finances: The Numbers are In - February was Pretty Good! - 04/01/10 02:52 PM
Welcome Back Readers!   It's time for a Market Update, The Lancaster County Association of Realtors® (LCAR) just  released their monthly recap of real estate market activity in February 2010 and there were a few good things to point out.
I'll tell you what those are shortly, but in the meantime just a note, March was busier than February, April will most likely be too.  As a reminder, if you are buying a home, as a first time buyer or a repeat buyer, you have 29 days left to place a home under agreement to ensure that you qualify.  Buyers who want to … (0 comments)

When looking at Chimneys and Fireplaces during his Lancaster County Home Inspections, Matt considers a number of things:
This week, let's continue discussing what a home inspector should do when it comes to inspecting fireplaces and chimneys.
During my inspections, I regularly recommend a proper flue cover be installed.  These covers have flat sheet metal on the top and wire mesh on the sides.  They help keep rain water, leaves, … (0 comments)

finances: It Isn’t a Question of “If” Waiting Will Cost You, but Rather “How Much?” - 12/09/09 10:16 PM
Waiting.  Sometimes a wise strategy, sometimes a foolish one.  When it comes to home buying, waiting will surely cost you.  There are a number of reasons why, but before I go into that, let's get one thing clear.... if you aren't in a positions to buy, if you truly can't afford it, don't do it.  But if you are unsure, if you are "thinking about it", if you are planning to "start looking" in a few months, you need to hop off the fence and start now.  Waiting is a mistake.  Here's why:

finances: HUD Secretary Donovan woke up this morning and got himself a gun…… - 12/03/09 04:05 PM
... and he plans to use it to take out the US Housing Market!
I know, very dramatic.  Maybe even a little uncalled for.  On the other hand, there is really no other way to describe how potentially dangerous the policy changes that  HUD Secretary Donovan is proposing this week.  What are those changes?
Before I tell you what he is proposing, a little backgorund on my thought process is in order.  I work with dozens of home buyers every year.  Most homebuyers, like most Americans in this economy right now, don't have tens of thousands of dollars sitting in a … (3 comments)

finances: The numbers are in and they're...... not that bad! - 11/19/09 03:03 PM
I know, I know, not the most inspiring title but seriously, when we look at market statistics in today's ecnomy not that bad is pretty darn good!  Read on to find out more!I don't know if you are familiar with Zillow.com or not, but they are a national website that aggregates real estate listings and data.   I don't agree with everything they do, but they do a nice job of creating cool charts and graphs that show area trends and when you look at those charts, it's easy to see why I say things are doing pretty good here in … (0 comments)

finances: It’s Back! PHFA Allows Buyers to use the First Time/Repeat Buyer Tax Credit to Close! - 11/18/09 04:25 PM
It's official!  Today, Pennsylvania Housing Finance Agency (PHFA) announced that it has allocated funding in the amount of $5,000,000 for the continuation of their Tax Credit Advance (TCA) program!   This is a limited time offer, so take note, once they run out of money it will be too late, so you need to move now if you want to take advantage of it!  According to Kate Newton, the Director of Homeownerships Programs for PHFA, the original program began offering the advance loans in June and by September they gave out $5,750,000 in loans and were out of money.  The new funding breathes life … (0 comments)
