In Lewes, Delaware, the locals support local businesses. I have lived all over the country and that is not always the case. Here, the local merchants here are also local residents - that makes a big difference I think. I saw statistics that I can't exactly recall, but the point is that when you spend your money with a local business, much more of it stays in your local community. Bill couldn't create the kind of havoc the Weather Channel is talking about, could he? Back in 1996, I lived in Wilmington, North Carolina. I had escaped the Washington, DC, Beltway and was searching for a new place to call home. Then along came Fran and Bertha, two hurricanes in the same year and both caused a fair amount of damage. No one wanted to talk to this Northerner about new career opportunities for a burnt-out boomer. All they wanted to talk about was how hard it was to get their insurance agent to call them back!

My Buyers are Baby Boomers coming to Coastal Delaware as they get ready to retire. For the past year now, they have been hesitant to be buyers until their homes sold back in PA or NJ, DC or MD. The bravest buyers, especially those who owned their homes outright and those who could pay cash, have been able to take advantage of the best home prices and the lowest mortgage rates we'll see in our lifetimes.

I spent Sunday at the office as I usually do when I'm not booked with clients. About 2 pm, in walked a very nice couple looking for information about retiring to Lewes, Delaware. I stopped tweeting, closed down Active Rain and we all sat down to talk.
Like so many newcomers to Coastal Delaware, this Boomer couple is about two years from retirement and they wanted to begin exploring their options here in Lewes, Delaware. At a real estate conference last year, one of the instructors commented - "We are in a Price War AND a Beauty Contest".
When I am on a listing appointment, I relay this to the Sellers and politely explain that the Buyers are in charge right now. They can cherry pick the homes for sale and choose the absolute best homes and negotiate hard to get the best buy. It's just the way things are. In the latest AARP Bulletin, the headline "Age-Restricted Housing Becomes Ageless" caught my eye. Just the other day I was talking with the Community Sales Manager at one of Coastal Delaware's Active Adult Communities and predicted this very thing. I cited the halted development of two new active adult communities in the midst of this housing market reset. Del Webb had planned to build a Coastal Club a few miles west of Lewes, Delaware, and Central Parke at Milford Ponds was due to hold its Grand Opening last year. I am getting so many calls and emails from New Jersey people lately, it feels like a -

CLASS REUNION!
You see, I grew up in Northern New Jersey - in Pompton Plains, went to DePaul High School (date blocked intentionally!) in Wayne, NJ, and then moved to New York City. Between then and today, I've lived in many parts of the country, but I always end up back in the Mid-Atlantic area. Today I live in Milton, Delaware, and my office is in Lewes.
