Both the Median Sales Price and the Average Sales Price for Wake Forest NC Real Estate decreased since the same time period last year.  The Median Sales Price decreased by -10.0% and the Average Sales Price decreased by -2.9%.

Wake Forest NC has a vast variety of homes for sale from Townhomes to Estate Homes!  There are different styles, sizes, and neighborhood locations available but two price points have consistently remained the most robust and those are the $200,000 - $299,999 and $300,000 - $399,999 price range.
There were 537 Active Listings on the Market in Wake Forest NC in February of 2012 which is down -32% when compared with February 2011.  Of those total Active Listings in Febraury 2012 close to half of them (48%) were within the $200,000 - $400,000 price point.

Clearly the market has become more active since the same time period last year in Percentage of List Price received, Pending Sales, both Average and Median Sales Prices are up and another great indicator of a rebounding market is the number of closed sales.
January 2012  had a +85.7% increase in Homes that Closed compared with January 2011.  It is important to keep in mid that the Days on Market though has increased.  So while the homes ARE selling it is taking a touch longer to get them under contract.  Patience is a Virtue!  There are currently 697 homes for sale in Wake … (0 comments)

Closed Sales in Wake Forest NC were down by -27.2% for the month of July, 2010.  While that may seem like a substantial drop in sales the overall year to date Closed Sales are up by 15.4%.

There was a 3.9% increase in the Inventory of Homes for Sale in Wake Forest NC.

Both Average Sales Prices and Median Sales Prices saw an increase for the month of July 2010.  Average Sales Prices increased 3.3% compared with July 2009 and Median Sales Prices rose 9.9% when compared to the same time in 2009.

Wake Forest NC Market Report for June 2010 June 2010 turned out to be an exciting month for Wake Forest NC Real Estate!  Overall, Closed Sales were up and Median Sales Prices were up and Median Sales prices dipped slightly when compared to June of 2009.
Closed Sales had a 41.6% increase jumping from 77 Closed Sales in 2009 to 109 Closed Sales in 2010. The latest statistics are out for the Wake Forest NC Real Estate Market! While Year To Date Statistics (2008 vs. 2009) show the Average Sales Price was down -11.3% from $323,015 to $286,403 the December alone statistic for 2009 is a much better picture with a 4.9% increase!  The 2009 Average Sales Price for the month of December was $303,135 compared to that of $288,895 in 2008.The following chart represents the December 2009 vs December 2008 statistics for:

Active Listings in Wake Forest NC are down in general from 2008 to 2009.  There is still a healthy supply of homes though in a variety of styles and price points.

 
As the year progressses we will see the Absorption Rate for Wake Forest also start to level off.  What is the Abosprtion Rate?  The absorption rate is simply the number of months it would take to sell the current inventory should no other listings come on the market.

Wow, 2008 was a crazy year and it is interesting to look back over the entire year and see the trends.  For Wake Forest, NC the number of Active Listings increased 23% from 2007 to 2008.  Of those Active Listings there was a substantial decrease of 30% in listings with a price point below $150,000.  The most substantial increase of 68% was recognized in the $800,000 and up price point.

The aborption rate (supply) remained steady for the 7th consecutive month in Wake Forest at 9.  Wake Forest currently maintains one of the highest absorption rates in the County along … (1 comments)

The number of Active Listings in Wake Forest comparing the current year to 2007 has had a minimal increase of only 2%.  This lends to the stabilized Absorption Rate that we are currently seeing.  See next graph.

 
 Wake Forest is STILL under that National Trend for our Absorption Rate.  We have maintained an Absorption Rate of 9 for the last 5 months.  It will be interesting to see where this trend goes going into the Holiday Season.  While many sellers and buyers shy away from the housing market during this time it is ironically one of the best times … (6 comments)

The number of listings has continued to increase in Wake Forest over the last few months.  There is an overall 8% increase comparing 2007 to 2008.

Even with the increase in the number of listings Wake Forest, NC maintains a lower than national average for our Absorption Rate.  We have remained steady the last 4 consecutive months at 9.  The national average absorption rate is 11.  For more information regarding Absorption Rates and how they affect you whether buying or selling a home please email me.

July 2008 saw a decrease in the number of listings available in Wake Forest from June 2008 to July 2008 however Year to Year saw an overall 14% increase.


Wake Forest has also held steady with their absorption rate at 9 for two consecutive months.  We are still trending lower that the rest of the country.

And, finally, Wake County maintains healthy sales in all areas and continues to out-perform other parts of the country.  Wake Forest holds a very respectful 13% of total sales in Wake County.

As is the trend in most of the country our Active Listings in Wake Forest are up.  As indicated by the chart below listings are up 25% for Wake Forest.

The next chart will help you to visualize the month to month trend from January 2008 through June 2008 of active listings in Wake Forest.  While the trend overall for the year may be up there does not to appear to be any wild fluctuations from month to month.
