daytona condos: Oceans Grand Condominium in Daytona Beach Shores. Market Snapshot - 08/25/14 08:52 AM
I haven’t written about Oceans Grand in a long time, and it is long overdue. So, let’s look at this condominium.
It is in Daytona Beach Shores, behind the new Publix, which is going to open the doors in couple of months after complete tear down and building a new one. Lighted tennis courts, semi-public golf course, all it makes a terrific place to be, and you even do not need a car to live or vacation here.
Anyway, this is one of the last tall buildings in Daytona Beach Shores, that has changed the ordinance and now you can’t build … (1 comments)

daytona condos: Ocean Vistas Condos in Daytona Beach Shores. Market Snapshot July 2014 - 06/30/14 10:39 PM
Ocean Vistas Condominium in Daytona Beach Shores, Florida.
Writing market reports about condos in Daytona Beach area is like looking at the surface of water, which is so still that looks like a mirror. There is simply no movement. The market is so still, that it is even surprising.
After starting moving after 2011 and 2012, we thought that it would be gaining speed, especially considering that real estate market in general is moving, and in South Florida is moving quite fast, as well as in many other areas in the nation… but not condos in our area.
I guess they … (3 comments)

daytona condos: Has Your Condo Become Bigger? - 06/18/14 08:36 AM
You Bought The Least Expensive Condo? Congratulations…
Why did you choose this particular condo from all others for sale in the building? Some units are on higher floors and, in addition to the ocean views, have the view of the Intracoastal (Halifax River). Some are direct oceanfront and have more value; some larger; some do not have a dark guest bedroom facing the walkway…
- Oh, you bought it because it was the least expensive unit in the building?
Now, you want to sell it. What do you think would be the biggest reason for a buyer to buy … (4 comments)

daytona condos: Condo Buyers. How To Avoid Trouble - 06/12/14 10:20 AM
Too often people buy a condo, and run into a problem with the Association. And not because they are rude and obnoxious people, or do not care about others, but because they do not know.
- What is there to know?
A lot, but we will concentrate on one issue here:
Minimum rentals.
It is not unusual for owners to think about offsetting some or all of their expenses by renting out their second homes (condos) when they are not using them. However, in Daytona Beach area practically every condo has some sort of rental restrictions. Majority of them are about … (10 comments)

daytona condos: Condos at MG on the Halifax...To Buy or Pass - 06/06/14 08:44 AM
I stopped writing about MG on the Halifax after the new owners came. I was not sure I believed in their quick formulas, and seems like I was right, at least partially, but they adjusted and things have changed to the better…
I was receiving a lot of calls about the project, and noticed that callers would turn to Marina Grande salespeople, and negotiating with them, as they expected better deals from the Seller. They used me to get my opinion. Some of them would call and say that they have an agent and are about to sign a contract, but … (2 comments)

daytona condos: After careful consideration... - 05/30/14 09:38 PM
Yesterday, I ran into one of my old Word files with over a hundred of unfinished blogs, quotes, ideas, and was ready to delete, when I stumbled upon
- After careful consideration we decided to withdraw our offer.
This was the end of 2011. I wrote a post but had not published it then. Everything was fine there, but time added a new angle to the story.
So, my buyers “after careful consideration” withdrew their offer. They rejected a 2,325 sf three-bedroom/three baths condo in direct oceanfront building with sweeping views of the ocean, in a very private setting with … (14 comments)

daytona condos: What Are They Looking At? - 05/22/14 10:09 PM
There is usually a reason why a picture is better than 1,000 words. This is, probably, the case. We can discuss why people buy condos, and how important is size, ceiling height, insulation, amenities, even good association, but if you look at this photo, you would know that these people have not yet noticed the appliances and anything else for this matter. If you ask them whether there is a kitchen in the unit, they would have difficult time answering…
They are saying they are looking for a condo, but are they really? They walked straight to the balcony….
Of course, … (13 comments)

daytona condos: When Being an SOB is a Good Thing - 01/14/14 11:04 PM
I specialize in beachside condos.
I know some of the Association property managers, which are on-site, and some of them know me.
Usually, it is very helpful. Makes life easier.
This happened couple of years ago. I sold several units in this luxury beachside condo in Daytona Beach Shores. I have a lot of photos taken there, it is a beautiful building. However, working on a virtual tour, I noticed that I did not have a good photo of their clubroom.
So, I took my Canon with extra lenses and a flashlight, and went to the building. I know a … (42 comments)

daytona condos: The Address That Does Not Exist OR The Hidden Treasure... - 01/13/14 01:28 PM
This is one of those "did you know?" kind of posts...
There is a listing in this beautiful condo building. Everything is fine, but when you click on the parcel ID, the county property appraiser’s page opens with “No parcels were found including the following search criteria: Parcel ID #_________________”
By the way, the parcel ID looks fine, and absolutely real… I went to county Property Appraiser's page and checked all units, and no, I could not find this one. There is no record of this unit. This condo does not seem to exist... There are units under and above, but this … (24 comments)

daytona condos: If You Want To Sleep In Your Bed Tonight.. - 01/11/14 06:22 PM
I am a condo dweller. I lived in a house and it was eating me alive. All this lawn mowing, trimming the bushes, or getting pine needles off the lawn…
This is not the ideal living for me. Condo is for me. And my clients are condo buyers. Many of them are moving to Florida in their mature years, and if they want to be on the beach (and they do) for reasonable amount of money, it means condo.
However, many of them never lived in a condo before, and there are some challenges.
You buy a condo on … (90 comments)

daytona condos: Buyer’s Shoes Too Tight? - 01/08/14 04:22 PM
Are Your Buyer’s Shoes Too Tight?
I am reading blogs about condos. Even if these condos are in other cities and other states. I specialize in condos, and I like to know what other agents do.
So, here is a blog post about a condo in a city where I have never been. There is information about the height, number of units, general location, some amenities. They have tennis court, and this is wonderful. There is an indoor and outdoor Jacuzzi , nice size pool…
But I can’t find any mention about the prices, not even the idea. I can't find … (22 comments)

daytona condos: Long Live The Condos!!! - 01/05/14 04:36 PM
There are 325 condominium buildings in greater Daytona Beach Area. Quite a number, isn’t it? But when was the first condo actually built in Daytona Beach? Did we have condos 100 years ago? No, we didn't.
First condominium buildings in Daytona Beach were:
Bellair Condos (1963),
Pendleton Club (opened doors June 15, 1963),
Landmark condominiums (June 30, 1963).
The new concept proved popular, and majority of area condos were built in the next 10-15 years. This was the time of conquering the Beach. Daytona Beach only had few expensive single family homes and motels/hotels, and here came the construction boom, and … (8 comments)

daytona condos: Should I Buy A Condo in MG on the Halifax? - 12/22/13 10:41 PM
I have not written about MG on the Halifax, which is a castrated version of the original name “Marina Grande on the Halifax”. Actually I have not written about them since the new owners took over unsold inventory. It is more than 2 years since the new owners came, but I still get calls from people who read my blogs.
The question I hear now is “should I consider buying a unit in MG on the Halifax now?”
Times have changed. Legal problems of the past, which were preventing sales in the resort, are no longer a problem for the … (2 comments)

daytona condos: Outer Real Estate World... - 12/11/13 10:20 AM
Couple of years ago, when the market was scraping the ground, and, probably, even digging it, my client bought a condo. A wonderful unit in older riverfront very well built building...
They liked it, so a few months later they made an offer on another unit there. It was a short sale, but it was not going anywhere. Either the agent was not cooperating, or the Seller, or both.
Then the Listing agent left town. New agent took over. It was dead again. And then the «new» Listing agent retired and the listing went yet to another agent. By this time … (12 comments)

daytona condos: Love Dogs? Get Yourself A Cat! - 11/24/13 02:16 PM
You are a dog person. And you like the ocean. So you are buying a condo on the ocean.
So far, so good.
The seller has 2 large dogs, and you imagine your furry friends in this oceanfront unit … But would you be allowed to have large dogs? Even one large dog?
If the condo has changed the pet policy to a more restrictive one (and I never heard about changing anything to more liberal), the Seller, if s/he purchased the unit before the change, will be grandfathered, but the Buyers would have to abide by the new policy.

daytona condos: Outsourcing Personal Touch... - 11/12/13 09:40 PM
Often time when the condo goes to foreclosure, we need to know how much is owed to the association, so we call Association managers.
That’s exactly what I did when a 2-bedroom beachfront condo was scheduled for foreclosure auction. I never personally met Marisa, who is a real estate agent and CAM (Community Association Manager), who managed the Association of this tiny oceanfront condo community, but I spoke to her on several occasions in similar situations, and I had a very good feeling about her.
She said that she was no longer managing this property, and she gave me the name … (8 comments)

daytona condos: Am I Missing a Zero? - 10/31/13 09:59 PM
The door opens and a couple in the early 40s walks in. They are smiling; they just saw something very funny. They tell us that we have something very wrong on our marquee sign at the resort.
I go out, carefully check the sign with “condos for sale from $35K” and do not find anything wrong. I return and tell them that I did not find anything wrong with the sign. They are surprised, look at each other and then say “it is missing a zero. Shouldn’t it be $350K?”…
No, $35K is correct. Heck, if we could be selling them … (4 comments)

daytona condos: A Loss? A Gain? - 09/13/13 10:38 AM
I do not compete for listings, I list when my previous clients ask me to. So, it was a surprise after I met and spoke at length with one of my former clients, who decided to sell his other condo, that he listed it with another broker.
A surprise was because last time we dealt with his other unit, we came representing the Buyer, but in a very complicated short sale the buyer walked away, but then the Seller figured that he would rather have the chance with us and relisted it with our company. So, we were a second brokerage … (16 comments)

daytona condos: When You Live By The Ocean... - 07/11/13 02:06 PM
When you live by the ocean, you live by the ocean, and not just by the picture perfect postcard of azure waters, white sand, and sun in the blue sky...
It can be angry black, destructive, noisy, it can swell... It can be much more than just unpleasant. It can be deadly...
Living by the ocean means accepting living next to one of the most powerful nature forces.

While we acknowledge and welcome change, nature is changing as well. Climate changes (and it used to do it even before the new administration), we are constantly moving, evolving, and though some … (26 comments)

One of the nicest condos on the market at a very reasonable price. $329,900

Yes, this is now. When we bought it for the investor a little less than a year ago, it was very different. We ended up gutting the whole unit and even had to replace the drywall on the walls to make them … (4 comments)
