rapid city: ONE-LEVEL HOMES FOR SALE - 09/24/13 10:28 AM
More and more older adults and elderly parents seek one-level living.  For my seniors real estate clients, we track this market every day for new listings, price reductions, and trends in sale prices.
Our definition of one-level living generally includes features such as:
Ranch style structure No basement Main floor laundry Main floor master bedroom Minimum or no steps from car to kitchen and living areas. Location and driving time are also often important considerations for aging parents' downsizer homes.  As of the day of this map, there were 157 listings that generally fit our criteria for one-level homes for … (0 comments)

rapid city: MAIN STREET SQUARE: A FAMILY & FRIENDS GATHERING SPOT - 07/16/13 02:38 PM
Main Street Square
- A Downtown Family Play Area -
I was returning from a conversation with a financial planner friend, walked by the Main Street Square.  Delighted to find many children and families enjoying the relief from a hot summer day.  Right smack dab on Main Street.  This says a lot about the caliber of business and government leaders we have.

rapid city: HOW and WHERE to DISPOSE of OLD CANS of PAINT - 05/15/13 08:31 AM
How and Where to
Dispose of Old Cans of Paint
Cleaning an Old House to Sell One of my elderly clients in my seniors real estate business had accumulated about 35 partially used cans of paint.  She asked me if I would dispose of the old paint according to the rules and services in our City.  I said, "Sure!", without having the slightest idea what to do next.
So I loaded it in my pickup and took it home, so that, at least the client could continue her stellar progress in preparing her home so I could sell it for … (4 comments)

Senior Needs Assessment

Service Gaps Analysis
City Council Committee Votes to Release Study of Senior Needs There's a new "senior friendly living" aspect to our City now.  Today the City Council Legal and Finance Committee voted for releasing the extensive City-funded study of senior citizens' needs and senior-related community services.  The study was conducted by University of South Dakota Government Research Bureau in recent months, under the general guidance of a community-wide work group of experts, constituents, providers and community leaders.  (I was fortunate to be invited to serve with this fine group.)  The Bureau used telephone surveys, focus groups and … (0 comments)

rapid city: HOW TO TRACK HOW GOOGLE TRACKS YOU - 03/30/13 04:42 PM
How to Track Google as They Track You
Have Google Tell You As Soon as They Start Reporting Something New About You Our clients, our prospective clients, and even people out there in the public who are just curious are constantly checking on us by using Google searches.  Often, they can find something about you they aren't impressed with.  Or worse, something they misunderstand.  Or just don't like.  But there it is.  Served up by Google as "fact."  Unranked, unchecked, unverified.  And unknown by us.
Until now.
Google will send you an alert when they find new information about … (1 comments)

rapid city: 2013 FIRE RISK LEVEL HIGH FOR PEOPLE AND ANIMALS - 03/29/13 11:48 AM
People and Animals of Southern Black Hills Face High Wildfire Risk for 2013

State Fire Meteorologist Forecast Yesterday South Dakota's State Fire Meteorologist in Rapid City, Darren Clabo, declared the people and animals of the southern Black Hills face a "Well Above Average" risk this spring and early summer.
Meanwhile, all of us in the northern Black Hills around Rapid City, Piedmont, Black Hawk, and Summerset remain on "Average" alert.  That's fine, except I have the needles and thin branches from 26 large ponderosa pines laying on the ground as explosive tender.  We need to get that cleaned up … (0 comments)

rapid city: A 10-STEP PLAN FOR DISPOSING OF AGING PARENTS' POSSESSIONS WHEN SELLING THEIR HOME - 03/24/13 04:40 PM
A 10-step plan for disposing of aging parents' possessions when selling their home

When Aging Parents Sell Their Home Many of us have been through this process with our aging parents or an elderly friend.  They  want to know how to sell their home and downsize or move to a senior-living community, with no stress.  And often, much of the stress for an elderly person selling their home and moving is related to disposal of a lifetime of collected possessions.
We have found that if we can reduce the stress of disposing of these lifetime collections and possessions, and … (3 comments)

rapid city: INDUCTION HEARING LOOPS NOW AVAILABLE IN RAPID CITY & BLACK HILLS AREA - 03/23/13 10:11 PM
Induction hearing loops are now available for Rapid City businesses, homes, churches, restaurants and public buildings
Rapid City Retailer Now Installing Induction Hearing Loops A few days ago we wrote about the "new" induction hearing loop technology that greatly improves the sound-environment for a rapidly growing percent of our population.   I have a high interest in induction hearing loop technology for three reasons:
I have trouble with background noise, typical for my age and gender.
Many of my seniors real estate clients who are making a transition to a downsized home also have hearing issues.

Creativity, Science, and Public Speaking About 450 students in middle and high school came to Rapid City to display their projects and give a stand-up presentation of their findings to nearly 100 judges.  Topics included physical science, biology, engineering and social science.
Hopefully the Rapid City Journal newspaper and local TV stations such as KOTA and KEVN were able to stop by and feature some of the students' entries.

rapid city: HOW TOP REAL ESTATE AGENTS IN RAPID CITY USE THE INTERNET TO SELL HOMES - 03/19/13 08:26 PM
How do top real estate agents in Rapid City use the internet to sell homes?   ("This ain't your father's real estate!")

The Basics:  What Gets People to Buy Real Estate in Rapid City SD? Answer: "Buyers get buyers to buy homes."  What I mean by that is, in most every case when some one winds up buying a particular home it is very likely they persuaded themselves.  The most persuasive person to talk a buyer into making an offer on a home is that person.  In fact, many agents I know are careful not to "talk them in to" selecting … (0 comments)

rapid city: STAGING: "IF IT'S TRUE IT AIN'T LIE'N." - 03/18/13 11:06 AM
Isn't That a Quote Football Coach and TV Announcer Don Meredith was Famous for?..."If it's true it ain't lie'n."   Well, something like that, anyway.
"Staging:"  Somewhere Between Braggin' n Lie'n? I'm all-in for staging.  I help pay the cost of an initial consult by my staging colleague.  But, I've had some challenging reactions to "staging." The word, as much as the act.
I am a realtor in the ranching area of the Dakota's, having moved here 12 years ago from the east coast. I would describe the culture here as "proudly WYSIWYG." In fact, any one around these parts who isn't … (0 comments)

rapid city: I HAVE A MAP SHOWING WHERE -YOU- WERE IN 2010. - 03/17/13 01:30 PM
Because...I have a map showing where everybody was in 2010.
And Just How Do I Know This? Easy.  Remember the U.S. Census?  Last done in 2010.  The U.S. Census Bureau attempts to inventory every person, including where you live.  So any map that shows where every person's home is, would also show where your home is (plus 454,064,097 other people). Therefore, that map shows where you were in 2010, including all the homes in Rapid City SD.

WHAT Map?  Where Can We Get One of These? That's easy, too.  Mr. Brandon Martin-Anderson went to a whole lot of … (2 comments)

rapid city: ONE-LEVEL DOWNSIZE HOMES FOR SENIOR FRIENDLY LIVING - 03/15/13 10:04 AM
Here is an overview and list of our currently available one-level downsize homes for senior friendly living near Rapid City, SD.
Where Are the One-level Homes in Rapid City SD Area? We currently have an inventory of only 13 homes in the Rapid City SD area that fulfill our criteria for "Senior Friendly Living."  Most of them are east, north and northwest suburbs of Rapid City, which includes Box Elder and Black Hawk.  This is a low inventory for this time of year.  These downsizer homes are "flying off the shelves" this year.  I talk with a lot of … (0 comments)

Senior Friendly Living:  I Stumbled Upon Staying Young and Didn't Know It
My Accidental "Fountain of Youth" Now in my 60's, I feel younger than I did 13 years ago.  That's when we changed lifestyles from mid-Atlantic cities and stressful airports, to living on our own "Ten Green Acres."
Until now I hadn't thought about it much.  But after reading about a PBS special I reflected on various indicators I have discovered an apparent fountain of youth.  Here are some ways that I frequently enjoy a lifestyle more typical of men 10-15 years younger than me:
Stamina (lumbering all day, … (3 comments)

rapid city: LOSE THE MOOSE? CAST YOUR VOTES! - 03/06/13 12:59 PM

Jessi Hall at Veterans United Home Loans in Rocheport, MO posted an interesting question on G+ about displaying a trophy moose head inside a home for sale.  Jessi's moose is now famous, if not infamous.
Jessi drew lots of interestingly differing opinions, ranging from  H__L NO!  to  Yeh, man!
Most interesting to me is whether patterns of responses  align with the observer's perspective (e.g., male/female, rural/urban, stager/non-stager, etc.).
But, out of all the many differing responses, the one I liked best, and the one that I think says it all (for me), was this reported exchange between a homeowner … (2 comments)

Many Good Choices Consumers are fortunate to have around 250 real estate agents in the region of the Black Hills MLS.  We agents often comment among ourselves that many home buyers and sellers just don't realize how different we are...and how many unique choices you have to choose from.

rapid city: HOME-BUILDING AUTOMATION: IF HENRY FORD HAD BEEN A HOME BUILDER - 02/26/13 11:36 AM
Will home building automation convert the housing industry as if Heny Ford had been a home builder?
NPR Story About Automated Home Building  Don't know if this will ever help us sell real estate in Rapid City, but who knows?  This morning NPR's Morning Edition offered a story about a home builder that worked it's way out of the housing bust and downsizing by hiring more computers and fewer people.
But really now, is there a nail-pounding Ipad app?

Mid-Atlantic Home Builders and 84 Lumber According to the story, Mid-Atlantic Home Builders cut employees from 75 to 22 due to … (1 comments)

rapid city: MY FAVORITE SENIOR-FRIENDLY HIKING TRAILS of THE BLACK HILLS - 01/30/13 08:15 PM
These are my favorite senior-friendly hiking trails of the Black Hills
What is a "Senior-Friendly Hiking Trail"? I am over 55 (a-hem) years old.  That makes me a "senior*."  Bear in mind, though, one of the members of my seniors hiking group is 83 and she recently did Kilamanjarow in Africa.  One of our members runs marathons.  So hold yer snickerin' there, young fella.
Yet, still, most of our senior hikers need to be cautious when venturing on a Black Hills walk-about.  It helps seniors and their fellow family and friend hikers, to know which of the thousands of … (2 comments)

rapid city: WHAT IS IT LIKE TO LIVE IN PIEDMONT, SOUTH DAKOTA ? - 12/12/12 02:05 PM
What Is It Like to Live in Piedmont, South Dakota? The short answer is, Piedmont is a great place to live, play, learn, explore, grow, and still remain relaxed and safe.
Piedmont is a place where oncoming drivers wave at you.  Where shoppers in the checkout line at Haggar's Grocery turn to make eye contact, smile, and really do care about "How are you are doing?"  Where you can buy a bluetooth headset for your phone and hay for your horse at the same store.  Where the Postmistress at the Piedmont Post Office  knows you by name.  Where the GenPro Renewable … (4 comments)
