It's time to take a look at what happened in the housing market this past week in the eastern suburbs of Rochester, NY, including Brighton, Pittsford, East Irondequoit, Webster, Penfield, and Perinton/Fairport.
It was a busier week, with 14 listings going under contract. One listing in Irondequoit received a contingent offer and is still being shown, while the other 13 went pending.
The days on the market for these properties show large variations. A short sale in Pittsford was on the market for 444 days, whereas a nicely updated split level with a great deck in Webster received an offer in only 5 … (2 comments)

It's time for another look inside the market in eastern Monroe County. Again, I collected information for sales in Brighton, Pittsford, East Irondequoit, Webster, Penfield, and Perinton in the past week. However, I decided to begin focusing my weekly reports on homes that went under contract rather than closed.
Why? Two reasons. First, many sold homes aren't recorded immediately upon closing, which means my numbers could end up being very skewed. And second, contracts are actually a better indicator of the current market conditions than closings. Thanks to our new MLS system, I now have access to better charts and statistical information. As a result, I've decided to begin posting some market information on a weekly basis. Every Friday, I'll compile information on the previous week's sales and post them here.
Because I do a large portion of my business in the eastern suburbs, I'll focus on the following areas: Brighton, Pittsford, Penfield, Webster, East Irondequoit, and Perinton.

Today's spotlight is on the town of Greece!
Greece is located to the Northwest of the city of Rochester, extending from Gates north to Lake Ontario. Greece is a thriving area where an abundance of shopping and restaurants is interspersed with quiet residential areas.
There are currently 437 single family homes for sale in Greece, ranging in price from $36,000 for a (newly remodeled!) 1 bedroom home to $698,900 for a 4,392 square foot contemporary cape cod on over an acre. For the most part, Greece is known to be an affordable suburban area.

Today's spotlight is on Williamson, New York.
Williamson is a small town about half an hour east of Rochester located on the southern shore of Lake Ontario. Because of its climate and proximity to the lake, Williamson is the perfect place for growing fruit trees. Peach and apple orchards are scattered throughout the countryside and are a huge part of the town's economy.

I've decided to give something new a try. Once a week, I'll "spotlight" the real estate market in a community in the Greater Rochester area. I'll share statistics such as the number of homes currently on the market, the number of homes pending, great deals, etc. Whatever catches my eye as being relevant and interesting!

Finally! The Greater Rochester Association of Realtors posted their County Home Sales Statistics for December, 2008. I know this isn't the most interesting post in the world, but I want to keep my readers up to date. Let's take a look at each section individually and examine exactly what the numbers are telling us about our local market.

This section looks at how our sales compare to last month AND to this time last year.

The fact that 11 homes were listed is not necessarily positive in a market that's already overloaded, but it is a good sign that sellers are not scared away by the current market. Are the number of home sales down in the Rochester area? Yes, no doubt. The Greater Rochester Association of Realtors recently announced that single-family home sales are down 15.8% compared to one year ago.
