It seems like summer is whizzing by in the New Jersey/Hoboken area! Here we are in August, and on August 9, the Hoboken Nine will play a final game at Smith Field Park. If you live in the Hoboken area, you may be interested in the redevelopment of the Western Edge vicinity.  The Western Edge has been scrutinized and marked as an “Area in Need of Redevelopment” since 2006. The people in the Jersey City area are making themselves heard on a proposition that probably “seemed like a good idea at the time.”  An ordinance was proposed that would create “pedestrian plaza” on Newark Avenue from Barrow Street to Grove Street, and a stretch of Erie Street from Newark Avenue to Bay Street. It was proposed as a way of making the citizens of the Jersey Areasafer.

 If you live in the New Jersey area, you have probably heard a lot of talk lately about tax abatements. The New Jersey City Council has recently voted to approve a 20 year abatement for a proposed condo property development in the Powerhouse Arts district. This means more condos for Jersey!

Have you been to McGinley Square in Jersey City? It is one of the oldestneighborhoods in the city. The problem is that, being a very old neighborhood, it needs a spruce-up. Well, it looks like that is exactly what it will get with the McGinley Square East Redevelopment plan.
 
The proposed project, which required a zoning change, includes a 22 story building for St. Peter's University. This building will have residential units, possibly dormitories, classrooms and even child-care facilities. There will also be retail units and a movie theater.

Here in the Hoboken area, an ambitious project has been proposed to the city's Zoning Board of Adjustment. It would entail a Bowling Alley, a climbing gym, and other commercial/retail space on the ground floor, with office space above. On top of that would go ten stories of residential space.
 
South of the 14th Street Viaduct, between Madison and Jefferson Streets, is a building that would be remodeled and then expanded to fit the project. Everyone wants a good deal, especially when it comes to real estate.  I do too!
What I've noticed throughout my 13 year career selling homes in Hoboken and the surrounding area is that the best deals are available when the least amount of people are buying or from properties that have relatively minor cosmetic issues. 
For example the last financial meltdown beginning in late summer 2008 launched what may be the best opportunity to purchase a home in the last 20-30 years, maybe more.

Ok, today it officially feels like summer to me.  The day after the awesome 4th of July fireworks display on the Hudson river, parking was easily had in downtown Hoboken.  It's also really hot today.

One of the great benefits of living in Hoboken is that we are so close to Manhattan and that we're connected to the city by 2 ferry locations, the NJ \Transit bus to Port Authority on 42nd St & 8th Ave and the PATH trains to the World Trade Center and up to 33rd St.

The Hoboken condo market has made some significant moves, many may be in your favor.
Personally, I have been able to get 13 properties into contract during the first two months of this year.  Although the market has been very competitive as of late, most of my buyers have been able to secure the homes that they had targeted as their first choice!  I'm excited to be able to get many of them into their first homes and look forward to a long and mutually beneficial relationship :)

Hello Jersey City, I'm Hoboken.  Nice to meet you!
This is a great photo showing where Hoboken and Downtown Jersey City border each other.  Photo is taken from the Hudson Tea Building with 13th & Washington St., Hoboken in the foreground.
 
It's also a good perspective showing Hoboken with its abundant lower-rise buildings, many of which date back to the late 1800's, and the Newport section of downtown Jersey City with its newer high-rise buildings.
 
Both are very nice places to live.  Lots of really great condos with easy access to NYC.

I know most people feel that the Hoboken condo market is down, especially the "buyers" out there.  Surprise...prices went up when compared to last year.
When compiling the final sales figures for October 2011 using the Hudson County Multiple Listing Service, the central theme I noticed was.....
 
Fewer condos are selling but they are selling for quite a bit more!

Hoboken, NJ.
I love the town where I live and work, Hoboken, NJ, I really do.  It has a fantastic location with easy access into Manhattan, beautiful New York City and Hudson river views, an abundance of restaurants, nightlife, shopping etc., all the things people are looking for in an urban environment.
What I love most however is our sense of community.  Yes, there's always room for improvement, in any aspect in life for that matter.
