staging: Top 5 Reasons You Should Professionally Stage Your Home - 11/30/11 12:24 AM
Top 5 Reasons You Should Professionally Stage Your Home,   Colorado Springs.

Is it just me? Or are you, REALTORS® and those affiliated with this industry, amazed that homeowners really don't understand that a home will sell faster and for more money if its professionally staged?

Which scenario makes sense to you? Pay $500-$1,000 for staging your home (this is approx., but you get the idea) before you list it, or take a $10,000 price reduction because it didn't sell in 60-90 days? Math and common sense would tell me this is a no brainer. However, just in case, I've … (8 comments)

staging: How to Stage Your Vacant House on a Budget - 11/28/11 09:24 PM
How can you Stage Your Vacant House on a Budget? (Part 1 of 2)
Sellers have a long list of reasons why they’d like to leave their property sit vacant. The cost of renting inventory is probably the biggest argument. I understand this reasoning. Its difficult to spend more cash in order to sell your home - especially, if you’ve already made all the recommended improvements and upgrades.
So, what are your options when money is tight and you realize the home feels naked and cold without furnishings? Take a look online at the comparable listings in your area and see how … (6 comments)

staging: Staging with Cowhide: Yea or Nay? - 11/06/11 01:03 PM
Staging with Cowhide: Yea or Nay? Colorado Springs, CO

There was a time, that if you had a cowhide rug in your house you liked both Country and Western. Not necessarily perceived as cutting edge design.

Today, walk into almost any home interiors store from San Francisco to New York and you’d be hard pressed not to find a sophisticated version of what was once considered "Old West" decor.

Major retailers from Restoration Hardware to IKEA, Kohl's to HomeGoods are featuring this textile to enhance beautiful hardwood floors and add a luxe element to your home.

How to Sell a Home with... Interesting Color Choices, Colorado Springs
Have you ever listed a home where the Seller will not re-paint? The goal of Staging is to showcase a home to appeal to the widest demographic audience. The Buyer makes an emotional connection and offers top market value, quickly. That's the idea.

However, there may be times where expert advice lands on deaf ears. A … (15 comments)

staging: Sellers: Before and After Staging Photos - 10/23/11 05:39 PM

You walk into the following photos with a buyer's eyes and try to consider the home's best features. Which rooms are you more inclined to make a better offer? The "before" or "after" staged rooms?

Lovely covered patio, but you're a little distracted by the garden hose, leaves, kids' toys and dog bowl to appreciate the financial investment this homeowner has made.
