If you have been following me, you know I love to sell unusual or older homes. The more unique, the more fun and I love a challenge. 
Last week I went out to interview for a listing. They were 100% sure they wanted to sell their house but needed to check out one more agent. 
 
I had taken a couple of photos with my phone and am fascinated by the pre-civil war age of the main house. Take a look at the timbers, still with bark, used in the ceiling.

At yesterday's Baltimore's MeetUp we were discussing scheduling  like the airlines.. also known as overbooking.
This is a practice designed to fill the empty seats that no-show passengers leave behind.   It usually works out and only a small percentage have to be compensated.
 
 
 
 
 
 
I have been known to overbook.

What do I consider a perfect snow day in Baltimore?
Beauty with clean streets.
 
The day starts off with a trip to the gym with a light snow flurry.  My noon appointment did not cancel and we had a good showing at my
6606 Park Heights Condo #605.
The falling snow was beautiful from this six floor corner unit.
 
 
 Since my 2:30 appointment canceled, I was able to confirm our reservation for tomorrow's
Baltimore MeetUp.

On Fridays I say ''only 2 more workdays til Monday''
or
"have a good workend!
 
 
Even though the Baltimore weather has been chilly damp and at times icy, it has been wonderfully busy!
 
Friday we settled the property at 2324 Melinda  Drive, this weekend  I listed 3300 Timberfield Lane  and on Sunday 3500 Woodvalley Road  had a ratified contract.
All three are reflected in my weekly advertising.
One says "new listing", one says "too late" and one says "sold".

So glad the snow came yesterday so we could have a safe  
 MeetUp today in Baltimore.

It was a lovely sunny day perfect for a settlement. The original owners, married 67 years, were holding hands during the closing except, of course, when they were signing.
It was evident they loved this home filled with many years of memories.
Such a pleasure watching these two turn their beautiful contemporary home over to new buyers.

How many successful members have been been given advice that may not be in their best interest?
What advice have you 'not'  taken?
 
Beware of the person who finds it easy to negate  enthusiasm.
When asking for guidance, make sure you are asking in the right places. Good mentors are important.
