homes for sale in tremonton: Why I hate Tuna Fish--My First Home Story - 12/28/10 10:07 AM

Buyers >> Yes you can save for a down payment!!  Is it necessary to have money for a Down Payment? Not in Tremonton, Utah.
Would buyers get a better loan with a Down Payment? Absolutely yes.
This is my No-Down Payment story. Yes I have walked a mile in those shoes too.
When I purchased my first house many many moons ago I had saved up 20% to use as a down payment. My first home was purchased while I was still a single working woman earning $4.00 per hour (I know that would not feed a goldfish now days). The saving was a sacrifice that I … (2 comments)

homes for sale in tremonton: How to Buy a Bank Owned home - 11/18/10 09:30 AM
Hello Mr/Mrs/Ms Buyer/Investor,
Shopping for a great deal on a home? Bank owned homes can be a really great bargain. Here are some things that you should be aware of before going to look at homes.
1) You MUST be pre-approved for a loan before shopping. The banks who own the home will not consider your offer without some demonstration of ability to close.2) If you are paying cash, you MUST show proof that you have the cash.  Get a letter signed by your banks branch manager on the bank letterhead attesting that you have available funds.3) If you are … (1 comments)

Several times a week it seems someone makes a comment about the lousy Utah Housing Market. The housing market is just great actually....it all depends on your perspective.  Are you buying or selling? What do you expect from the housing market? What is your perception of normal? All of these questions when answered will get to the bottom of why consumers think the housing market is not so good.
1) Are you buying or selling? For the home buyer the housing market is FABULOUS.  With low 4% interest rates and the fact that there are many loan programs available {and … (3 comments)

homes for sale in tremonton: From Foreclosed to Renter- You May be Memorable - 09/01/10 10:13 AM
How many Realtors have gone into homes that are now bank-owned with disgust and amazement at the condition of the property? The former borrowers do get grumpy and start pulling fixtures out and bashing in the walls, right?  Some of the houses are just plain disgusting after the former owner moves out. You know the ones....let the animals soil the carpet or the house looked like it had not been cleaned in years.

Someday, somewhere these former owners will need to be renters. Will anyone care what condition you left your home?  One of the key factors in determining who to rent … (3 comments)

homes for sale in tremonton: The "Secret" Behind the One Year Listing - 08/21/10 12:19 AM
This post was inspired by Stewart Penn's blog on a similar topic. Today I learned the secret behind a fellow agent's one year history of listings.  This guy has plenty of listings but very few sales. So what is the point you ask?  Buddy are you in this business to drive by and see your name on the sign rider?  Do you think repeated open houses will sell the home?  Who is your broker and why is he not talking to you about pricing (the agent lives in town but his brokerage is about 90 miles away, a topic for another … (3 comments)
