still well behind that of 2006 but we're headed in the right direction it seems.
For the year, sales are up 27% over last year and may be as high as 25,000 transactions. That will be the first time since 2007.
Single family home Median prices increased from $167,500 to $179,900 or up 7% over the same time in 2011.

The number of Active Listings is down to 5, leaving a less than 3 month supply.
The Villages of Brentwood is nestled between Edmondson Pike and Nolensville Road, in he Nippers Corner area.  This neighborhood is in an ideal location with 3 grocery stores, restaurants and other locally owned businesses just in the Nippers Corner area. It's always exciting to report good news. Once again, Nashville has seen an increase in sales and an increase in the sales price. Just in October, sales were up 33% over October of 2011. The year to date closings exceed all of the closings for 2011.
The amount of the e price increase may seem insignificant. But the direction is the most important. It is the seventh month in a row for sales to increase.

We like to think that numbers don't lie but sometimes they don't tell the whole truth either. The numbers below show sales up and prices down. These numbers reflect the Average Sales Price.
What the numbers don't tell you is that of the homes sold, there were a large number of smaller homes that sold this year, bringing down the average sales price.
The average Sales Price/Square Foot (sp/sqft) went up from $86/sqft in 2011 to $95/sqft or a whole 10% INCREASE in price. That's huge.
