century 21: Zephyrhills, Florida to hold Community Rummage Sale - Nov. 30, 2013 - 11/09/13 01:45 PM

From what I see in the papers and as I drive along our streets each weekend, there are more and more yard sales going on every Saturday. Not only sales in residents' front yards, but also larger community ones in our subdivisions. Guess the return of our snowbirds and the cooler temperatures are a couple of the reasons.
Now the City of Zephyrhills, Florida is having its Community Rummage Sale in our downtown area on November 30, 2013 from 8:00 AM to 1:00 PM. It is still not too late to get a booth if you want to sell items during the … (0 comments)

century 21: After Several Drops, Average Mortgage Interet Rates Start to Climb Again - 11/07/13 03:08 PM
Today, 11/7/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.16% up from 4.10% last week. The average interest rate for 15 year fixed-rate mortgages was 3.27%,  up from 3.20% last week. A year ago the 30 year rate was 3.40%.
Freddie Mac's Vice President said, "Fixed mortgage rates rebounded slightly this week on more positive economic data releases. Production in the manufacturing industry expanded for the fifth month in a row in October to the strongest pace since April 2011. Similarly, the non-manufacturing sector grew for the second consecutive month in October and beat the … (0 comments)

century 21: Happy Halloween! Lower Mortgage Interest is Your Treat! - 10/31/13 03:41 PM
Today, 10/31/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.10% down from 4.13% last week. The average interest rate for 15 year fixed-rate mortgages was 3.20%, down from 3.24% last week. A year ago the 30 year rate was 3.39%.
Freddie Mac's Vice President said, "Fixed mortgage rates eased further leading up to the Federal Reserve's (Fed) October 30th monetary policy announcement. The Fed saw improvement in economic activity and labor market conditions since it began its asset purchase program, but noted the recovery in the housing market slowed somewhat in recent months and unemployment remains … (0 comments)

century 21: Mortgage Rates Hit a Four Month Low says Freddie Mac Survey - 10/24/13 02:29 PM
Today, 10/24/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.13% down from 4.28% last week. The average interest rate for 15 year fixed-rate mortgages was 3.24%, down from 3.33% last week. A year ago the 30 year rate was 3.41%.
Freddie Mac's Vice President said, "Mortgage rates slid this week as the partial government shutdown led to market speculation that the Federal Reserve will not alter its bond purchases this year. The weak employment report for September added to this expectation. The economy added just 148,000 jobs, which was below the market consensus forecast and less … (0 comments)

century 21: Fed Budget Crisis Sends Interest Rates Up Slightly says Freddie Mac - 10/17/13 02:51 PM
Today, 10/17/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.28% up from 4.24% last week. The average interest rate for 15 year fixed-rate mortgages was 3.33%, up from 3.31% last week. A year ago the 30 year rate was 3.37%. Many of you were watching the "foolishness" that was taking place in congress over the past two weeks. Freddie Mac says that the circus antics of our elected officials (a few more than others) are why the interest rates edged upwards. The surprise to me is that the change was not more drastic.
Freddie Mac's … (0 comments)

century 21: Very Little Change in Mortgage Interest Rates this Week - 10/10/13 03:19 PM
Today, 10/10/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.24% up from 4.22% last week. The average interest rate for 15 year fixed-rate mortgages was 3.31%, up from 3.29% last week. A year ago the 30 year rate was 3.39%. My guess is that the uncertainty caused by the GOP's inablility to bring a continuing budget resolution to a vote. Markets don't like unknowns, just as people don't like them. We like to have an idea of what is ahead. Shutting down the government is not a reassuring action.
Freddie Mac's Vice President said, "Mortgage rates were … (0 comments)

San Antonio, Florida is just to the north of Tampa and a few miles east of Interstate 75 in the hills of Pasco County on State Road 52. century 21: Tropical Storm Karen Projected to Miss Most of the State of Florida! - 10/04/13 02:01 PM
As of today, 10/4/2013, Tropical Storm Karen is out in the Gulf of Mexico. The projected path has it coming ashore somewhere from Louisiana to the Florida panhandle. Well to the north of Zephyrhills and most of Florida. If you look at the path of of the storm on the map to the left you will note an "S" over its path in some places. S = Tropical Storm. Mostly a lot of rain and some windy hours.  For those of us in the Zephyrhills area it appears that we have again "dodged a bullet". It has been a long time since we have a storm of any consequence do much damage here. Let's … (1 comments)

century 21: Mortgage Interest Rates Drop for Third Week - Fed Shutdown the Cause - 10/03/13 04:04 PM
Today, 10/3/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.22% down from 4.32% last week. The average interest rate for 15 year fixed-rate mortgages was 3.29%, down from 3.37% last week. A year ago the 30 year rate was 3.36%. Drops are good news for people looking to purchase a home and those of you who are trying to sell your current residence.
Part of the reason that this week's rates dropped was the federal shutdown brought about by the nuts in the House of Representatives. In just a few weeks they will also … (0 comments)

century 21: Mortgage Interest Declines for Second Week to Keep Homes Affordable - 09/27/13 02:26 PM
Yesterday, 9/26/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.32% down from 4.50% last week. The average interest rate for 15 year fixed-rate mortgages was 3.37%, down from 3.54% last week. A year ago the 30 year rate was 3.40%. Those rates sure look attractive now, don't they?
The Federal Reserve said that it was going to work to keep interest rates lower, at least for the time-being. They are doing this in order to kind of offset the negative effect that higher home prices combined with higher interest rates had had on the … (0 comments)

century 21: No Major Storms at Halfway Point of 2013 Hurricane Season in Florida! - 09/06/13 06:17 PM
Seven days ago, at the start of September, we passed the halfway point of the 2013 hurricane season here in the Sunshine State of Florida. The season runs from June 1st to November 30th of each year. So far we have had no major storms at all.
We have had a summer that seemed rainier than normal, but we needed the extra moisture to replenish our underground aquifers that have become depleted over the past years. The extra precipitation also greatly diminished the risk of wildfires. I can't remember hearing of a single one so far this summer near here. Just a … (3 comments)

century 21: Average Mortgage Interest Rates Drop a Bit This Week - 08/29/13 05:21 PM
Today, 8/29/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.51% down from 4.58% last week. The average interest rate for 15 year fixed-rate mortgages was 3.54%, down from 3.60% last week. A year ago the 30 year rate was 3.59%.
Apparently some experts think that the gradual increase in mortgage interest rates had some effect on new home sales in July. This is making them believe that perhaps the Federal Reserve will not be so quick to allow rates to rise a lot in the near future. Guess they don't want to throw a "wrench into the works" … (0 comments)

century 21: 2013 TRIM - Truth in Millage Property Tax Notices Arrive in Florida - 08/16/13 07:07 PM

When I opened my mailbox today (8/16/2013) I found a letter from Mike Wells, the Pasco County Property Appraiser where I live, telling me what my proposed property taxes for 2013 would likely be. Probably most of Florida's residents are also receiving these notices, also called Truth in Millage (TRIM). notices. It is worth your while to closely examine the one that pertains to the property(s) that you own.
The notice will show you 3 main things:
What your property taxes were last year. What they will be this year if proposed budget changes are not made. What they will be if proposed budget changes … (0 comments)

century 21: Mortgage Interest Rates Stay About the Same for Another Week - 08/15/13 04:23 PM
Today, 8/15/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.40% unchanged from last week. The average interest rate for 15 year fixed-rate mortgages was 3.44%, up from 3.43% last week. A year ago the 30 year rate was 3.62%.
Freddie Mac's Vice President said, "Fixed mortgage rates have been bouncing around over the past few weeks on market speculation that the Fed will taper some of its monetary stimulus. In fact, 65 percent of economists surveyed by Bloomberg expect the Fed to reduce the amount of bond purchases at its September 17th and 18th monetary policy committee meetings. … (0 comments)

century 21: Another Week of Unchanging Mortgage Interest Rates says Freddie Mac - 08/08/13 02:42 PM
Today, 8/8/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.40% up from 4.39% last week. The average interest rate for 15 year fixed-rate mortgages was 3.43%, unchanged from last week. A year ago the 30 year rate was 3.59%.
It appears that we are in somewhat of a holding pattern with interest rates holding steady again for a third week. Uncertain economic news seems to be the factor that is keeping the rates from making more definitive moves. Good news is that it is giving buyers time to find a home they like in markets that are … (0 comments)

century 21: Average Mortgage Interest Rates Teeter Back-and-Forth Lately - 08/01/13 03:24 PM
Today, 8/1/2013, Freddie Mac reported that the average mortgage interest rate for 30 year fixed-rate mortgage was 4.39%  up from 4.31% last week. The average interest rate for 15 year fixed-rate mortgages was 3.43%, up from 3.39% last week. A year ago the 30 year rate was 3.55%.
Rates seem to be hovering around the same spot for the past few weeks. Still very low and they make homes more affordable for those who qualify with their credit histories. But as almost always happens, as the market continues to recover, so do prices.
For a few years now I have told you that we … (0 comments)
