prudential don foster: Whats happening with new construction in Kentucky? - 11/13/08 09:14 PM
Whats happening with new construction in Kentucky?  Well... costs are going up because prices are still rising on materials.

If you have a good credit rating and are still considering building a custom home, you should get started because prices will never be the same. New homes are actually getting smaller... but will have more amenities. Large homes may be a thing of the past.
Compared to 2007, housing starts are down in Kentucky by about 1,500. The actual number of new homes being built so far is about 10,000. Many of them are custom homes featuring Green and Energy Star.

Decorate Rooms in Your House With Just A Sharpie
I love a creative idea. Especially when it has something to do with decorating a room in the house.
Some of the best ideas are not expensive. Even if they don't cost much they do require your time an patience.
I wanted to share with you a truly creative basement room that was created on creme painted walls and $10 worth of Sharpies and Magic Markers.
The effect is rich and a work of art. This amazing decor by Charlie Kratzer of Lexington was featured in the The Lexington Herald Leader.

24 Hours in Central Kentucky: List A House In Richmond Ky then...BAM! Multiple Offers and Accepted Contract!
That was yesterday. It actually first started by one of my closings disappearing because of financing problems. Not a good way to start a day. The seller was not happy. Actually, I wasn't happy either but I appeared to be calm. We are back to square one on this listing.
On to the next deal of my day.
My brand new, formerly FSBO, listing, a cute little house on a quiet street in Richmond,KY. I called it my "Jewel with a pool."

Selling Your Home In Central Kentucky: How To Get Your Home Sold In A Buyers Market
We are lucky compared to a lot of places in the United States. In Central Kentucky we are not experiencing the problems with houses sitting on the market for long extended listing periods.
Granted there are still a few that linger on the market. Houses listed over $200,000 are not moving as quickly. I was lucky last month. It was my best month ever to get my buyers to a successful closing.
How did I do it with the media telling me times were bad? I … (6 comments)

Amber & Adam's Kentucky Home : First Time Homebuying Experience
The process to own your first home should be fun. I know the feeling of being a renter and wanting something of my own. Just to be able to paint the wall any color and the freedom to be creative with everything because you own it is liberating.
When Amber & Adam called me they were in front of one of listings. I could tell from Amber's voice that she was excited about this one and wanted to check it out inside the next day. We made a plan to meet and I … (8 comments)

prudential don foster: Kentucky New Construction Landscaping: Creek + Flowers = Happiness! - 05/14/08 09:35 AM
My story begins in 2004. I was really dreaming of owning my first home in Kentucky. I was busy in my rookie year of real estate.
Since I was a first time homebuyer, I knew I wasn't really experienced with owning land. I had been a renter all my life or at least since I was 18. Sure, I had a small garden or two. Maybe had a deck with some container plants as I paid my rent. That was NOTHING till I had a BIG yard with a creek and a new construction landscape.

This property I bought was … (8 comments)

Residential Real Estate For Sale In Richmond Kentucky
Real Estate is alive and well in Richmond, KY!
The home pictured is 218 Marengo Dr. priced at only $194,900 on over an acre lot in the scenic country. It sold for $179,900.
It's an exciting time to be able to purchase residential real estate at a low, low  interest rate. Madison County is seeing a surge in buyers out looking at homes.
Many are first time buyers that will be financing using an FHA program. This has many advantages with a low downpayment.
As of May 12, 2008, there are 909 active homes for … (2 comments)

prudential don foster: Two Wisconsin Cheeseheads Escape To Kentucky... for Good! - 05/04/08 08:54 AM
Cazz's Story...
Twas the day after Christmas
And we looked for a house
Around lovely Richmond town
With the sun shining down
Alright, enough with the poem, on with the story of how two Cheeseheads from Wisconsin came to live in beautiful Madison County.
On December 26, 2007, we arrived in Richmond, walked down Main Street in the late afternoon, and fell in love with the town. We found friendly people, especially at Chestnut Tree Gallery.  We were given the name of a local Realtor, Lizette Fitzpatrick, and the rest is history.
She was personable and got right to work searching for the right home for us.  We … (8 comments)

prudential don foster: We Are Waiting For Spring Here in Kentucky - 02/29/08 06:05 PM
So Today...it rains in Kentucky.
I'm wondering now about the 6 weeks of bad weather the groundhog predicted. Maybe it is just fresh on my mind, but we have really have had too much snow this year. This frog on my porch table seems to be clearly upset that he has to be hanging out in the snow.
I can't much blame him. Chanel is not too fond of it either.
It hasn't bothered my clients because I have been swamped with showings and interest on my own listings. Many of my relocation clients for Kentucky horse farms have already been here or … (17 comments)

The word will be on the street! The cat will be out of the bag. I WILL be talking to other Realtors® about Activerain. I have resisted up to now. It's too late to get in out of the rain.
This week in Frankfort, KY (Our state capitol) during the Legislative & Business Meeting, I get to represent Activerain.
Hunt Cooper of KAR (Kentucky Association of Realtors®) invited me to serve on a board and the topic is "Demographics, the Internet and How to Market Yourself and Your Listings". I will be one of 4 … (77 comments)

The Bennett House Bed & Breakfast
Richmond KY's Little Biltmore
I grew up on the streets in Richmond Kentucky. We lived on the west end and I used to ride my bicycle to town. My Dad owned a Greyhound Station on Water Street that was totally interesting to hang out in. As I would leisurely ride my bike in the 1960's along Main Street, I would pass by some truly beautiful old historic homes. I would wonder what their lives were like and just who had lived there in the past.
One house that I truly loved to gaze upon was … (4 comments)

prudential don foster: Relocation Clients Enjoy Their Kentucky Rain - 12/29/07 09:59 AM
Ahhhh. what a difference a good night's sleep makes! This is a picture of the beautiful sky out front of my house this morning at 7:30A. It looked like a tic-tac-toe board!
It rained most all day yesterday.
I really do like rain...except when have a full day of showing houses to new relocation clients.
How did I get these clients?
One was from a floor call at Prudential Don Foster. The other a referral from the Rollins family that receive my weekly newsletter. They have an art gallery downtown Richmond called The Chestnut Tree Gallery.  You never know where your next client will come … (8 comments)

prudential don foster: Localism: Lexington, KY Real Estate Info - Kentucky - Kentucky Relocation - 12/12/07 10:50 AM

Kentucky is the place to be! I like to think of it as the land where time stands still...at least the beauty and lush surroundings. Mile after mile of black plank fencing surrounds legendary Kentucky horse farms.
I have lots of folks all over the USA contact me about Kentucky relocation. They want to know what is special about Central Kentucky, what is there to do here, what about jobs, about schools, where to board their pets(pet friendly hotels in Kentucky) and Kentucky homes for sale.
Moving to Kentucky is a lot less scary when you have a good idea of … (5 comments)

prudential don foster: I Should Walk 24 Hours In Your Shoes - 12/09/07 08:42 AM
What if you could trade lives with a stranger for 24 hours?
Clothes, identification, cell phone, houses, partners, jobs, family and secrets?
What would you discover about them? About yourself?
While I was having my morning coffee, I was reading an article in the New York Post about a heterosexual, 28-year-old Italian artist that traded lives for 24 hours to be gay and Greek.
It made me think about how it would work in all our communities to discover how we could help one another.
What would someone feel after being me for 24 hours? Would they feel tortured? Bored? Happy? Sad?
How would I feel … (22 comments)
