For all properties actively marketed at that time, the price was $280,000 in August 2010 compared to $275,000 in August 2010. In August 2011, about 19% of all listings were under deposit or under contract, compared to about 13% in the same time of 2011. Homes that are on the market has declined about 20%. The condo market is averaging about 7 months of inventory as of the end of May.  That is an improvement of when inventory reached 14 months in January, but is up from 5.6 months supply in April. I think the large increase of properties going on the market is because people want to move in the summer.

The condo market in Danbury has seen signs of improvement over the last few months, compared to 2008. The median sales price has been on the increasing for the last 3 months of 2009. The monthly sales supply of listings at the end of December is a near 2 year low.

Real estate in the Danbury area is holding up much better than other parts of the country. For single families homes in towns around Candlewood Lake plus Bethel,  inventory is averaging  7.5 months at the end of December 2009. This is the lowest point it has been in  2 years.  It is also interesting to note that in January 2009, inventory did swell up to a monthly sales supply of listings for 26 months.  The median  sales price has only decreased 8.5% since December 2007, and prices have gone up for the last 3 months.
