virginia beach: How Bad is Today's Market, Really........ - 04/03/08 03:33 PM
Every where I go, I keep hearing negative comments about today's Real Estate market.  Does anyone believe that maybe we are creating a self-fulfilling prophecy?  The more that we speak of negative things, whether it is real estate or anything else, the more negative things will become.  I believe that it is our responsibility, as real estate professionals to try and educate as many consumers as  will listen, instead of allowing them to form an oppinion based on media hype, which is, in many cases, based on declining numbers from specific regions which have nothing to do with yours.  Please, everyone, let's try to be … (8 comments)

Should First-Time Buyers TakeThe Plunge in Today's Market?By Amy Hoak From MarketWatch
CHICAGO -- Everyone likes a bargain. So it's no surprise that as home prices fall in many markets, those who have been priced out of owning a home are beginning to take notice.
And some in the real-estate industry are saying that factors are aligning to make this a good time for first-time buyers to be in the market because they don't have to face the challenge of selling a home in order to buy another.
In certain ways (and in certain places) these agents are right: Home prices are dropping, … (0 comments)

virginia beach: The Foreclosure Mess: Written by June Fletcher WSJ - 04/03/08 03:14 PM
On the Foreclosure MessBy June Fletcher
With foreclosures so often in the news these days, many readers have asked: Where are the best bargains?
The answer isn't cut and dried, because it is difficult to collect and analyze foreclosure data meaningfully. The process of foreclosure is governed at the state level, and states have varying requirements and timelines for filing. Foreclosing on a home also involves several steps, which typically include formally notifying an owner who has been delinquent in making payments that the property is in foreclosure, scheduling an auction, and -- if the home isn't redeemed by the owner or … (1 comments)

virginia beach: Happy April Fools Day!!! - 04/01/08 10:20 AM
WOW!!  With 13 closings in March and 21 in the pipeline for April.........before the month even begins............I am loving Real Estate in Hampton Roads, VA !!  Aren't you excited for me??  What the heck happened?  After a great three quarters in 2007, I was almost starting to believe the media when they said that we were in a housing slump.  I was even thinking of an alternative way to make ends meet,  then it all started turning around in January after I responded to a chain letter.  Now, I have never been one to believe in all that "GIVE AND YOU SHALL RECEIVE  … (1 comments)

virginia beach: A "Virginia Slim" Love Story Anyone Could Appreciate!! - 04/01/08 12:15 AM
A Realtor friend of mine called me the other day and was feeling down.  I tried to give my friend my full attention, because I, myself, have had episodes of loneliness and despair.  So, I listened to hours of tear-filled stories which she claimed to be the cause of this deep, dark, depression, but I could not understand the problem,  You see, my friend had met a man.  This man seemed to be her knight in shining armor sent in on a big white horse to rescue her from all of life's pitfalls.  It was not meant to be, however.................

virginia beach: Thousands walking away from their home and giving them back to the bank!! - 03/24/08 03:24 PM
Homeowners across America are throwing their hands up in the air and waking away from their homes, but maybe too soon.  Many are well aware that they paid too much for their homes at the height of the housing boom, and if that weren't enough, they took out second mortgages.  Even the homeowners who can afford the mortgage are giving their homes back to the bank because they know that they are in a negative equity situation and will never be able to recoup their loss.  I am aware of more than a handful of homeowners, right here in Virginia Beach, … (0 comments)

virginia beach: Short Sale Success with the Illinois Land Trust style closing! - 03/21/08 06:02 PM
If you have never negotiated a short sale, you may want to try it.  Many homeowners are finding this a great way to avoid foreclosure, and many investors are finding this a great way to help the owner out of a difficult situation and make a couple of extra bucks.  This is not an easy transaction, but can be well worth the work in the end.  I am not going to get into the ins and outs of negoiating a short sale, but I can tell you how to work the deal without ever really having your money tied up in the … (1 comments)

virginia beach: Virginia Beach Eviction Turned Deadly! - 03/21/08 05:31 PM
Two days ago, at a Virginia Beach Apartment complex, 6 people were shot and 3 died when employees of Thalia Apartments tried to evict a tennant.  The first time they went to his door, he answered the door naked, and the second time they went, he answered the door with guns.  This is a huge tragedy, but we have to remember that there is always the potential for something like this to happen in our business.  For those of us who are landlords and those of us who are Realtors, we must pay close attention to the deadly stories of late … (4 comments)

virginia beach: How much more are you paying to move a couple of pieces of furniture? - 03/20/08 02:18 PM
One of my favorite investors rented a U-Haul in Virginia Beach this morning to move a couple of appliances.  He was quoted a price for the day, mile, and told to bring the truck back with the same amount of gas in which he left.  He drove a total of 13 miles.  Before he returned the truck, he stopped and put $5.00 of gas in the truck.  Seems like it would be enough, right?  No!!!   He was told that he would be charged a $30.00 service and $4.00 a gallon if he did not put more gas in the tank.  He … (1 comments)
