I just got back from a wonderful trip with children and grandchildren!  It was great riding on rides and keeping grandchildren entertained that were not quite tall enough to ride even with the highest shoes the parents could find!  I brought a fanny pack full of fruit leather and puppets, and we all had a great time--both riders and nonriders!

I was thinking today that in this market of too many real estate agents for the amount of work available, being a licensed assistant of a well-established REALTOR is a great way to go!  I do have 3 licensed assistants and am wondering if they realize how lucky they are to have a steady influx of cash. 
What do you think?  Is it better to be on your own in a market like this or work with a team? I'd love to hear your opinion.

How?  There are lots of ways: 
1.  Try refinancing to get a longer term and lower interest if you want to keep your home!

Sometimes I find myself stuck on little issues that come up.  Are you that way?  The last few days I have been selling Cedar City, UT, real estate while spending time with my daughter, her husband, Bruce, and my 6 wonderful and practically perfect grandchildren from Syracuse, Utah.  While we were talking, something came up that really was not a big issue at all.  I admit that I was starting to stress.  My daughter reminded me not to worry about little things.  I've heard that before, haven't you?  I believe the phrase that applies here is, "Don't sweat the small stuff."

Wow!  My team and I have been so busy that sometimes I forget to breathe and gasp for air!  It's not just busy work!  I'm talking about negotiating counter offers, writing offers, presenting offers and running to closings! Last week we got 1 or 2 real estate purchase contracts every day!

I was talking to the agent for one of the townhome projects here in Cedar City, Utah, and she said my buyer made the first offer and is planning to close in a few days.  They have 2 more under contract, and they have 2 more buyers in the wings that are contemplating making offers.  My buyer's friend is also thinking of buying one of these charming townhomes.  In all, that would fill the building!  I would say that's quite an increase in sales since these 2 incentives came available.  Wouldn't you agree?

NEWS BULLETIN:  Son Builders at Hidden Hills Cove Subdivision will match the $6,000 incentive from Utah Home Run Grant for new construction.  What do they mean?  If you purchase one of the 2 gorgeous new homes in Hidden Hills Cove Subdivision and close in the next 90 days, Son Builders will give a $6,000 credit towards closing costs for buyers or upgrades.

Recently both Kent Reid and Tim Prindle from MGM Funding sent me exciting news of a possible $6,000 grant to buyers purchasing new construction homes in the State of Utah.
I walked into my office at ERA Realty Center this morning to a flurry of discussion as to whether or not the governor had signed the "Utah Home Run Grant" program yet.  One lender said yes.  Two lenders said no.  I assume the answer was that it could happen any minute but hasn't happened yet,

I received an email today from Tim Prindle at MGM Funding.  He wanted to remind me of the tax credit that is a very important part of the American Recovery and Reinvestment Act of 2009.  He said this credit is easy to offset the 3.5% downpayment requirement for FHA.  Here is the verbiage from Tim again:

I woke up this morning to a snowy white yard with more white on it's way to the ground!  Last night my husband told me not to worry because we wouldn't get much snow in March.  Well, this is much snow!  It took me about 45 minutes to dig out of my driveway, and that was with the help of the neighbors!  That's one thing I love about Cedar City--the friendly helpful people.  Thanks to them, I was able to be out showing homes on time.

I just called one of my investors to tell hime that there is incredibly exciting news today that investors will want to note!  There is a possibility now that you may be able to qualify for between 5 and 10 mortgage investor loans rather than just the 4 recently allowed.  MGM Mortgage gave us this news today at our ERA meeting.  There is much going on in the industry that benefits investors, and, of course, there is the $8,000 tax credit that benefits first time home buyers.  It gets better and better for buyers!

Have you wondered how buyers will get the $8,000 tax credit? 
I went to my first closing today with a first-time buyer that is planning to get his $8,000 tax credit.  His lender, Tim Prindle, from MGM Mortgage told him to talk to his accountant.  The lender said if the buyer has already filed his taxes, he could have his accountant amend the tax return to get the $8,000 tax credit right away; or he could file his return in 2009 to get the $8,000 tax credit. Either way, the buyer could get the tax credit as long as he met the criteria and purchased a home … (1 comments)

A small section of the President's budget proposal that was announced today has the potential to become a major problem to a recovery in real estate markets in the upper price levels in my opinion.  According to the plan, the amount of mortgage interest deductibility on families earning over $250,000 is reduced. 
I believe that would result in home values dropping significantly.  Many people will think that it's okay because it's just for the people that earn over $250,000m but I feel strongly that this could cause more problems in our economy than it resolves.
