cedar city: Low Rates, Low Prices, $8,000 Tax Credit & $6,000 Grant= More Sales Activity - 03/24/09 05:25 PM
I was talking to the agent for one of the townhome projects here in Cedar City, Utah, and she said my buyer made the first offer and is planning to close in a few days.  They have 2 more under contract, and they have 2 more buyers in the wings that are contemplating making offers.  My buyer's friend is also thinking of buying one of these charming townhomes.  In all, that would fill the building!  I would say that's quite an increase in sales since these 2 incentives came available.  Wouldn't you agree?
I believe all of these buyers are planning to … (1 comments)

cedar city: $20,000 In Discounts May be Available If You Meet The Criteria! - 03/23/09 08:36 PM
NEWS BULLETIN:  Son Builders at Hidden Hills Cove Subdivision will match the $6,000 incentive from Utah Home Run Grant for new construction.  What do they mean?  If you purchase one of the 2 gorgeous new homes in Hidden Hills Cove Subdivision and close in the next 90 days, Son Builders will give a $6,000 credit towards closing costs for buyers or upgrades.
Where is the $20,000?  The stimulus package has $8,000 tax credit for first time buyers who meet the criteria.  With the State's grant for new construction of $6,000 and Son Builders' $6,000 and the $8,000 from the stimulus package, that's … (0 comments)

cedar city: Is There Or Is There Not $6,000 For New Construction? - 03/19/09 07:40 PM
Recently both Kent Reid and Tim Prindle from MGM Funding sent me exciting news of a possible $6,000 grant to buyers purchasing new construction homes in the State of Utah.
I walked into my office at ERA Realty Center this morning to a flurry of discussion as to whether or not the governor had signed the "Utah Home Run Grant" program yet.  One lender said yes.  Two lenders said no.  I assume the answer was that it could happen any minute but hasn't happened yet,
Has anyone heard if the governor signed it today or what the schedule is for signature?  Please let me know.  I … (0 comments)

We had 12 hours of excellent, up-to-the minute training on Short-sales, owner finance, lease options, ethics and much much more!  This is training designed to benefit my clients whether they are buyers or sellers.
In the current economy, there are many ways to work things out to get the results the buyers and sellers need that go beyond the normal real estate transaction.  We are trained to … (0 comments)

cedar city: Real Estate Market is feeling the effects of The $8,000 Tax Credit Benefit - 03/14/09 09:49 PM
Cedar City, UT, Real Estate News Update:
I received an email today from Tim Prindle at MGM Funding.  He wanted to remind me of the tax credit that is a very important part of the American Recovery and Reinvestment Act of 2009.  He said this credit is easy to offset the 3.5% downpayment requirement for FHA.  Here is the verbiage from Tim again:
"First-time homebuyers who purchase homes from the start of the year until the end of November 2009 may be eligible for the lower of an $8,000 or 10% of the value of the home tax credit.  Remember a tax … (1 comments)

cedar city: Cedar City, UT, Real Estate Benefits For Buyers - 03/12/09 09:52 PM
My son in law heard on the news that Utah has too many new homes, and Utah is offering some buyers a $6,000 credit for buying new construction homes.  I have no idea who to call to check this out, but I need to hurry because it's only for the first 1600 buyers if this is true.  I did hear today that it's a Utah Housing offer, and people would need to get a Utah Housing loan to benefit from it and that the money has to be paid back at the end.  I also heard that it is used as the … (0 comments)

cedar city: Beautiful Sunshiney Day With Sparkling Snow on Cedar City, Utah Homes - 03/07/09 06:47 PM
I woke up this morning to a snowy white yard with more white on it's way to the ground!  Last night my husband told me not to worry because we wouldn't get much snow in March.  Well, this is much snow!  It took me about 45 minutes to dig out of my driveway, and that was with the help of the neighbors!  That's one thing I love about Cedar City--the friendly helpful people.  Thanks to them, I was able to be out showing homes on time.
Now it's afternoon, and the sun is shining brightly on the snow.  It's sparkling like … (0 comments)

cedar city: Did you hear that investors may now possibly have 5 to 10 mortgage loans? - 03/04/09 08:15 PM

I just called one of my investors to tell hime that there is incredibly exciting news today that investors will want to note!  There is a possibility now that you may be able to qualify for between 5 and 10 mortgage investor loans rather than just the 4 recently allowed.  MGM Mortgage gave us this news today at our ERA meeting.  There is much going on in the industry that benefits investors, and, of course, there is the $8,000 tax credit that benefits first time home buyers.  It gets better and better for buyers!
Wow!  We wrote 2 offers today!  … (0 comments)

cedar city: Buyer's Instructions From Lender To Amend His Return Or File Next Year! - 03/03/09 05:30 PM
Have you wondered how buyers will get the $8,000 tax credit?
I went to my first closing today with a first-time buyer that is planning to get his $8,000 tax credit.  His lender, Tim Prindle, from MGM Mortgage told him to talk to his accountant.  The lender said if the buyer has already filed his taxes, he could have his accountant amend the tax return to get the $8,000 tax credit right away; or he could file his return in 2009 to get the $8,000 tax credit. Either way, the buyer could get the tax credit as long as he met the criteria and purchased a home … (1 comments)

cedar city: Budget Proposal Announced Today: What About Mortgage Interest Credit? - 02/27/09 05:50 PM
A small section of the President's budget proposal that was announced today has the potential to become a major problem to a recovery in real estate markets in the upper price levels in my opinion.  According to the plan, the amount of mortgage interest deductibility on families earning over $250,000 is reduced.
I believe that would result in home values dropping significantly.  Many people will think that it's okay because it's just for the people that earn over $250,000m but I feel strongly that this could cause more problems in our economy than it resolves.
Also, think about inflation!  Economists are … (0 comments)

cedar city: Is $8,000 Credit Enough Sway The Buyers Sitting On The Fence? - 02/26/09 09:46 PM
I would say that the answer is yes!  I had a buyer today who had decided to rent for awhile until she found out the $8,000 incentive is a tax credit according to a local lender, Tim Prindle, at MGM mortgage!  Basically, he said that if the buyer owes $2,000 in taxes, he should get a $6,000 refund.  Wow!  Is that an incentive or what!  Tim said that the buyer must have not owned a home within the last 3 years and must purchase a home before December 1, 2009.  He said that if the buyer lives in the home for … (2 comments)

cedar city: Have Any Of You Heard About "Safe Harbour" Rather Than IRA? - 02/24/09 08:37 PM
I now own 2 investment homes and 3 lots in my IRA.  Since losing nearly 3/4 of my stock investments, I wanted my money in real estate.  Homes typically don't disappear like my stock money did!  I thought I had chosen the best place for what's left of my meager retirement funds.
Today I received an email from a very kind individual that was answering a recent blog of mine.  In the blog I had suggested that buyers might want to consider purchasing real estate with their IRAs.  Many investors I have met don't even know you can do that, so I wanted to throw that out while there is still a sea … (0 comments)

cedar city: Did You Know There Is A Way To Purchase Real Estate With Your IRA? - 02/23/09 09:17 PM
It's true!  I own 2 investment homes in my IRA.  Would you like more information on how you can do the same?  Call Janet Naisbitt-Bagley at 435-865-1019 or 800-934-3742 for who to contact and how.  Then search the MLS on my website at www.homesincedarcity.com for foreclosures, short sales and all bargains.
Would you like to become wealthy?  As I learned in recent training, many millionaires have been made by purchasing real estate during recessionary times.  I had an investor tell me he didn't have the money right now, but he thought now was the time to invest in real estate.  I thought of a … (1 comments)

cedar city: Happy President's Day! I Hear There's An $8,000 Credit For 1st Buyers! True? - 02/16/09 01:20 PM
Remember back when you were little?  How did you celebrate President's Day?   I remember spending hours at school celebrating our first president on Washington's day.  Remember the cherry tree?  That was a great story on honesty.  There was a separate day when we celebrated Lincoln's day.  We learned how he cared about freedom and every individual.
How many of you are old enough to remember celebrating both days?  I'll be 63 next week, and I'm certainly old enough!  All of a sudden one year all presidents were rolled into one great day where we can take time to honor all honest, hard working and caring presidents … (0 comments)
