Naisbitt-Bagley Team, ERA Realty Center, 1st Fall Newsletter Update--Happy Harvesting!

According to the Utah REALTOR Third Quarter 2014 official magazine of the Utah Association of REALTORS, "Utah prices still rising but at a slower rate."   The article states, "Home prices are on the rise but are not spiking as they did last year."  "Home buyers are benefiting from slower price growth due to the much-needed rising inventory levels seen since the beginning of the year, said Lawrence Yun, chief economist for the National Association of REALTORS."  The article goes on to say, "A slowing in the rate of home price … (0 comments)

cedar city foreclosures: Is The Tide Turning From Buyer's Market to Seller's? Watch and See! - 01/29/13 02:04 PM
Recently, a home in one of Cedar City, Utah's, nicest subdivisions sold for quite a bit more than homes had sold last year!  This is not a fluke nor is it a needle in a haystack!  The real estate market is changing before our eyes!  Another home in the same area got 4 offers and will sell for significantly more than list price!  It was fun to watch!  It felt good to hear the happy tones of the people involved.
i have been selling real estate for 29 years, but I am not sure I have seen a sharper turn!  You … (0 comments)

cedar city foreclosures: Happy Columbus Day To You! - 10/10/11 08:18 PM
I've been having a fun day walking down memory lane.  I'm back in my 4th grade school room at Stoker Elementary.  Mrs. Davis is saying, "Columbus sailed the ocean blue in fourteen hundred and ninety-two!"  That was certainly a long time ago.
We all can't help but remember that phrase, and what a beautiful sailing so long ago!  Look at the awesome outcome."  I'm sure Columbus would be both shocked and pleased with the results!  Enjoy your memories, and have a Happy Columbus Day!

cedar city foreclosures: Is Listening A Vital Step In Giving Top Service In Real Estate Transactions? - 09/28/11 06:05 PM
I say a resounding, "Yes!"  I recently read an article by Brian Tracy in a blog from Steve Florio of Mortgage Family titled, "The Key to Sales Success."  I agree that "The ability to listen well is absolutely indispensable for success in all human relationships."  That's true for sales as well as in life.  I was very impressed with his article.
The only way we can give a client the service he deserves is by listening to what he wants and needs.  We have to be interested in their thoughts and feelings, as Mr. Tracy points out, in order to provide … (1 comments)

cedar city foreclosures: Short Sale, Foreclosure, Loan Modification, Deed-in-Lieu of Foreclosure? What? - 09/09/11 11:35 PM
When oh when can we just go back to resales and new construction with hardly any distressed sales any more?   I feel so sad for the sellers who can't make their payments because they lost their jobs or have some other hardship; and yet, I feel so strongly that the payments should be made because a commitment was made to pay them.  But how?  It seems for many there just is no way.  I certainly don't know the answer.
Everything seems all confused in today's world.  I want it fixed, but I don't know what can be done to fix it.  Will … (4 comments)

cedar city foreclosures: Keep A Gratitude Attitude For Maximum Happiness & Real Estate Success! - 09/06/11 07:33 PM
This morning I woke up early.  My husband was sleeping soundly, and I didn't want to wake him up.  I started thinking about all of the things for which I am grateful including life itself!  After thinking of hundreds of things to be thankful for, I started my day with a beautiful warm and satisfying sense of well-being.  All is right in my world today in spite of the problems around me.
It doesn't matter what our field of business is, a positive and thankful attitude can bring us success.  The universe will work in our favor if we want it to!  … (2 comments)

cedar city foreclosures: Does "Stop Dreaming, Start Doing" Apply To You? - 08/19/11 05:36 PM
That's the catchy title on the article I just read by Kelle sparta/November 2007.  I love her first paragraph, "Some people do so well at achieving their goals, while others never seem to turn their career aspirations into reality.  Why?  Because "doers" put their plans into action, while "dreamers" set lofty goals that--consciously or not--they don't believe they can ever actually fulfill."
I believe that believing is an absolutely necessary step in reaching your goals.  If your brain can't get around it, how can you possibly achieve it when your brain is directing the show?  I love the song, "To Dream the … (2 comments)

cedar city foreclosures: "Investors Encouraged to Look For Deals" - 07/31/11 01:01 AM
A recent article in the Landlord Times in Utah said, "As an investment, Arrends points out now may be a good time to buy real estate.  In certain markets, he says home price falls have fallen so far they have wiped out many of the gains in the last decade, so there may be deals aplenty."  I do agree that there are many bargain-priced homes available.
The same article points out that many would-be homebuyers are choosing to rent at this time.  That would mean that buyers purchasing rentals should have a ready-made market of renters.
With prices and interest rates … (1 comments)

cedar city foreclosures: Do You Believe that Renting is Replacing Home-Ownership In the USA? - 07/21/11 11:36 PM
After one of our investors closed on a rental home today, he met with me in my office to discuss his next purchase which will be in December.  He went into detail about his research in real estate market trends.  He strongly believes that we are going to become a nation of renters rather than a nation of home-owners.  He is cashing in and putting his money into rental units and has already purchased several.
Could this be true?  It is difficult for me to believe that anyone would rather rent than purchase their own home.   I've rented and worried about whether to … (2 comments)

cedar city foreclosures: More Homes In Cedar City, Utah, Are Closing in 2011 Over 2010! - 07/15/11 01:28 AM
It's true, and I believe we are seeing more buyers in our real estate market in the Cedar City, Utah, area this summer.  Our market usually does pick up this time of year, so I'm happy that trend seems to be continuing.  Prices are at bargain low levels and so are interest rates.  With the huge inventory and attactive no-down loan programs, buyers are moving off the fence and buying their home!

cedar city foreclosures: Great Advice to "Calm your mind" In The Busy World of Real Estate! - 06/21/11 02:04 PM
Steve Florio of Mortgage Family often emails real estate agents some really good stuff!  I really liked his advice June 20, 2011.  He quotes Ralph Marston as follows, "You can choose your thoughts.  And you can choose, for a while, to be free of those thoughts."  Those are the first lines of 6 paragraphs, and these words caused me to stop, ponder and feel.  I will save the rest for another day!
How do you choose your thoughts?  Carefully!  I am a strong believer in "what you think you become."  I've practiced replacing thoughts with other thoughts.  For example, if I find … (2 comments)

cedar city foreclosures: "Why Self-Image Is A Key Part of Your Personality" (In Home Sales or Other!) - 06/15/11 10:57 PM
Steve Florio Of Mortgage Family sends out an informative email from time to time.  I especially like his June 13, 2011 "Monday Motivator."  He says, "You always behave on the outside in a manner consistent with the picture you have of yourself on the inside."
He goes on to say, "For example, if you see yourself, as calm, confident and competent in any aspect of selling, when you are engaged in that activity, you will feel calm, confident and competent.  You will be positive and happy.  You will perform well and get excellent results.  If, for any reason, it doesn't go … (1 comments)

cedar city foreclosures: Smart Real Estate Buyer Believes Now Is the Time to Purchase Rentals! - 05/12/11 05:40 PM
I have a client that seems to have a 6th sense when it comes to real estate.  She purchased beautiful land NW of Cedar City years ago, in spite of her husband's objections, because she knew it would go up in value.  When everyone thought real estate development land would keep on going up for years to come, she said it wouldn't go up anymore and wanted to sell her land right away.
I've been her REALTOR  for many years and acted as her agent to get her land sold at top dollar.  She was absolutely right.  The market turned around after we got … (2 comments)

cedar city foreclosures: Home Mortgage Rates Improve - 05/06/11 07:20 PM
Kent Reid of MGM Funding sent the following Mortgage Market News for the week ending May 6, 2011.  With his permission, let me quote, "Weaker than expected data helped mortgage rates improve for most of the week, but Friday's Employment report then surprised to the upside, causing mortgage rates to give back some of the improvement. In the end, as they have for each of the last few weeks, mortgage rates finished the week a little lower."
Who knows when rates will rise as people keep expecting them to do.  For now, we do know that they are affordable and prices … (0 comments)
