century 21 fort wayne: Can I find a great deal on a home in Fort Wayne right now?
- 06/16/14 05:58 AM
That's my short answer. Those of you that know me know that I don't like giving short answers, so here goes.
Right now inventory is low in the Fort Wayne real estate market. Especially if you're talking about homes in the Northwest and Southwest Allen County School Districts. Home inventory in those two areas are extremely low, and we're seeing homes fly off the shelves within days (and sometimes hours) of being listed.
If you're considering selling and you live in those areas, PLEASE call us at 260.704.0843. We'd love to talk with you about your situation.
century 21 fort wayne: Soon... I will blog again. There's just so much going on right now!
- 06/04/14 04:58 AM
Every morning I wake up and head over to Active Rain to read blogs and see what's going on out there. Oh, and to make my comments. I don't think I've missed a day of making comments in years!
But... there's so much going on over here that I haven't had the time (I know I could make it if I wanted) to kick out my weekly blogs.
I haven't told any stories lately.
The market reports have dried up.
My "how to" blogs are non existent right now.
It's kind of sad really.
century 21 fort wayne: How much is the home actually worth?
- 05/21/14 08:39 AM
I had an interesting conversation with one of my buyers recently. He had interest in a home that is priced at $250,000. It's been on the market for a few months now.
The home itself is in an area he likes, but it does need some cosmetic updates. By cosmetic I mean a fresh coat of paint throughout and some wall paper removed.
When we were discussing the offer he asked me what I thought the home was actually worth.
Knowing the area well, I told him that if he got the home in the $235,000 - $240,000
century 21 fort wayne: Here are a few reasons why we love selling real estate in Fort Wayne.
- 05/15/14 06:50 AM
Amanda and I have been selling real estate in the Fort Wayne area for six years now, and there are many things we love about it.
We certainly don't have 9-5 jobs. We often work evenings and weekends, but we also shop on Tuesdays and have date day/night on Thursday.
New people every day
Whether it's another listing appointment or showing homes, we get to meet and work with new people every single day. That's exciting!
Through the years we have been able to create many great relationships with people who start out as clients, and
century 21 fort wayne: When inventory is this low, you need to think outside of the box.
- 05/07/14 05:02 AM
Right now inventory is really low in the Fort Wayne real estate market.
This especially holds true in Northwest and Southwest Allen County School Districts. When a nice home comes on the market in these areas, it's normally sold within a day or two.
It's a great problem for sellers to have, but what about the buyers?
A few weeks ago I showed a two story home in SWAC to my buyers. It was very reasonably priced, but it needed too many cosmetic updates. My buyers passed.
As we were leaving, I realized that this home was identical
century 21 fort wayne: WE NEED MORE HOMES TO SELL!
- 05/04/14 06:38 AM
The Fort Wayne real estate market is low on inventory.
Homes in Northwest and Southwest Allen County School Districts are flying off the shelves and selling within days (if not hours) of being listed.
That's great for sellers!
That's not so great for buyers.
As we see the weather (finally) breaking, we are seeing more and more buyers coming out of the woodwork.
A lot of those buyers are finding themselves in multiple offer situations and they are missing out on homes.
Last week we wrote a full price offer asking for $0 in seller
century 21 fort wayne: If you don't LOVE the home, DON'T BUY IT.
- 04/28/14 02:55 PM
A few weeks ago I was showing homes to a very nice couple. We just sold their current home and they were down sizing.
There were only seven homes total that fit their criteria.
After looking at all seven, they weren't in love with any of them. There were two that topped the list so we went through them again.
They narrowed it down to just one and decided that they were ready to make an offer.
I asked them what they loved about the home.
"The kitchen is nicer than the others. The living room is okay
century 21 fort wayne: What should I expect at closing?
- 04/23/14 05:54 AM
Okay... we've gotten through negotiating a purchase price, the home inspection, the appraisal, the loan approval, and the final walk through.
Time to close the deal!
What should you expect at closing?
No two closings are the same.
We've had cash deals that took 8 minutes to close, and another that took over an hour to close.
We've had FHA deals that took 18 minutes to close, and others that have taken two hours to close.
We've had issues come up from time to time at closings, but for the most part, they're pretty smooth.

century 21 fort wayne: Newbie Realtor tip of the week: When is enough enough?
- 04/18/14 06:15 AM
Besides selling real estate full with Century 21 Bradley here in Fort Wayne, I (Jared) also mentor newbie agents. I've always enjoyed teaching, plus it brushes up some of my skills as well.
I decided to write a weekly blog with tips for new agents. Here is last week's article.
Yesterday I got a call from one of my new agents. She has a "buyer" that she has been showing homes to for three weeks now.
She told me that she was starting to get frustrated with him because he insists on "getting deal" and buying a fixer upper.
century 21 fort wayne: I can't believe what this buyer did to me!
- 04/15/14 02:01 PM
I've been working with "Bob" for a few months now. We've seen three homes together (he's picky and that's fine) and have a very good working relationship.
He really liked the last home I showed him, so we put in an offer. It's a short sale, so who knows what's going to happen there.
In the meantime we've both been keeping our eyes open for other homes that might fit his criteria.
Nothing. Out of the thousands of homes listed for sale in Fort Wayne, nothing fits.
It's not really that he's picky about the home, he's picky

century 21 fort wayne: 75 and sunny? What a perfect day for showing homes!
- 04/12/14 05:47 AM
This winter has been ridiculous.
In Fort Wayne, we got 457 feet of snow this winter and the average temperature was -175.
Okay. I might be exaggerating just a little bit, but it was cold and snowy!
Yesterday I had showings in the morning and then wrote an offer in the afternoon. At the very last second, my insurance guy texted me and asked if I was up for some of this...
Of course I was!
That's Brookwood Golf Course off of Bluffton Road and Airport Expressway. It's a fun course and the huge planes fly
century 21 fort wayne: Newbie Realtor tip of the week: Slow and steady wins the race.
- 04/07/14 11:37 AM
Over the last year or so I have been mentoring new agents with Century 21 Bradley here in Fort Wayne. Amanda and I both sell real estate full time, but the mentoring thing was right up my alley so I signed on.
It's rewarding to see new agents succeed, and teaching them the ways of the real estate world is almost like a refresher course for me as well.
I decided that I'm going to write a weekly "Tip of the week" blog for any other new agents that may be reading here on Active Rain.

- 04/06/14 06:29 AM
A few years ago I met a young client and his wife at a little home in Northeast Fort Wayne. They were Facebook friends of mine. They were pre-approved for around the $100,000 mark and ready to go!
Or so I thought...
The home wasn't for them, so we had a conversation about their wants, needs, and expectations.
They needed 3 bedrooms, 1 bath, a 1 car garage, and the home needed to be in Northeast Fort Wayne.
Piece of cake!
There were a ton of active homes that fit their criteria.
I did a quick search
