Looks like we lost the corner of the roofing material; this roof was obviously leaking in the corner and the inspector had no trouble finding the source of the leak.

I always recommend to have a licensed contractor do the work and to ensure that additions are permitted...  Otherwise it may end up looking like this.

Here's a photo of a bee hive we found on an inspection recently. Not exactly what someone would want to find under their new deck! Not such a "sweet deal" after all!
