home sales tallahassee: Mid Year Report With 4 Key Housing Trends - 07/15/14 05:55 AM
The first half of 2014 concluded just a few hours ago, so this will be a very timely Tallahassee real estate mid-year report.
No need to wait for a month or so when we have access to the Tallahassee MLS, right?
So take a look at the four key trends and what they are telling us at the half-way point in 2014.
4 Key Trends There are four key trends shown in the real estate graph below, and they help us understand what has happened and what we should expect for real estate in Tallahassee in the coming months and years.

home sales tallahassee: Another Way To Measure "Normal" In Your Housing Market - 06/16/14 04:12 AM
As I was preparing my reports that we published each month showing the changes to supply and demand in the Tallahassee real estate market, I came across a graph that I have not published in quite some time.
It caught my eye because it demonstrates the level of competition that people with homes on the market are facing each day. It shows the percentage of homes listed for sale that sell each month, and the picture is not altogether pretty for home sellers.
There is a shift in supply and demand occurring in the Tallahassee real estate market, and sellers must understand how … (2 comments)

home sales tallahassee: How To Forecast Your Real Estate Market Over Time - 05/05/14 06:36 AM
Every year or so, we like to use reversion to the mean analysis to forecast the future of the Tallahassee real estate market.
In case you have never heard of this concept before, reversion to the mean is a mathematical or statistical phrase used to explain the fact that things have a tendency to return to normal over time. Specifically, it refers to the tendency of a random variable that is highly distinct from the norm to return to "normal."
So in real estate, this concept means that no matter how good or how bad the real estate market gets, we know that over time … (18 comments)

home sales tallahassee: Is The Next Housing Bubble Inevitable Or Can We Avoid It This Time? - 10/31/13 05:20 AM
We have published numerous posts and reports to show the improving conditions in the housing market, including the fact that the number of home sales has risen 31.5% in the past 365 days.
But what does that really mean? What is the impact on people who need to sell a home? How about people who want to buy a home? Well, let's take a closer look.
31.5% More Home Sales
It is worth mentioning that the source of the information in this report comes from the Tallahassee MLS, because we typically utilize two separate sources of data on house sales. We … (0 comments)

home sales tallahassee: How The Mortgage Interest Rate Spike Will Slow The Market - 07/18/13 12:25 AM
Our latest year over year report shows home sales up for eleven consecutive months, marking the longest positive streak in the Tallahassee real estate market in more than twenty years.
Yep, that's right. This streak is longer than any we experienced during the boom of the housing market from 2002 through 2006, and no time in the 1990s did we see year over year home sales up for 11 straight months.
Year Over Year Home Sales Up
The year over year home sales graph below is one important graph that we like to monitor each month. It lets us know how well … (13 comments)

home sales tallahassee: Home Sales Up 28 Percent Over Last Year - 07/09/13 05:22 AM
Home sales are definitely on the rise and oh what a difference a year makes.
Currently we are seeing roughly 28% more Home sales every day in the Tallahassee real estate market compared to just one year ago, and the two real estate graphs in this report provide the context to see exactly how far we have come and yet have to go.

Daily Home Sales On The Rise Each of the two real estate graphs that are featured in this article show daily closed home sales in the Tallahassee real estate market.
The first graph zooms in to the most recent five years, … (3 comments)

home sales tallahassee: Is This Market Hot Or Are We Getting Mixed Signals? - 01/30/13 06:35 AM
Ask anybody who sells homes in Tallahassee how the market is doing and they will tell you it is hot!
As anecdotal evidence that our housing market is on fire, Century 21 Manausa and Associates has added two new associates in the past 30 days, and our sales thus far in January exceeds our production from January and February of last year combined.
But as exciting as these results are to experience, I still keep tracking multiple trends for home sales in Tallahassee in order to provide the best guidance possible. Currently, we are seeing some conflicting trends.

home sales tallahassee: 2013 Begins With A Sense Of Excitement For Home Sales - 01/16/13 05:35 AM
It's been a long time coming, but home sales in Tallahassee are finally showing signs that we are going to break away from the housing market bottom.
We projected significant improvement for this year in our 2013 Real Estate Forecast, and the earliest signs suggest that we were correct.
The real estate graph above shows that the current trend of daily home sales is nearly equal to the level that was artificially achieved during the Homebuyer Tax Credit run in 2010.
Sure, there are still all the upside down homeowners who won't bite the bullet to sell a home this year, … (0 comments)

home sales tallahassee: New Disturbing Trend In MLS: End Of Year Or Permanent? - 12/20/12 05:44 AM
In a recent article where we took A Closer Look At The Houses For Sale In Tallahassee, we found a hearty dose of Tallahassee home listings that were being sold under distressed conditions.
The article prompted many people to reach out to me and ask me a variety of questions, but one recurring theme related to the segmentation of the market between homes that were investments versus homes for sale for occupancy.
People were curious to see if the distressed homes for sale were mostly those investment properties under $100K, or if the problem was widespread across all price points. Here's … (7 comments)

home sales tallahassee: October Nearly Best In 21 Years Of Housing Reports - 11/12/12 07:04 AM
There is really good news to report regarding the October (year over year) house sales report.
The number of houses sold in Tallahassee in October 2012 was 41% higher than were sold in October 2011.
By tracking "year over year" monthly house sales, we are able to generate a house sales report which shows market trends without the impact of real estate seasonality.
October 2012 Year Over Year House Sales Report The real estate graph below shows the Tallahassee year over year house sales report going back to 1991. Each bar represents the percentage gain (or loss) for each month when … (4 comments)

home sales tallahassee: Know The Current Trends Before Stepping Into Local Housing Market - 11/09/12 05:06 AM
If you want to sell a house in Northeast Tallahassee (or perhaps buy one there), then you should monitor Northeast Tallahassee real estate trends before taking action.
Too often, I see people wanting to rush out and look at homes for sale in the Northeast Tallahassee real estate market without even first getting qualified or finding out what they should be looking for. Instead, they look at houses and then want to make an offer.
Conversely, I see people who own a home in the Northeast Tallahassee real estate market want to put a home on the market at a price … (0 comments)

home sales tallahassee: What Group Of New Listings Face Markets Similar To 2007? - 10/12/12 05:56 AM
Home sellers who are new listings should understand their place in the pecking order of all the homes for sale in Tallahassee.
More than 40% of the homes that were new listings last year failed to sell, and I believe that many of these frustrated homeowners would have done things differently if they only had known how to do so.

So What New Listings Are On The Market? When we look at homes that are new listings over the past thirty days, we see an expected progression from low priced new listings to the more expensive homes, but with one … (2 comments)

home sales tallahassee: Inman News To Study Declining Real Estate Supply - 09/06/12 05:39 AM
Recently, I was approached by Andrea Brambila, the Associate Editor of Inman News, about how we are dealing with declining real estate supply.
For those of you who have not heard of Inman News, they are a real estate reporting agency that monitors the US housing market. I have been identified by Inman (in the past) as their source for information on local housing and now the declining real estate supply in Tallahassee.
Inman News Studies Trend Of Declining Real Estate Supply The real estate graph below is a snapshot of the key one-year trends in Tallahassee housing, and the blue … (2 comments)

home sales tallahassee: John Wayne Speaks Out On The Current Housing Market - 08/22/12 06:04 AM
After watching a late night replay of an western film, I had to wonder what John Wayne would say about the housing market today.
John Wayne was one of the best known actors from the 1940s through the 1970s, and he usually starred as a rugged macho type who was calm under pressure.
If "the Duke" was here combating the housing market today, I think he would have a few choice words of advice for those of us who must contend with the problems of short sales, foreclosures, and bank owned properties in Tallahassee.

home sales tallahassee: You Can't Defy Supply And Demand In Real Estate - 07/19/12 06:08 AM
There is no better place to get information about home sales than the Tallahassee Board Of Realtors Multiple Listing Service.
The Leon County Tax Appraiser holds the data which contains all of the sale and property transfers in Tallahassee, and it is a wonderful resource.
But the Tallahassee Board Of Realtors Multiple Listing Service contains most of the sales and most of the homes for sale in Tallahassee, which means we can examine the balance of supply and demand.
It is this real estate supply and demand dynamic that best guides our forecasts, and this is why I so often write … (11 comments)

home sales tallahassee: Will The Loss Of A Popular High School Principle Hurt Rebounding Home Sales? - 07/03/12 06:33 AM
After the great popularity of the article I recently published about homes zoned for Chiles High School, I felt compelled to follow it up with one about homes zoned for Leon High School.
Currently, buyers can choose from 354 homes zoned for Leon High School and listed for sale in the Tallahassee MLS.
As the oldest high school in Tallahassee, many of our long-time residents can remember when Leon High was the "only game in town."
That is not the case anymore, as many great "new" high schools have been built as well.
Consider this both an informational post about where … (2 comments)

home sales tallahassee: New Postive Trend Or Just A Blip In This Month's Housing Report? - 06/20/12 09:12 AM
Feedback from our readers continues to support us reporting the most up to date observations on housing trends in the Tallahassee housing market.
When we conducted a recent real estate survey, 100% of the respondents requested that we provide accurate information about the Tallahassee real estate market. We will continue to do that.
In fact, we have a great real estate graph to review today, and it might just be showing the start of a something that we have been long awaiting as we monitored the housing trends in Tallahassee.

home sales tallahassee: Speedier Sales Showing Up In Killearn Estates - 06/11/12 09:17 AM
Activity is increasing for Killearn Estates house sales, with unit sales up 14% through May of this year versus January through May of 2011.
If you are thinking of buying a Killearn Estates house, then your timing is pretty much perfect.
As you can see in the real estate graph above, the average Killearn Estates house has dropped 31% in value since the peak of the market. The average price per square foot of a Killearn Estate house in 2006 was $134 per square foot, while homes this year have been selling for an average of $92 per square foot.

home sales tallahassee: 17 Top Subdivisions In Tallahassee Comprise 40% Of All Home Sales - 06/04/12 07:50 AM
One question that out-of-town homebuyers always get around to asking is "what are the top subdivisions in Tallahassee."
Of course, my answer is always "it depends." Everybody has their own wishes, wants and desires, so I would think the top subdivisions in Tallahassee could be defined in different ways for different people.
For example, a young family might favor a neighborhood with a park, whereas a single professional might prefer access to restaurants. It all really comes down to the needs of the homebuyer.
But many of them also want to know where "everybody" is moving, so I show them this … (3 comments)

home sales tallahassee: Real Estate Market Bottom Very Clear In Updated Graph - 05/29/12 06:18 AM
If you've been keeping an eye on the Tallahassee real estate market, then you probably know that we have been bouncing around the bottom here for a few years.
In fact, we have begun our fourth year at roughly the same level of home sales in the Tallahassee MLS, a level that reflects about 50% of the normal amount of home sales for our area.
Tallahassee Real Estate Market Graph Home sales in the Tallahassee real estate market began to dive in 2006 and did not stop until a bottom was found in August 2009. The real estate graph below shows … (2 comments)
