(Reuters) – Consumer sentiment rose to its highest in six months in early December due to an improving outlook on the economy with the jobless rate falling to a 2-1/2-year low in November.
Reduced consumer pessimism should reduce jitters about a pullback in consumer spending which could tip the U.S. economy into a recession.
“Consumers have been slightly more upbeat in December as numerous economic data points have surprised to the upside, providing some relief,” said Jim Baird, chief investment strategist at Plante Moran Financial Advisors in Kalamazoo, Michigan.

Most real estate professionals always advise sellers to list their homes during the holiday season rather than waiting, citing more serious buyers and less competition among properties, according to a recent survey from Realtor.com.
The property search site’s Holiday Home Selling Survey gathered responses from 429 real estate professionals surveyed online between Oct. 26, 2011, and Nov. 8, 2011. The “holiday season” was defined as Nov. 23, 2011, to Jan. 2, 2012.

According to a release today from The National Association of Realtors, the Housing Affordability Index reached a new all-time record high of 197.8 in October (see chart above).   Based on the hypothetical purchase of the median-priced home of $161,600 in October, financed at the average mortgage rate of 4.32% (with a 20% down payment), the median family income of $60,871 was 197.8% of the $30,768 income required to qualify for the financing and the $641 monthly payments (principal and interest).

(Bloomberg) — The U.S. economy may end 2011 growing at its fastest clip in 18 months as analysts increase their forecasts for the fourth quarter just a few months after a slowdown raised concern among investors.
Economists at JPMorgan Chase & Co. in New York now see gross domestic product rising 3 percent in the final quarter, up from a previous prediction of 2.5 percent. Macroeconomic Advisers in St. Louis increased its forecast to 3.2 percent from 2.9 percent at the start of November, while New York-based Morgan Stanley & Co. boosted its outlook to 3.5 percent from 3 percent.

AP, WASHINGTON — The latest evidence that the economy is making steady gains emerged Friday from a gauge of future economic activity, which rose in October at the fastest pace in eight months.
A string of better-than-expected economic reports this month has led some analysts to revise up their forecasts for growth. Still, they caution that their brighter outlook remains under threat from Europe’s financial crisis.

Fiserv, Inc. has released an analysis of home price trends in the US and finds that home prices in 372 of 384 metro areas are projected to rise in the next 12 months.
“Housing affordability has improved dramatically because of declines in both prices and mortgage interest rates,” said David Stiff, chief economist at Fiserv. “The monthly mortgage payment for a median-priced single-family home is now $700, compared to $1,140 in 2006 — a decline of nearly 40 percent. Although the final numbers are not released, the early indications are the “Under Contract” homes in Maine have improved by 17% versus October 2010.  This is a good sign for Maine Real Estate.  The current numbers available actually show a healthy increase in unit volume under contract.  While the data is still not officially released by the Maine Association of Realtors, this analysis is a good early indication of the Real Estate Market activity in Maine.
