I'm sure you've seen it... the commercial with the mom that is trying to find the sport her son is good at...  She tries football then baseball.  She gets him out on the golf course.  She shoots tennis balls at him.  Finally, he is singing in the choir, he is good at it and he is happy.

Two years ago I wrote a post about fixing things for my son (now I have to fix things for two of them...).  Last week I had a closing that fit the post...
As a Dad, part of my job is fixing things.  As a Real Estate Agent, part of my job is fixing things.  Luckily I don't have to glue/weld, nail or pop things back together in houses... although I have had to help a property or two pass an inspection, but that is another story.

Image via Wikipedia Last year I was waist deep in dealing with buyers involved in REO properties (bank owned).  Oddly, I have been waist deep in the same process lately.
As mentioned in the older post, some buyers have to go through 6, 8 or 10 (or more) offers in order to land some of these properties.  And when the listing agent, or the seller, requires a pre-qualification from THEIR specific lender in order to offer on the property, that can add up to a lot of credit pulls for the potential buyer... possibly even enough to damage their credit.

A lot of sellers think that the sailing is going to be smooth after they go "Under Contract".  After all, the hard part is getting an offer, right?
Maybe...  Maybe not...
Actually, I have dealt with a rash of buyers falling out of contract lately.  Inspections haven't been good to a couple of sellers.  The specific issues aren't as important as the concept here.  The home isn't sold until you clear the closing table.

Gene is well connected and has a pulse on the market in California... and many times, the "ideas" we see popping up out there start sliding this way.  I would bet that we will see someone try this on this side of the country before too long.

Image via Wikipedia One of the forums in which I participate has had stories on both sides of this issue for a couple of months… with the more conservative members saying that there is a 3.8% sales tax on the sale of homes, and those that are more supportive of the President and his policies saying that there isn’t.

I was pondering this, while my buyer's inspector was prodding around a property.  Moments before, I had talked with the sellers briefly as they packed up their child in order to disappear for a while.
The sellers were very nice people, and I'm sure we would have had fun hanging out and talking about our kids and such while the inspector visited parts of their home they had never likely seen themselves.  But they had alternate plans for the morning... and that was cool, too.  I knocked out a few emails... and pondered.

The First Time Home Buyer & Move-Up Buyer Tax Credits are slated to end unless a property is under contract two weeks from tomorrow.  I don’t see another extension this time.  Even the NAR isn’t pushing for it this time. (Active Military have an extra year to get the credit…)

If you are eligible for the First Time Home Buyer Tax Credit, or the Move-Up Buyer Tax Credit? If so, time is ticking away…  Properties have to by under contract BY April 30th, 2010.  This means that they contract’s Binding Agreement date can’t be later than that.  Offering on a property on April 30th could lead to missing the deadline.  In fact, with many bank owned properties, offers should be in in March in order to make sure negotiations are completed prior to the deadline.

One of the things that I learned in the retail management world was that customer service is perceived VERY differently on the other side of the counter.  And it doesn't matter which side of the counter you were on... the person on the other side of the counter might not have an easy time seeing your side...

A few days ago I wrote about how the purchase offering process is having issues… issues that are especially apparent on Bank-Owned Properties (we call them REOs).
Banks are often requiring that ALL offers be accompanied by pre-qualification letters from specific approved lenders (perhaps even from their own loan department).  In other cases, the brokers representing the properties are interjecting this “requirement” on their own.

One of the things that is challenging for families selling homes is dealing with toys and other things that clutter up the house. We still have to live in the home, but we also need to make it attractive for buyers. In the video are some great tips for accomplishing both goals.
We can even do this in the garage... same idea, we still need to be able to work on the toys, but we need to keep it neat and presentable.

Image via Wikipedia Ok, mold has NEVER just been for bread and cheese.  and while it can be useful stuff… when it is penicillin… the rest of the time, it is NOT something we want in our bodies.
So, Mold and Real Estate? I’m seeing it more and more.  Actually, it started a few years ago, but as more foreclosures come on the market, mold gets to be a bigger issue.
In some homes it is a minor issue… a little musty smell that can be handled with a couple of filter changes in the HVAC and a good cleaning.  There … (4 comments)

I showed a client 17 properties today.  We had narrowed down a list of 35 properties to 20... 3 of which turned out not to be available, although listed in the MLS as Active. 
I called 10 agents this morning because they required a call before showing, including 3 that had a combination lockbox which I needed to call for the code.  I'm still waiting for 4 callbacks... one of which had a combination box on the house.  We stopped by and back-burnered it... 
This is a buyer that is ready to make something happen.

I had a buyer call me recently.  He wanted info on a property I had listed.  It wasn't what he was looking for, so I asked what he was trying to find...  Reluctantly, he shared a little with me. 
I knew of another property that was listed with another agent.  I told him I would be happy to show it to him.  He wanted the address, but didn't want me to show it to him.  I asked why... 
He wanted to deal with the listing agent in order to get a better deal...

Ok, don't panic, it doesn't end until December 1st, 2009.  But don't get complacent, either...  That is sooner than you think.
If you aren't familiar with the FTHBTC (First Time Home Buyer Tax Credit), here is a little reading.  The first thing to know is that not owning a home for the last 36 months qualifies one as a First Time Home Buyer for this tax credit...
So, back to the timeline... Loans are taking a little longer to close lately...  The end of November is going to be VERY busy with closing attorneys...  The good deals aren't on every corner...
