A few months ago I was working with a young first time home buyer. He was a really fun client to work with. He was appreciative of my time, my efforts, and my knowledge.
Or so I thought.
This year the Fort Wayne real estate market has been more of a seller's market than a buyer's market. I explained that to my buyer, educated him, and told him that when we find the right home, we're probably going to have to write a strong offer.
We found a home that afternoon that he fell in love with.

That's my short answer. Those of you that know me know that I don't like giving short answers, so here goes.
Right now inventory is low in the Fort Wayne real estate market. Especially if you're talking about homes in the Northwest and Southwest Allen County School Districts. Home inventory in those two areas are extremely low, and we're seeing homes fly off the shelves within days (and sometimes hours) of being listed.

But... there's so much going on over here that I haven't had the time (I know I could make it if I wanted) to kick out my weekly blogs.
I haven't told any stories lately.
The market reports have dried up.
My "how to" blogs are non existent right now.

I had an interesting conversation with one of my buyers recently. He had interest in a home that is priced at $250,000. It's been on the market for a few months now.
The home itself is in an area he likes, but it does need some cosmetic updates. By cosmetic I mean a fresh coat of paint throughout and some wall paper removed.
When we were discussing the offer he asked me what I thought the home was actually worth.
Knowing the area well, I told him that if he got the home in the $235,000 - $240,000

Amanda and I have been selling real estate in the Fort Wayne area for six years now, and there are many things we love about it.

Right now inventory is really low in the Fort Wayne real estate market.
This especially holds true in Northwest and Southwest Allen County School Districts. When a nice home comes on the market in these areas, it's normally sold within a day or two.
It's a great problem for sellers to have, but what about the buyers?
A few weeks ago I showed a two story home in SWAC to my buyers. It was very reasonably priced, but it needed too many cosmetic updates. My buyers passed.
As we were leaving, I realized that this home was identical

The Fort Wayne real estate market is low on inventory.
Homes in Northwest and Southwest Allen County School Districts are flying off the shelves and selling within days (if not hours) of being listed.
That's great for sellers!
That's not so great for buyers.
As we see the weather (finally) breaking, we are seeing more and more buyers coming out of the woodwork.
A lot of those buyers are finding themselves in multiple offer situations and they are missing out on homes.

A few weeks ago I was showing homes to a very nice couple. We just sold their current home and they were down sizing.
There were only seven homes total that fit their criteria.
After looking at all seven, they weren't in love with any of them. There were two that topped the list so we went through them again.
They narrowed it down to just one and decided that they were ready to make an offer.
I asked them what they loved about the home.

Okay... we've gotten through negotiating a purchase price, the home inspection, the appraisal, the loan approval, and the final walk through.
Time to close the deal!
What should you expect at closing?
No two closings are the same.
We've had cash deals that took 8 minutes to close, and another that took over an hour to close.
We've had FHA deals that took 18 minutes to close, and others that have taken two hours to close.
We've had issues come up from time to time at closings, but for the most part, they're pretty smooth.

I've been working with "Bob" for a few months now. We've seen three homes together (he's picky and that's fine) and have a very good working relationship.
He really liked the last home I showed him, so we put in an offer. It's a short sale, so who knows what's going to happen there.
In the meantime we've both been keeping our eyes open for other homes that might fit his criteria.
Nothing. Out of the thousands of homes listed for sale in Fort Wayne, nothing fits.
