Besides selling real estate full with Century 21 Bradley here in Fort Wayne, I (Jared) also mentor newbie agents. I've always enjoyed teaching, plus it brushes up some of my skills as well.
I decided to write a weekly blog with tips for new agents. Here is last week's article.
Yesterday I got a call from one of my new agents. She has a "buyer" that she has been showing homes to for three weeks now.
She told me that she was starting to get frustrated with him because he insists on "getting deal" and buying a fixer upper.

I've been working with "Bob" for a few months now. We've seen three homes together (he's picky and that's fine) and have a very good working relationship.
He really liked the last home I showed him, so we put in an offer. It's a short sale, so who knows what's going to happen there.
In the meantime we've both been keeping our eyes open for other homes that might fit his criteria.
Nothing. Out of the thousands of homes listed for sale in Fort Wayne, nothing fits.
It's not really that he's picky about the home, he's picky

This winter has been ridiculous.
In Fort Wayne, we got 457 feet of snow this winter and the average temperature was -175.
Okay. I might be exaggerating just a little bit, but it was cold and snowy!
Yesterday I had showings in the morning and then wrote an offer in the afternoon. At the very last second, my insurance guy texted me and asked if I was up for some of this...
Of course I was!
That's Brookwood Golf Course off of Bluffton Road and Airport Expressway. It's a fun course and the huge planes fly

Over the last year or so I have been mentoring new agents with Century 21 Bradley here in Fort Wayne. Amanda and I both sell real estate full time, but the mentoring thing was right up my alley so I signed on.
It's rewarding to see new agents succeed, and teaching them the ways of the real estate world is almost like a refresher course for me as well.

A few years ago I met a young client and his wife at a little home in Northeast Fort Wayne. They were Facebook friends of mine. They were pre-approved for around the $100,000 mark and ready to go!
Or so I thought...
The home wasn't for them, so we had a conversation about their wants, needs, and expectations.
They needed 3 bedrooms, 1 bath, a 1 car garage, and the home needed to be in Northeast Fort Wayne.
Piece of cake!
There were a ton of active homes that fit their criteria.

A few weeks ago I got a message from a Facebook friend. He asked me if I would be willing to help him find a home here in Fort Wayne.
Of course I'd be willing! It's what I do.
He went on to tell me that I shouldn't spend too much time with him because I won't make a lot of money on this deal. He almost sounded apologetic when he told me that his price range was around $50,000.

My short answer? It depends.
Those of you that know me realize that I rarely share just my short answers...
Fort Wayne has three major rivers running through it. The St. Marys, St. Joseph, and Maumee Rivers meet downtown.
There has been a history of flooding issues in certain areas of Fort Wayne, so over the last 10 years or so the city has done extensive work on the river banks to contain most of it.
That said, there are still a handful of neighborhoods in Fort Wayne that are in a flood zone, even though they

One of the joys of mentoring new agents here at Century 21 Bradley in Fort Wayne is that I get to answer all kinds of questions. It's almost like a refresher course!
This morning one of my new agents called and asked me this question:
How honest should I be with showing feedback?
She told me that one of the homes she toured yesterday smelled terrible! There were at least five kitty litter boxes throughout the home, and the cat urine smell was over powering.
Should I tell the listing agent that, or is that being mean?

As a Realtor in Fort Wayne, I get asked certain questions by my buyers a LOT.
One of them is always "What did the seller pay for the home when they bought it?"
It's obvious why my buyers ask this question so much. They don't want to over pay for a home. It's that simple.
Here is my response to every buyer that has ever asked me that question:
It doesn't matter.
Gasp! What? What do you mean it doesn't matter???

As a Realtor here in the Fort Wayne area, I (Jared) work with a lot of home buyers. Some are first timers, some experienced.
Many times I am contacted by buyers that are still working on financing or don't quite have the entire down payment yet. These buyers are often 45-60 days away from being ready to write an offer.
A common questions I get is "When can we start looking at homes?"
I totally get it. Folks are excited to get out there and find their dream home. Looking at homes is fun!

A few short months into my real estate career I got a call from Crystal. She needed to buy a home and wanted me to help her.
She was pre-approved, knew what she wanted, and she was ready to go.
I took her out and showed her 3-4 homes that Saturday, but none of them were the right one. We planned to go out again the following Saturday.

How's the real estate market in Fort Wayne right now?
My answer in short: It's good.
Now here's my long answer...
Inventory is pretty low in most parts of Fort Wayne.
In Northwest Allen County and Southwest Allen County school districts inventory is very low.
Amanda and I have several buyers looking in those areas, and when something pops up, we have to jump on it.
There is more inventory if you are looking for homes in Fort Wayne Community School District. Homes are also a lot more affordable in that area.

I get crap from people all the time because I sometimes miss calls.
Sometimes my friends give me a hard time, sometimes my neighbors give me a hard time, and then there's my mom.
She always give me a hard time about not answering my phone, God love her.

I got a text this morning from a client that I just started working with. She asked about a new house that popped up on the market yesterday. She simply wanted more information on it.
She sent me a short text yesterday.
